Don't use this company. My pool was allowed to go green with algae & they deny their own neglect. You should see the pictures. Believe those people who say don't hire Rathbun - recent very large judgment against them. more

It is obvious that Rathbun is writing the positive tips on this website. They are the worst company in Tucson. Please, please, please do not trust them with your property. They have broken their agreement with my wife and me multiple times. It has been over a month and we still haven't received our last rent payment and our house is still left completely trashed. Brand new carpets ruined, broken windows, landscaping ruined. This company forced us into a short sale and possibly a foreclosure because every month there was a $300-$400 repair needed. We believed the comments on this website a year ago, and that was a huge mistake. Read the real comments here, all the ones that tell the truth about how they abuse their side of the contract. The only thing left to do is seek legal action against them because they will not repair and give us our payment. I can't believe a company like this exists. more

I own 2 houses and have had Rathbun manage them since 1999. They have always been professional and prompt. I don't have to sit and worry about what is happening with my homes because I know that they are taking care of everything. They send me regular reports and statements to let me know how the tenants are and how they are taking care of my houses. I really appreciate the excellent service I receive from them. more

I can't thank Rathbun enough for everything they've done for me. I became a tenant at the beginning of this month, and just in time for my birthday. Do not let Rathbun rent your home, especially if you live in Oro Valley! They do not disclose that they do not SHOW your house. Instead..they make potential renter's drive 25 miles to get the key, show themselves the house (unescorted) and drive all the way back to return it. They claim they check on the house after a showing...but they do not...they have no interest in driving to Oro Valley. Someone looked at our house and left EVERY light on...after 2 months..our power bill was insane and our neighbor finally got involved to inform us of this. We fired Rathbun and were able to rent the house, on our own, within 2 days. It took Rathbun 1 1/2 months and after 7 e-mails to finally come and get their sign and lock box. They still owe us money and our 2nd key...and No one EVER responds to e-mails or calls! All I can say is....DON""T DO IT!! We talked to people who wanted to rent the house that they were put off because they went back down to return the key and were told it was the end of the month and they were to busy to have anybody discuss lease terms! CRAZY!!! I am required to put atleast one star in this rating...but I do so under protest! more

Rathbun has been a blessing to my family. We recently had to move our children to a different school district but did not want to get rid of our house. We have let Rathbun rent our home and we now have amazing tenants who take care of our property like we would. We receive our monthly rent and don't have to worry about anything else. I appreciate everyone at Rathbun for making my family and I feel comfortable knowing our house is in good hands!! more

I have been a very happy tenant of Rathbun for 6 years. They have always been helpful and respectful. When there are issues with the house, they have someone out there to assess and fix the problem. No having to wait weeks on end trying to figure out what is going on. The staff is very professional, and I enjoy walking into the office to drop off my rent check. I've been with Rathbun for years as a renter. I would never go anywhere else. I've always felt like a person and not just another number to them. When I've asked for help with getting things fixed in my house, like the A/C or my faucet leaking, they did it. When I was between jobs for a period of time, they were understanding and fair. This is a company I would suggest to anyone to rent from. more

Rathbun helped me through a very difficult time. When I had to suddenly move out of town to help family members, I was left with a house that needed managing. The staff was supportive and positive. They made the transition so much easier for me. I knew I didn't have to worry about my house, and that I could focus my attention where it was needed the most. To this day, they still continue to take care of everything for me. I am so thankful that I made that call to them. more

In the last 6 months I've only received my rent check on time ONE time. I received NO deposit to my account in November and NONE in March, and since October every rent check has been paid to me by Rathbun OVER a mont late even though they say the tenant is paying on time. They REFUSE to respond to emails and they charged me $370.70 for something and won't tell me what it was for. The tenant killed a tree and a shrub and I was forced to pay $324 to have them removed. The tenant has broken doors & locks & Rathbun wants me to pay to repair them. When Rathbun repairs something they add an additional fee that goes directly to their bank account. When they take too long to do something they complain that they're too busy. How awful that they have to much business and are making too much money but won't hire adequate staff to complete the work in a timely manner. Only hire them if you want to throw your hard earned money into their bank accounts and you don't want your phone calls or emails returned. more

I have been a tenant with Rathbun for 4 years now. They have always responded to my work requests in a timely matter and have helped my family through some tough times when the economy went down. The home I am currently renting is no longer going to be available for rent so I can not renew my lease which ends soon. Rathbun has already helped me find another home to move into and the process has gone extremly smooth. I could not think of renting a home through ANY other company! more

I am a tenant currently renting from Rathbun Realty. I have rented many times and have never dealt with such morons, here are a few examples: 1.) The day before I moved in they called late in the evening to ask us to postpone our move because they needed to still fix things. 2.)They call EVERY month to yell at me for not paying my rent, when they have misplaced it EVERY time, because I have paid it early and on time. 3.) They called and told me that they would be inspecting my home from 9am-4pm. I stayed home all day to be greeted by a repair man that said he had to fix my outlets, when I never approved of a repair man to fix my outlets...they then charged me a $50 fee for sending a repair man out?? AND i got to waste my whole day off waiting for NO home inspector. 4.)They charged me $80 for making an ""unnecessary"" work order for informing them that my washer does not work. 5.)I moved into my home in May, when inspecting the house I asked how to work my heater, and work the alarm system the inspector said ""I don't know"" It is now getting 40 degrees at night and I live in a house built in the 1930's..I called to ask how to turn on heater, woman was very rude to me told me to file work order and I would get help within 24 hours....48 hours later I called again they said they didn't get my work order (even though I got a verification email saying they did) and to resubmit one. ONE WEEK LATER I called and asked them to please show me how to operate my old gas heater they said they would only if I would pay. Pay for something that their poorly educated staff should have showed me on day one. Turns out, I called a man to come look at it and he said it hadn't been working in years & if i attempted to light it how the lady told me to I would have blown up the property. My rental agreement states I have a working heater= FAT LIE. 6.) My house lost power everywhere except in the living room over the christmas holiday season. It took them three days to send someone to fix it...it was apparently nothing ""urgent"" 7.) The heater broke and I could see my own breath inside my house, when I called and told them how cold it was because our 'new' heater was not working a lady responded with ""well my house is cold too..."" then they decided to close up shop for 4 days in a row and neglected to tell me that after calling them 5 times in one day because they ignored the issue with my heater. This important message about their office being closed was not on their answering machine and I drove down there to see why no one was answering my calls and figured this out & I had to call someone to fix the heater myself. If these stories don't make you change your mind about Rathbun then I don't know what will. I am truly amazed at how fast Rathbun was able to rent out my house. Within the first couple days they had it advertised with pictures on a few websites & the sign was up in the front yard. It was rented within a week & half! My last management company took 3 months to find renters! Seriously impressed...Great job Rathbun! You've already lifted a huge weight off my shoulders. more

I recently got transferred to the Tucson area. Rathbun worked with me by email to help me locate a home near enough to base for an easy commute. When I came to town to view properties and only had a couple days to look, they even offered to meet me after their normal working hours to show me some of the homes. They made what could have been a very trying time as easy as possible for me. THANKS RATHBUN! more
