I finally had a pleasurable experience with property management! The manager of Rathbun asked me if I would mind sharing my thoughts on different review sights and I told her I would be happy to! I placed my property with Rathbun 2 years ago after a horrendous experience with another local property management agency. They rented my home out in less than 3 weeks for a great price! (I think their advertising techniques really work!) My money is put in my account every month and my expenses have been minimul. They put great tenants in my home who have just renewed their lease for the 3rd year. I am extremely happy with this company and would recommend them to any owner looking to put their house up for rent. Pros: helped me rent my home, nice people, competitive rates more

We were renting from another Company and the house was foreclosed on. They never let us know until a sign was posted. We went to Rathbun Realty and they had a house for us that day. The home was bigger and less money and also in a good area. All the girls in the office worked very hard to get the home clean and ready to move into with in 3 days. I moved to Tucson several weeks ago and the home I had secured apparently went into foreclosure and the rental company called and told me I did not have a place to move into. I found Rathbun on the internet, called them and explained the situation, and they found me a property immediately! When I drove into Tucson with my moving truck I met an agent at their office (on a Saturday!), they gave me the keys and I went to the house. I had only seen pics of the house-to my surprise it was beautiful and exactly what I needed. The app fees were a little high-but it was worth it! The furnace was not working when I moved in and they got a contractor out the same day. I highly recommend this company if you are looking for a rental! This was a difficult decision for me. I did not want to rent out my house, but I couldn't sell it and I felt renting it out would be better than taking a huge loss. I have to admit, the Rathbun Company made it much easier than I had anticipated. I have found that they are quite strict with tenants, probably why the reviews from the unhappy tenant, but frankly I like that. People don't get eviction notices if they pay their rent on time. The Rathbun Company has done a great job with my house, the rent comes in ON TIME! The house is well maintained and it's easy to talk to a manager. The thing I liked best was they have so many contacts. They rented out my house very quickly. They actually turned down 2 different applicants before accepting my current tenants because the others didn't qualify. I would certainly recommend them. I am an owner (previous tenant) with Rathbun Realty Inc. About 4 years ago, I was located to the Tucson area and rented a house through them. While renting I was very pleased on how they handled things. They were always honest with me in any sitaution, even if it is not what I wanted to hear, they did not try and give me the run around with things. About 2 years ago, I decided to purchase a home through them as well. Now that I have moved from the Tucson area, I have hired Rathbun to manage my home while I am away. Again I am very well pleased with the company and everything that they do. If there are any issues, I call them and they try to get them resolved in a timely manner. Also, if there is something that needs to be done to my house, they contact me and let me know everything from the beginning. They give me an estimate of the total cost as well. I would recommend Rathbun Realty to all home owners. Pros: Very professional more

Rathbun Realty has done an outstanding job with my property. They rented it quickly for a good price. Their staff is friendly and professional and their fees are comparable to other management companies in town. I would definitely recommend them to anyone who is placing their house for rent. We just moved here and all of our things were on the truck. We had no where to go with it. We saw a home for rent at Rathbun Realty and they were able to get us moved in the next day. We moved to Tucson a few months ago and saw the ad on TV for Rathbun. We went to their office and found a home almost immediately. The house is beautiful and the service from this company has made our move one of the easiest we have ever had! This company is nice to deal with. They always have time to talk to me or my husband when we have questions. Bette Rathbun told us that our beautiful home would not be hard to rent, and she was right! It rented in 12 DAYS! We also get inspection reports twice a year that I REALLY like. They have lots of pictures and good discriptions. Makes me feel as if they are really watching over our house. Honestly, Rathbun was our second choice, but the first choice didn't work out well, difficult to get in touch with anyone and our house sat vacant for over 2 months. Rathbun Realty has managed my rental property for over twenty years. During that time, I've never had to concern myself with the common headaches of handling a rental. Everything from leasing to maintenance has been taken care of for me. \r \r Twice a year I receive a detailed inspection report with pictures and recommendations of work needed. I'm always pleased to see the way my property is maintained.\r \r All these years, I've been able to count on Rathbun Realty to be straight forward with me. I was once their tenant, they were strict but fair. So when I bought a house, I used Rathbun Realty. Amazingly enough I got GREAT job, but I had to take a transfer almost immediately. Guess what! I remembered old Rathbun from my rental days and now they rent out my house for me. I sure am glad they're strict now!! I get my rent money every month! Easy to get ahold of too. Rathbun Realty is the most understanding property management company I have ever had the pleasure to deal with. I moved here from out of state and and no clue where to go to rent a home. They did that for me and more. All the homes I looked at were the cleanest and in the best neighborhoods. And if you have any problem all you need to do is call and explain, and they will do all they can to fix it or help you get through what ever problem you might be in. We rented a home from Rathbun Realty. I can comfortably say I am NOT a home owner, I am a leasee. (Regardless of what others with raving reviews may assume.) We rented a home for one year and it was the absolute worst experience of our lives. Repairs were never, ever done in a timely manner--EVER. As a family, we had small children and even at that, the repairs were never done properly and in a timely fashion. We would call to get information only to be given the run-around and never, ever did we consistently deal with the same person. The home we moved into was given a very good inventory as far as the checklist went when we moved in. We did our version and came up with over 200 things wrong with the home, as opposed to their SIX THINGS. (Nice way to try to keep our deposit--which they did try to do!) This company has no problem renting a home that needs so much care and maintenance and if they were a company legitimately concerned about tenants and landlords, they would not accept such contracts with homes basically falling apart. Avoid this company at all costs! They will try any way possible to take your money and will certainly be unwilling to do their part of making a home habitable and safe for you and your family. It is not worth the hassle, no matter how much you like the home! ETA: I find it interesting the two raving reviews both use the term ""no phone tree."" Hmmm...could be the same person! I am doing some research on management companies because I own property in Tucson.....if these reviews are to be believed-there are absolutely no good management companies in a city of over a million! \r \r I chose this company to write this because I have spoken with the staff and had several appointments with Susan and am considering using this company to manage my home. I have read reviews on almost all the management companies in Tucson and they all say the same thing. \r \r The way I see it-the only people who write these are disgruntled owners and tenants seeking to try and ruin these companies reputations. I know that Rathbun manages over 350 homes-and only 2 property owners seem dissatisfied-it seems the vast majority are perfectly happy with their experience. \r \r I was referred to Rathbun by a close friend of mine who has 12 homes in Tucson that Rathbun manages. She has nothing but great things to say about them, and they have been in business for over 35 years. I think the previous reviews are a joke-and I think that unless you call this company or any other for that matter, you should take these reviews with a grain of salt. Reading them irritates me because they all have similar complaints. I see it as owners who don't want to maintain their rental property (do they expect the management company to pay for regular upkeep?) and tenants who don't take care of their homes properly. \r \r This company in particular-their contract is a one page contact, easily understandable, outlining exactly what I am responsible for and what the management company is responsible for. \r \r I plan on using Rathbun Realty to manage my home when I move out. Plus-their advertising is outstanding (TV, internet, newspaper, etc...) and I feel confident they will rent my home quickly for market price. these unethical creeps have relatives of some sort who own the maintenance company that does their repair work- so they can and do rip off the property owners big time- Pros: nothing good Cons: a real nightmare more

