Now I 'm going to be fair with this review since I have read many good and bad ones. Not only on City Search but on Yelp which miraculously disappeared in the last few weeks? It led me to believe that some reviews/profiles are fake and possibly could be created by Rathbun themselves in order to glamorize their business. We recently rented property through Rathbun and our only complaint is the customer service. When going to their office to sign the contract we immediately saw our assigned property manager outside smoking a cigarette. She saw us pulling up then immediately went inside and hid in her office for whatever reason. I felt that maybe it had something to do with Rathbun's image? Who knows? We then entered and weren't really greeted the way customers should be greeted. The gentleman who helped us at the desk never smiled or anything, he just pick up the phone and instructed us to go in another room while he gets us the property manager. Instead he had a secretary help us when going over the contract etc. We were fine with her helping us, it's just that there's this negative energy we felt immediately from this place. I have seen the commercials and just felt that there's this toffee-nosed manner these employees have. We then left feeling uneased by their service. However they are the Realtor's who was selected for the property so what could we do? After the move in we had some minor issues We never got a copy of the contract since the property manager didn't sign it yet. And we had some misunderstandings with the utilities and some maintenance work that needed to be done. The issues were resolved but I can tell you this right now. Be prepared to wait (and if you?re reading this Rathbun) I highly advise to implement a turnaround time for you to return calls within a reasonable matter. Even if you may not have an answer, you can call as a courtesy. I'm sorry that's just flat out rude, especially when your A.C has been out all weekend. I think from experience, overall they could care less about their customers and more about the money. And I hate to say this but definitely won't recommend them based solely on their customer service. thumbs down more

If you rent from here, expect bad customer service and your deposit will not be returned regardless of the condition of the home when you move out. All these people want is your money and your deposit. Customer service is not in their vocabulary. Good luck getting a call back. I imagine they only call you when the rent is late. \r \r First it took them 3 months to fix the stove. The same stove that they signed off on and said it was working a few days before we moved in. I kept on calling them and they said the part was on back order from the appliance store. I called the appliance store and the part was in stock. Once I called them on it, they were out by the end of the week. I person that was fixing the stove even made a comment about how bad they are and they do that stuff all the time in the hopes that the tenant forgets about it or fixes it themselves.\r \r Once we moved out, we spend a lot of time cleaning rooms, carpets, floors and tiles. It was cleaner than when we moved in. They still charged $275 for cleaning. They charged us $300.00 for cleaning the yard when all they did was trim the dead tree in the front yard that I told them to remove.\r \r Renting from them is a mistake unless you don't care about customer service and throwing away your deposit. more

Rathbun do not return calls 8/15/2011

One of the biggest mistakes I made was to let Rathbun rent my house. They never return phone calls. They are very intimidating. Any repairs that come up are not reported to homeowner. (price). I've been with them for 2 months and have had nothing but grief. No one knows what's going on. If I ran my business like Rathbun I would have no customers. I would'nt recommend them to my worst enemy. The company is ran by incompentants boobs. The other person is right. You need to get a lawyer to inturprut what the contact means. I wished I never saw the commercial on T.V. Shame on k-gun 9 news to let these people advertise. more

