I have rented in the Post Falls for 12 years with many positive experiences. However, my experience with PMIG over the last two years has been awful! I felt harassed from day 1!!!...

Dear A.K.\r The manner in which your review is written resembles more of a fabricated story from disgruntled competitor rather than actual former/current tenant. I invite you to contact our office to discuss your specific complaints.\r You mention that you were never late with your rent, and that you had conversations with the property owner in which they did not receive their payments in a timely manner(?). If you are indeed a tenant, the only reason our property owners would not receive their payments on time, would be if YOU did not pay your rent on time. Our owners are paid within 24 - 48 hours after receiving rent from the tenant, taking weekends and/or holidays into consideration. \r As for having to ""remind us to turn on the sprinklers""; certain homes require either entering the home for the irrigation shut-offs, or enter the garage to turn on/plug in the sprinkler system. Perhaps, you were one of the tenants who refused to contact the landscaper when scheduling was in process. To those tenants who did not return/answer scheduling phone calls, during the month of June we did recommend returning the landscaper’s phone call and hand watering in the interim. Per the rental agreement, the tenants are responsible for maintaining the lawn. \r You complain that you had a negative experience getting maintenance performed. As our maintenance is performed by independent contractors, you may have been given the option to contact one of those contractors directly. Bear in mind, any contractor who works with the property management companies, will be overwhelmed at certain times of the year, and emergency issues will take precedent over non-emergency issues. The maintenance contractors are very well trained in ascertaining actual maintenance issues from “attention seekers”, over the phone and they quickly assess and address by priority. \r As for conversations of being hung over or late nights, there are no members of staff who drink alcohol. Presumably, that would be the reason for a hang-over. Where are all these good reviews coming from, maybe friends of employees that work at PMIG? Anyone looking to rent a home stay far away from PMIG!!!! Very unprofessional, rented from them for a year would have been less but stuck in the lease. Any problems that need to be fixed was a hassle to have someone come out and get the problem fixed!! Never once late on our rent but spoke to owners of home and they would not recieve their payment in a timely manner. I had to call them to remind them that sprinklers needed to be turned on and they said to water the grass with a hose. In the office they talk about how hung over they are and there late nights, customers really want to here that!!!!! Once again stay far away, we tell all our friends and family to spread the word and they already have a bad reputation!!!!! more

Would I recommend PMIG for property management in Idaho?\r ABSOLUTELY! Darlene has been managing my triplex since spring of\r 2009.\r After 3 previous relationships with other property managers I was introduced to Darlene Berry by a local investor/property owner. As an out of area landlord I was looking for someone with experience, integrity and a strong dynamic group of maintenance professionals. Previous experiences were a disaster leaving me with damaged property, loss of rents and loss of deposit monies.\r PMIG has been consistent and dependable. All vacancies and tenant damages have been communicated to me and dealt with in a timely and economic fashion. Darlene and her crew are my eyes and ears to what is going on with both my property and the local economy. She is always focused on getting me both the highest rents and best tenants.\r When I visit family in the area I always take a ride by the property and have never been disappointed in the condition of my triplex. Hi, My names is Tim Jones, I have been a customer of the property management Investment group for over 5 years. They take care of my single family dwelling in Coeur d'Alene. At one point I owned 4 properties and the maintenance, bookkeeping, tenant screening, eviction process.....motivated me to sell some of the properties and quit. Pmig manages my property now, my mom's house, and is still able to care for my former wife's home here in Post falls even after my divorce and still keep everyone happy. Thank you. There are 3 things I like best about Pmig compared to other property management companies that I've had in the past is: 1.) I just don't worry about anything....the rent amount, the cost of maintenance, the tenants, my liability, record keeping for taxes, rent money deposited into my account on time. Also very important to me is the suggestions on how to improve my investment each time a an old tenant moves out before the new one moves in. the house is slowly being improved upon each time without costing an arm and a leg. John the Maintenance man/Contractor is extraordinary. 2.)I just don't worry about anything. :) 3.) I just don't worry about anything. :) My Mom is out of state, and her home was in need of some rehab and maintenance before it could generate the income she needed for her financial goals. With not that much energy, and some remodel suggestions from john....my mom now gets 200 more per month than what she was previously getting in rent. thank You PMIG. PMIG understands this market and can evaluate any potential income property to help an owner get the return on investment they are looking for. Property Management Investment Group (PMIG) PMIG has managed my 6 properties (19 units, over $13,000 in monthly rents) for 4 plus years. I switched to them when I was experiencing excessive vacancies and mismanagement with my prior management company. Best decision I ever made. Under PMIG my vacancies are measured in days, not weeks or months, and filled with quality tenants. Rents are collected on time each month and electronically wired to me. When repairs and cleaning are needed, the service provided by PMIG is first rate. Repairs are performed in a timely manner by professionals at reasonable rates. PMIG is very diligent in determining which repairs are the responsibility of the tenant and which are the responsibility of the owner. The PMIG maintenance staff also keeps me informed regarding upcoming maintenance so there are no surprises regarding upkeep. Planned maintenance is a vital role performed by PMIG, which keeps my units in top condition and attractive to tenants. By far the biggest service provided by PMIG is peace of mind. I know my units are being managed by honest, quality people who provide the highest level of service. They’re the best. more

