Inefficient, unresponsive, not worth the cost 1/19/2012

I am a homeowner and I have been completely dissatisfied with Rathbun as a management company. They are consistently late sending us the rent, they make errors such as charging us twice for repairs, and when they do make an error you can count on having to call them multiple times before it is corrected. We had a complaint about our rental property from a neighbor, and it took us a month of phone calls to Rathbun before they did anything about it. They seem not to care in the least about the quality of their service. I would not recomment them to anyone, homeowner or renter. Terrible, inefficent, horribly unresponsive company. more

This company simply doesn't bother to respond to phone calls or emails from their homeowners. They are consistently late with their payments of rent to the homeowners, and they make errors in bookeeping such as charging twice for repairs. And when they make mistakes you can count on having to call multiple times before it is corrected. I received a complaint about my rental property from a neighbor, and it took me a MONTH of phone calls before Rathbun did anything about it. I couldn't wait to cancel this contract. Now that I have, I've been waiting nearly two months to be paid the final month of rent and my deposit for repairs that I am owed. They are at best incompetent, at worst negligent. I simply cannot believe that a company this inefficient and unresponsive could last this long in Tucson. I would not recomment them to anyone, renter or homeowner. For the amount of time that you will spend running after them, you may as well have done it yourself. Terrible company. more

Unprofessional & Unfriendly 1/6/2012

We have been very disappointed in this company. We have only rented since July of 2011, and have had nothing but problems from Rathbun. When moving into our house, Rathbun knew absolutely nothing about our house, whether the washer/dryer hook-up was gas or electric, where the post-office key was to name a few. Upon seeing scorpions in the house and garage we asked about it, and they agreed to a complimentary scorpion spray. We filled out a work order for it, but it did not ever get done. Recently we returned home to find one of our windows broken. After filling out a work order, it took over 3 weeks for them to even get back to us, and now they are refusing to fix it and will likely take it out of our security deposit. Whenever we have called them asking about something they have acted snooty and judgmental, something I would never expect from a company. I don't know anything good that they actually do, except take your money and keep the owners happy. I will never deal with Rathbun ever again! more

The most unprofessional company I have ever dealt with 1/2/2012

I've only been with Rathbun since May 2011 and I have found they mislead you, give you bad information, and do not return phone calls or emails. The person who signs you up promptly turns you over to someone else then won't or can't answer questions once a tenant moves in. They delayed remitting my rent one month then claim they lost my direct deposit information the next. The tenant they picked for my home lived there for only 4 months, only paid three months rent and I found out they had been evicted by the person who lives next door. I live over 500 miles from Tucson and they pretty much have me by the ""you know whats"". Next time I call I'm going to ask to speak to the dog..... \r more

I have been a tenant with Rathbun for 4 years and we have been nothing but pleased with the attention to detail and professionalism we have experienced with Rathbun. Just recently our heater went out over the coldest weekend we have had this winter so far and we were very worried we would be without heat for a few days. We called rathbun as soon as we found out it wasn't working anymore and they sent someone out right away and had it taken care of! I am always confident that any issue we have in maintaining our house will be handled as soon as possible. It's nice to not have to worry about how long we are going to be without something so essential as heat or anything we need taken care of. I am extremely pleased with Rathbun and would encourage anyone looking for a beautiful house to call them! I realize that most review sites are focused on the negative reviews, that is why I wanted to share my story! Thanks Rathbun! more

VERY PLEASED! 12/1/2011

When I found I could not sell my house because of the poor economy, I decided to shop around for information on property management to use the house as a rental until the market changes. One of the things that led me to Rathbun Realty was the great reviews I read. I'm happy to say going with Rathbun was a very good decision and I hope by writing this review, it may help someone else make the best choice for them. Disorganized, rude, and want your money 11/15/2011

