If I could give them 0 stars, I would. Their customer service is abominable. I've been in their office and watched them lie to tenants on the phone saying, ""No, So-and-so isn't here"" when she's standing right there. I've watched them hang up on tenants and then say ""Our system drops calls after 5 minutes"" when the tenant calls back. Their staff are rude, unprofessional and poorly trained. Maybe they're well-trained to be rude and unprofessional. Who knows. The company has also been sued as far back as the 1970s for shady practices like failing to disclose property defects they knew about to owners. Most of their maintenance staff are great, but they're only able to do what the company authorizes them to do, which is often slipshod and cheap work that cuts corners to save money at the expense of quality. Repairs that have been ""completed"" have repeatedly needed to be re-done because they were done too cheaply and quickly the first time. Their procedures seem strict but aren't actually followed. Their timeline of 24 hrs for important repairs is more like 4-5 days and if the repair isn't an emergency you could be waiting weeks. Their response will be to tell you that they manage hundreds of properties and have too many to be bothered by just you. If you do rent with them, document everything from start to finish because they routinely ""forget"" about conversations they've had with you or remember things very differently than you do. more