I am writing this to commend Darlene and her team at Property Management Investment Group for the swift action in replacing the shower with a tub enclosure. This two bedroom one bath unit had a single mother with a baby as tenants and the whole project was completed in two days. It was done in a way to keep the tenets from suffering from loss of the shower.\r The old leaky and broken shower was replaced with a more desirable shower/tub enclosure.\r As I work in the construction/maintenance field I have some knowledge in what’s involved in a undertaking like this and related cost.\r I couldn’t be more pleased with the quality of the job done and the cost was more than reasonable.\r It’s not the first time your company has showed its true merit.\r Over the years I have had three other property management firms care for these properties that you care for and you outperform them on every level.\r Consider me another very pleased customer.\r Larry Bartlett\r more

I'm sorry, but I think it's the positive reviews that are fake on this website. The staff at this company are the absolute WORST I have ever had the displeasure of dealing with. According to which person you speak to, you get incorrect information (conflicting availability dates). They are not particularly friendly, and the most concerning thing is this: beware of providing your checking and savings account information to them. Both are required on the application form (if you leave either blank, the form is considered incomplete and will be turned down). They specifically told us that this information is *not* stored in a secure location, and *both* account info is required in case of ""problems"" in which case direct debits will be made from the account(s). Really? Well, judging from the reviews on this page, I would never give my account information to this company. There are also lawsuits filed against this company.\r \r Stay clear...\r \r I really feel sorry for the property owners because we chose not to rent their property because of the property management company they have chosen. more

I Was Just looking for PMIG's website so I could leave a message for Darlene Berry and found this site. I must say I find it hard to beleive any of the negative statements. I live in the area and rent a vacation Rental from Darlene every summer; and I have had nothing but good memories. The property is always in good shape and ready for our use. Darlene has been a pleasure to talk with and do business with I would, and have recommended her to some friends in the area in need of a property manager. They have been very pleased to say the least. They had some bad tenants before they hired her that were not paying rent and refused to move. PMIG took them to court and got them out at no cost to my friends. The house was severely damaged from the bad tenants Darlene had a maintenance crew go through and restore the place back to new at half the cost that other local area contractors quoted my friends. more

sad that PMIG doesn't have any Customer Service expertise...how do you build a business when you ignore your customer base?...darlene berry is the owner and seems to have a difficult time speaking with people because of her inability to control her anger? PMIG is a company that cannot be trusted. We went to beautiful Couer D'Alene ID. Everything was great except for the PMIG experience. The house was not ready, they had the water off when we arrived from our flight at 1:00 A.M. to a very dark house. We soon found out why the water was off. Two of the toilets were leaking. We got up the next morning to call PMIG and told them about the water leak and some other issues. They didn't arrive until @ 4-5 that afternoon to fix the water leak. They then wanted to charge us our security deposit. We tried to reach owner of PMIG Darlene Berry. She would have her person hired to keep people from her and called her the ""office manager"". I asked to speak to the owner and she hesitated and said ""NO"" I could not speak to the owner. I went to ID govt site to find out who it is and public record shows it is Darlene Berry. more

PMIG IS A TERRIBLE PROPERTY MANAGEMENT GROUP... They do not know how to have a vacation property ready for vacationers. Apparently it is not important to have running water, the refrigerator on or give correct driving directions to the property. Would not recommend them at all. Darlene Berry is owner and is in sales and marketing; but not customer service. more

PLEASE READ THIS...To keep my name private, i have changed my name. Please know that as a prospective TENANT YOU DO NOT have to give money for an application. That is stealing. If you are denied and they say come back you have to pay an application fee again. Check other property management co. and you will see they keep their info on file for atleast 3 months and you dont have to pay another application. I dont think they even run your credit cause they take more than one application per property. Something is wrong with this company and you need to know there are many threatening issues from the man in the office who calls the police. wonder how many times the cops are called to PMIG. Please run from this company. Pass this on. If you dont give them your services they will eventually go out of business. They are terrible managment people. MEAN, EVIL and vindictive. more

DARLENE IS THE DEVIL! 1/8/2012

I have had nothing but bad experiences with this group, and this woman. My mother and I moved from NH and she declined to do a walk through with us, there were many things wrong with the house like the carpets(old and ripped) the yard(missing patches of grass, weeds everywhere on the side were rocks were), the screen door had a hole in it, one of the bath tubs had a crack in it, etc etc. Honestly the list goes on. She tried charging us for EVERYTHING when we moved out. None of which was our fault. We took her to court and another woman who was suing her also was there too. That woman had to beg and plead her to fix something wrong with the heating system, which was very dangerous to her. She also raised the rent by $800 in the 16 months the woman was renting there. Darlene's son, who was in charge of cleaning the places after the tenants left, tried to say we owned him around $300 or something ridiculous to that affect. He said that both our houses took him 11 hours each to clean. The judge questioned him on that, but of course knew he was bullshi**ing him. In the end the judge sided with the tenants over Darlene, and she was supposed to pay us $400. She walked out saying, ""They won't get a dime out of me, they'll have to take me back to court!"". Now, she's taking us to court. She's an evil stupid woman, and her whole family runs businesses that cleans and repairs homes. They lie and try to pry money out of people. These people need to be put in jail, or at least out of business! NEVER RENT FROM THEM! You WILL regret it! more

WORST Property Management Company Ever!!!! 11/15/2011

I would give them ZERO stars if that was an option. They were horrible to work with. I own a house in Idaho and made the mistake of having them manage my property. EVERY experience I had with Darlene Berry was horrible. I had finally had enough when I started receiving my rent check later and later each month. Darlene Berry told me that the tenant was having financial problems and was paying late......I contacted the tenant who promptly produced cancelled checks for every month showing he had paid ON TIME. Crooks........save yourself the headache and go somewhere else. more