I am a tenant currently renting from Rathbun Realty. I have rented many times and have never dealt with such horrible service. The day before I moved in they called late in the evening to ask us to postpone our move because they needed to still fix things. They call EVERY month to tell me they have never received my check, when they have misplaced it EVERY time, because I have paid it early and on time. They called and told me that they would be inspecting my home from 9am-4pm. I stayed home all day to be greeted by a repair man that said he had to fix my outlets, when I never approved of a repair man to fix my outlets...they then charged me a $50 fee for sending a repair man out?? AND i got to waste my whole day off waiting for NO home inspector. They charged me $80 for making an ""unnecessary"" work order for complaining that my washer takes 20 minutes before it starts. I moved into my home in May, when inspecting the house I asked how to work my heater, and work the alarm system the inspector said ""I don't know"" It is now getting 40 degrees at night and I live in a house built in the 1930's..I called to ask how to turn on heater, woman was very rude to me told me to file work order and I would get help within 24 hours....48 hours later I called again they said they didn't get my work order (even though I got a verification email saying they did) and to resubmit one. ONE WEEK LATER I called and asked them to please show me how to operate my old gas heater they said they would only if I would pay. Pay for something that their poorly educated staff should have showed me on day one. DO NOT EVER rent with Rathbun Realty. They are rude to their customers and so disorganized! more

Go with Rathbun! 11/1/2011

I've had Rathbun Realty manage my house for the last 2 years. I'm extremely happy with how wonderful all of the staff members have treated me when I've called with questions. When I entrusted Rathbun with my house, I was very impressed with the fact that they had a tenant in there within a couple of weeks. I'm very glad that I chose Rathbun Realty, and I recommend them to anyone out there. more

Pleasant & Hard Working 10/17/2011

I have rented through Rathbun Realty for almost a year. It's time to sign my renewal lease and I want to tell everyone that I'm re-signing without a question.\r \r It was very smooth getting into the house and everytime I've requested work to be done, they respond very quickly. \r \r I've read some of the other reviews and have to say some people are seriously just being mean. The staff there have always admitted if there was a mistake & fixed it promptly. They are very pleasant to talk to & treat you like someone important...not just another house.\r \r So, I'm definitely going to sign a new lease. I look forward to everything to come with them. Rathbun truly has great employees. more

Bad for tenants and owners 10/17/2011

I'm a tenant at Rathbun but I'm also a lawyer. This is a terrible, terrible company. They have treated us tenants poorly and have no regard for professionalism or ethics. As other reviewers mentioned, their customer service is horrible, on a good day. The work they have done at the house leaves much to be desired. It is overpriced and low in quality (the perfect recipe for saving the company money) and demonstrates a lack of respect both for the owners and for the property being managed. The company staff members also like to throw around statutes and a low level understanding of landlord-tenant law which is really problematic. They've been advised to stop giving legal advice, especially when it's wrong, but that hasn't deterred them yet. For anyone interested, there's a trial being held on December 13, 2011 in Judge Villareal's courtroom in the Pima County Superior Court in a case where a former tenant has alleged mistreatment by Rathbun. Some of the documents are available for free online but all are available at the Superior Court (copying fees apply though). more

The company's main concern is for its profits, not for the properties or the owners or the tenants. On the tenant side of things, their service through Sonoran Maintenance is slow and shoddy and often needs re-repairing. The people who answer the phone are unhelpful when they're at their best. Their tenant handbook conflicts with their lease agreement and they hold very firmly to the idea that ""if it's not in writing it doesn't exist"" so they will often make promises on the phone or in meetings with you only to deny it all later. On the owner side of things, Rathbun overbills for services they've never actually done and for services they failed to do right the first time. As an example, Rathbun billed the owners of one house for over ten hours of cleaning that never took place (at $32/hour, by the way) and have refused to give the owners a copy of the contract the owners signed even though the owners have asked for it repeatedly. No matter whether you're an owner or a tenant, this company is not the company for you. They have a high volume, profit driven business model that lacks respect for the tenants, the owners, the homes, and the law. Avoid them if you can. more