DO NOT RENT FROM THEM!!!! 8/13/2011

Do NOT rent from Rathbun Realty, and if you do DOCUMENT EVERYTHING! We lived in one of their rentals for a year. The house was great and the price was exceptional, however the drama we dealt with was not worth re-signing a lease. First, they do not have an emergency phone line, so when we returned home from a two week vacation (on a Saturday evening) and discovered that our main water line had broken we had to wait until Monday morning to inform them. This meant no running water until Monday night. Their solution? Contact a licensed contractor next time and they would reimburse us (which they would not legally have to do). Second, when our swamp cooler broke, it took them six weeks to fix it. Leaking kitchen sink into our cabinet? Over two months (and then they tired to charge us for damage at move out). Third, in the final month we lived in the home we received request for them to show our house to prospective tenants. Because we have dogs and I do not feel comfortable with strangers going through my home when I am not there we offered for them to come over any evening after work. However, this would have required one of their employees to work late, so they decided instead to serve us with papers to force their way into our home. Meaning I had to take time off of work to let them into our home. Fourth, when we moved out we were charged $1900 for repairs. Including over $800 for painting due to cigarette smoke damage...only WE DO NOT SMOKE!! After multiple attempts to work something out with them I was forced to take them to small claims court...what a headache! I was lucky enough to have free advice from an attorney otherwise it never would have been worth it. Luckily, I was awarded the majority of my deposit back...it just took 6 months! Overall, Rathbun treated us with nothing but disrespect during our time there. I even overheard them calling me names, including ""little b**ch"" while at their office. I would highly recommend to anyone to avoid renting from them. However, they offer nice places and cheap prices (which they will raise on you every year) so, if you decide to rent from them DOCUMENT EVERYTHING!! It's the only thing that saved me in court! more

I have rented with Rathbun Realty for 2 years now! When i saw these reviews I was instantly shocked!! I have never had a problem with them! I have rented at a lot of different companies before and never have been taken care of like i have been there. Reading all of the negative things on here makes me think they must be super difficult people. you know there are always those who think they are entitled to the world! Its a shame! Rathbun has been more than wonderful to my family! We needed to move in to the house a few days early due to a unexpected trip out of town and they did everything possible to get us in early! It was so nice they even made sure the cleaners came out earlier than scheduled! If you are looking to rent go to Rathbun! Don't let negative people discourage you! -Jill more

Happy New Tenant 7/26/2011

I just started renting with Rathbun about 3 weeks ago. Not only did they have a really nice house that I could afford, but they got me moved in very quickly. It was a quick move for me & my family & I can't believe how smooth things have gone. The house was clean & move in ready. When I picked up my keys, they gave me a form to fill out within a week & bring back of anything I noticed about the house that wasn't right. A WEEK! The last place I was at walked through the house with me, I missed a few things & they told me I should have caught it at the walk through. How discouraging. Anyway, I hope the rest of my rental experience with Rathbun stays the same! more

Rent from another place 7/15/2011

I just moved out of one of their rental houses. The guy that answers the phones is very rude and difficult to deal with. They were supposed to let me know when they were doing the move out inspection and never called. I called several days after I moved out to ask about it and they said it was already done and they couldn't tell me anything over the phone. This was nearly a month ago and I'm still waiting for the move out report, which they supposedly mailed and I haven't received yet. I'm also still waiting for my security deposit back. I've lived in many rentals and never had to deal with such a bad company. more

I have interviewed a lot of companies to manage my home and this is the only one that answers their phone! One of their agents came over the same day I called, I liked her honesty and feel like she was forthright about the house and the rent I could expect. I like their contracts and I like that they are pretty srict collecting rents. They just called me today (on Sunday!) and let me know my house rented and it has only been on the market a few weeks! So far so good! more

I had to move out of the country for work and I could not sell my house. Debbi came over, sat down with me and went over their services. She was very professional and I signed up with them. They kept me costs down and rented the house to good people. I like knowing I can trust someone while I am away to take care of things for me. more