This company will withhold refunds and overcharge for third party contracting. Their staff is for the most part unbelievably rude when it comes to concerns or complaints. I tested my theory when they engaged in some questionable business practices. I had a friend call in as a potential clientfor a person I had been trying to reach all the day. I was told that person was out of the office but the ""potential client"" was immediately connected! Also I became friends with the tenants occupying one of my properties they manage, and the horror stories they described to me were confirmed when the AC broke in their home and after a week of ignoring phone calls they contacted me directly. Also deposits on more than one occasion have mysteriously dissappeared within their system and good luck trying to reach the owner or anyone else with authority for that matter. Simply the worst business you can deal with. Do yourself a favor and avoid all commitments and dealings with this company. Pros: They aren't that big Cons: Thieves more

Beware! This company is *********. 2 months after my family moved in, we turned on the furnace for the first time. The furnace began to make a load noise so I submitted a workorder about it. 5 days later a tech came out to look and he advised us that the filter had 1inch thick of dust and that was the reason for the noise. i was a little mad that Rathbun's checklist said that it was ""clean"" and it was clearly not. I powersprayed the filter as clean as it would get and replaced it back into the furnace. Two days later we recieved a letter from rathbun saying I would have to pay $70 for tech to come out and I am responsible for replacing the old one. The also threatened me with eviction if I didn't pay within 5 days. On another occassion the pool service guy came and reported to rathbun the pool level was alittle low, this was in December. Terri Rathbun called my business phone and told me ""you have one hour to get water in that pool or I will call out a service person and you will be charged"" so i was forced to lock the doors of my business and put 2inches of water in the pool. Also 2 months ago the grout between the 1980's tile began to loosen and many tiles became loose and bubbled then cracked. I submitted two separate work orders and never heard back. 4 weeks ago I called rathbun and asked about again. They sent some guy out and he removed 8 tiles. that was 3 weeks ago and I have not heard anything back. My 3 yr. old and 7 yearold now have to avout a large part of the kitchen. Thank god I signed a short lease. Stay away!!!!! more

Ever seen an eviction come to someone twice for paying rent on time every month? Susan thinks she can just bully tenants around cuz shes fat! I dont know really. But dont ever deal with this company. Pros: Absolute worst realty company in Az Cons: Just plain worthless and stupid more

After reading other reviews I had to submit mine-although I usually do not do this! I have had a great experience with this company. They were helpful and caring about finding the perfect home for my family's needs, my move in was fine, and I have never had a problem with rents or work getting done. Their lease is pretty tough as I think it should be-rent is due on the 1st! I understand that property managers work for property owners and sometimes it is hard to get an owner to cough up money for their houses, but I requested that my back porch get painted and after several conversations with them they were able to arrange it and get it done. The staff has been professional and courteous and they do not have a phone tree! Pros: Professional staff, no phone tree, nice homes to rent Cons: No grace period on rent more

We are leaving a house we love because of Rathbun. Our experience with Rathbun over the last 2 years has been at best, horrible. The staff are completely unavailable and do not return calls, and when you do speak to someone they are rude, condecending and unreasonable. They take no repsonsiblity for anything. \r We were blamed and charged several times for THEIR pool company's mistakes, and have done work around the yard that THEY said they would do, but didn't. Rathbun moved locations without notifying any of their tenants, and we were given an eviction notice because they didn't get our check that we had sent to the address we had 2 weeks prior to rent being due. We were told that was not their problem and we don't need to know where their office is. We tried over a one month period to talk to them about our expiring lease and they would not call us back, now it has expired and they are charging us $400 extra per month because that is somehow OUR fault that they couldn't actually talk to us when we called them or return our calls.\r \r This is just the tip of the iceburg, we are professionals and pay our rent on time, take care of the property like it was our own, probably the best tenants a manager or owner could have and we are treated like this. If you love extra stress, charges, unnecessary eviction notices, and enjoy being treated like you are a low-life, Rathbun is your company. Otherwise, we recommend you stay as far away from them as possible.