GO ANYWAY BUT RATHBUN !!!!! 9/29/2011

I am like so many who have reviewed Rathbun Realty..very bad experience as a home owner. I had them lease my home and found out to late that to many people had been living in my home plus there were only supposed to be 2 small dogs. Upon these people moving out I found out they had 6 dogs and 2 cats and what a mess they left in my home. It was so bad the carpets in the living room had to be removed and I had them replaced with tile and that all came out of the renters deposit, but there were so many other things that were wrong and never got fixed. One was a 500.00 Security door that was hit many times with a sludge hammer, I was told that would be fixed and my common wall between me and my neighbor would be fixed where the renters let their pool water out and washed the bottom out of the wall. Theses were never fixed, and what they did fix looked like little kids did the job. After the new renter moved in Rathbun discovered that the carpeting in the bedrooms were smelly from all the dogs and cats and had them removed while the new renter sat with the carpet layers from 8pm until 3am until they were done, because all the renters things were in the house already. Rathbun didn't call me to ok the 1400.00 new carpet charges and it is in their contract that I signed with them anything over 600.00 has to have my approval. But I guess I should have read the fine print in there contract....the contract with them wasn't to expire until 2050....that's right ""2050"" I will be dead by then. So many other things happened to me that I had to let them go and am now with someone else. Others have stated how they never got their calls returned, this is so and emails never get read, letters go in the trash, nothing you do, say or write to them goes anywhere.\r I would advise going to another management company and save yourself a lot of grief. To bad Rathbun keeps on getting away with all this, we need to ban together and get a class action going against them, thats the only way to put a stop to this, advise from my lawyer. Thank God I had friends and family to keep watch over my home and good friends to do some of the work when it needed to be done. Thanks to Gary Antonick for all his work as a landscaper and all around handy man to fix things right. Look him up if you want things done fair and right. more

Excellent service, helpful people 9/26/2011

Property management has been a term that has scared me for years. When I found out that was being transferred to Dallas, I was overwhelmed with a sense of panic. I started asking around for recommendations on how to rent out my house. A friend of mine mentioned that he and his wife had purchased a house in Rita Ranch about six years ago. He also got transferred out of town, but ended up back here last year. They rented their house out through Rathbun Realty and had nothing but good things to say about them. I took his advice. I am now in Dallas and Rathbun has been managing my house for the last six months. They had tenants in just two weeks! The women in maintenance were so helpful with getting the house ready, and everything has run smoothly since. Rathbun has my recommendations to everyone! more

If I could give them 0 stars, I would. Their customer service is abominable. I've been in their office and watched them lie to tenants on the phone saying, ""No, So-and-so isn't here"" when she's standing right there. I've watched them hang up on tenants and then say ""Our system drops calls after 5 minutes"" when the tenant calls back. Their staff are rude, unprofessional and poorly trained. Maybe they're well-trained to be rude and unprofessional. Who knows. The company has also been sued as far back as the 1970s for shady practices like failing to disclose property defects they knew about to owners. Most of their maintenance staff are great, but they're only able to do what the company authorizes them to do, which is often slipshod and cheap work that cuts corners to save money at the expense of quality. Repairs that have been ""completed"" have repeatedly needed to be re-done because they were done too cheaply and quickly the first time. Their procedures seem strict but aren't actually followed. Their timeline of 24 hrs for important repairs is more like 4-5 days and if the repair isn't an emergency you could be waiting weeks. Their response will be to tell you that they manage hundreds of properties and have too many to be bothered by just you. If you do rent with them, document everything from start to finish because they routinely ""forget"" about conversations they've had with you or remember things very differently than you do. more

It's your money 8/21/2011

Now I 'm going to be fair with this review since I have read many good and bad ones. Not only on City Search but on Yelp which miraculously disappeared in the last few weeks? It led me to believe that some reviews/profiles are fake and possibly could be created by Rathbun themselves in order to glamorize their business. We recently rented property through Rathbun and our only complaint is the customer service. When going to their office to sign the contract we immediately saw our assigned property manager outside smoking a cigarette. She saw us pulling up then immediately went inside and hid in her office for whatever reason. I felt that maybe it had something to do with Rathbun's image? Who knows? We then entered and weren't really greeted the way customers should be greeted. The gentleman who helped us at the desk never smiled or anything, he just pick up the phone and instructed us to go in another room while he gets us the property manager. Instead he had a secretary help us when going over the contract etc. We were fine with her helping us, it's just that there's this negative energy we felt immediately from this place. I have seen the commercials and just felt that there's this toffee-nosed manner these employees have. We then left feeling uneased by their service. However they are the Realtor's who was selected for the property so what could we do? After the move in we had some minor issues We never got a copy of the contract since the property manager didn't sign it yet. And we had some misunderstandings with the utilities and some maintenance work that needed to be done. The issues were resolved but I can tell you this right now. Be prepared to wait (and if you?re reading this Rathbun) I highly advise to implement a turnaround time for you to return calls within a reasonable matter. Even if you may not have an answer, you can call as a courtesy. I'm sorry that's just flat out rude, especially when your A.C has been out all weekend. I think from experience, overall they could care less about their customers and more about the money. And I hate to say this but definitely won't recommend them based solely on their customer service. thumbs down more