Ridiculously horrible and a pain in the ass! 6/5/2011

I lived under the strains of rathbun for 11 awful months. The company is a bunch of low life, disrespectful, and cut-throat morons. Please read the other 1 star reviews, for they are all real and true experiences.\r \r When we had our first inspection, we received a notice defining the date and time of the inspection, along with a disclaimer stating the if we, being the tenants need to reschedule or are not present for the inspection, there will be a $50 rescheduling fee. Day of inspection, I received a phone call from the inspector. She said that she had to reschedule due to a higher priority and wished to set a new date and time. Now because my 2 roommates and myself work full-time jobs, this wasn't an easy of a task as the inspector planned. I told her that I'll have to get back to her the next day to DISCUSS the new date and time. Well guess who shows up the very next day at 7:30 a.m.? That's right, the inspector showed up unannounced, unexpected, and very unwelcome. She proceeded with the inspection anyway and was very rude by making comments that didn't deal directly to her job. She was a very cynical old bitch who needed to chew on a bar of soap. While roaming around the house, she was taking pictures; nowhere, and I mean NOWHERE does the lease state that pictures will be taken. When asked why she was taking pictures, she got defensive and said that it was her job to send them to the owner of the house. She then left about 20-25 minutes after her arrival. Ultimately, where is the justice? If we, again being the tenants, cancel, we are charged a $50 rescheduling fee; however, if the other party cancels, it's no big deal. Very not cool!\r \r During the last months of our purgatory, I received a phone call from Rathbun saying that the owners are moving back to Tucson and would like their house back, my roommates and I hastly said, 'YES'. We here scheduled to move-out in June of this year, but we got out in May. Now here's where crap hits the fan. We put down $1475 for our security deposit, yes, one thousand four hundred and seventy-five American dollars. Anybody who rents homes should know that that is a large deposit. Our exit inspection was scheduled for May 2nd, sadly, we couldn't attend due to work taking presidence. Now if the Realty company was smart, they would've done the exit inspection with us. I will not disclose the reason because if Rathbun Realty really does read these comments, I don't want them to to get any bright ideas and make an effort to keep their doors open. I'm really hoping one day, their office closes down, and Bette Rathbun goes broke. Keep in mind my readers, that we were still under agreement with them when they commenced the inspection. Therefor, any damages or such, should've been brought to our attention before they decided to go about said ""repairs."" Oh, by the way, our deposit WAS NOT ENOUGH TO COVER THE REPAIRS NEEDED, and we now owe these crooks $837.\r \r Lastly, I want to put the staff under the spot light. One of the receptionists, Ken, is a jackass. I spoke with him on multiple occasions to they to speak with Casey, who is the office manager from what I was told. Ken told me on these multiple occasions, that he would have Casey call me, she never did. When I called the office and spoke with Ken on Friday, June 3rd 2011 to discuss my ungodly bill due to these slum lords, he had to nerve to try to interrupt an speak over me. When I demanded receipts and other proof of these alleged charges, Ken said, 'It needs to be in writing.' When asked, 'Why?' He came back with, 'That's just the way it is.' What a fu*@king moron! It's in the Landlord Tenant Act, and all you have to say is. 'That's just the way it is.' Way to be knowledgable about **LAWS** THAT ARE DIRECTLY RELATED TO YOUR JOB!!!\r \r Save yourself the time, money, and headache. Look somewhere else, and spread the word! more

We had hired Rathbun based on reviews in City Search, but it's truly one of the worst management handled companies my family and I had ever had to deal with. I do not want to write a saga of what happend, as I dont want to waste any more time on them. However, IT'S IMPORTANT FOR ME TO MAKE SURE ANYONE WHO ATTEMPTS TO HIRE THIS COMPANY WILL TRULY REGRET IT!! ABSOULUTELY HANDS DOWN, THE WORST FOLLOW UP I HAVE EVER SEEN. NEVER A CALL BACK, NEVER AN EMAIL. I WAS THE ONE HAVING TO CHASE THEM DOWN. NO ONE EVER KNEW WHO WE WERE OR EVEN CARED. THEY ALWAYS PRE-SCREENED CALLS; AND OF COURSE WE ALWAYS GOT THE WHEN SHE IS ON THE PHONE OR OUT OF THE OFFICE. more

...HONESTLY WHERE DO I START WITH THE HORROR????... I want to start first off by saying.. in my opinion, ALL OF THE POSITIVE REVIEWS on this listing.. are phony.. the staff is on here all day (because they do nothing else) writing positive reviews to make the company look better and they are getting paid by our hard earned rent money do so!!.. LETS BE SMART FOLKS... they are trying to scam you before you even walk through their door!! Ok so where do i start. ... It was all positive and sunshine and flowers when you walk in that door all up until you get the keys handed to you. Once we moved in everything was dandy.. until I realized we didn't have any garage door openers, nor mailbox keys. It took 2 or 3 weeks to get the garage door openers, and I got tired of running to the post office to get my mail. So I got the Mailbox re keyed at my own expense. I LATER FOUND OUT THE REASON FOR ALL THIS TINY FIASCO WAS BECAUSE THE COMPANY DIDN'T EVEN NOTIFY THE OWNERS THERE WERE TENANTS, THEY WERE TRYING TO POCKET THE FIRST MONTHS RENT!!!(according to the homeowner) So during the monsoon season, as expected, strong winds and heavy rain, no big deal. Until our back fence, and side fence blew into the neighbors yards!! NEIGHBOR DOGS WERE RUNNING IN MY YARD!! So of course in that moment, we as well as the neighbors propped the fences up and planned on getting them repaired that Monday after contacting Rathbun. Also on this stormy day our extremely large mesquite tree split in half and covered half the road and the neighbors yard, since the office was closed we took several hours chopping up this tree and getting it out of the street and yards. Come Monday a phone call as well as an email with pictures attached with the damage were reported. ... I WAITED AND WAITED AND WAITED for a response. Called again a week later, then 2 weeks later, and so on, by this time i noticed the roof leaking, and noticed other minor issues with the home. I finally (2 months later!!!!!!) got a response not from the business but the owner, he knocked on my door and said he had just heard of the damage which needed to be fixed.. I find it appalling that the business was so neglectful, not even responsible enough to notify the owner 2 months later.. Of course the fences were fixed after this, the tree had already been chopped and trashed. Thanks to the owner for at least fixing the fences, and attempting to fix the leaking kitchen sink drain... This leaky kitchen sink drain was the other ""minor issue"" .. it was mild at first, but several months later it was pretty bad, i got tired of emptying buckets every day, and of course I made a second, third and fourth report about this, it took another MONTH to get a response from the company, and not until after I threatened with legal action did they send someone out the following day to repair it and cover the warped and slightly moldy cabinets. ALL IN ALL THEY ARE A HORRIBLE MANAGEMENT COMPANY, I AM EXTREMELY GRATEFUL TO BE OUT FROM UNDER THEM. THEY WANT YOUR MONEY AT THE BEGINNING OF THE MONTH AND THEN YOUR LUCKY IF YOU GET ANY OTHER TYPE OF COMMUNICATION. And not to mention the moron office staff, specifically the redhead 12 year old at the front desk, completely disrespectful, rude, and a slightly less than intelligent. RENTER BEWARE.. SAVE YOURSELVES, DON'T GET CAUGHT UP IN THE CHARM THEY FIRST WILL GIVE YOU, ITS NOT WORTH YOU WASTE OF TIME AND MONEY! more

Awesome Service 5/19/2011

I have rented with Rathbun for the past 3 years. I just informed them that I would not be renewing my lease because my husband and I will be moving to Utah. The staff has truly been pleasant to work with and always helpful when I needed something done. I hope as I make this change, I can find a rental company that will be just as friendly! Thanks Ken, Tabatha, Katherine & Linda for always being available! I know there are more of you there... So thanks to everyone behind the scenes! :-) more

In response to the review by ""Tracy Francoeur"", Rathbun Realty Inc would like to say that Ms. Francoeur fails to mention several things. The home according to the moveout inspection, and Carmen, was extremely filthy. Ms. Francoeur even noted in the margins of the moveout in several places ""my fault"". She also noted in several places ""was present upon move in"". She was not charged for items present on move in. However, the carpet was full of cigarette burn hole. The carpet was not new at move in, but Ms. Francoeur was only charged for damage, not for replacing the whole carpet. The home reeked of cigarette smoke and nicotine. A portion of the interior painting was charged to her because of that, Typically, we do not respond to unfair and scathing reviews about our company, however Ms. Francoeur is being unbelievably dishonest in her accusations and we felt that a response was necessary. more
