This place is horrible. Honestly. And I haven't even moved into the house yet! Our lease was supposed to start August 1, and they e-mail us TWO DAYS BEFORE the lease starts. We have been calling them (which they hardly ever call you back, and barely ever answer their phone in the first place) and have been trying to get things in order, since we never got ANY sort of information on what we are supposed to do on check in, and turns out there are forms we are supposed to fill out before we can get the keys. Well how are we supposed to fill out forms if we don't get them until the two days before when they send our the "Check-in Reminder." Not to mention that one person in the office will tell you one thing, and you talk to another and it's a completely different story. Absolutely frustrating. \r \r I don't know how much I can stress this, DO NOT RENT FROM THIS COMPANY!! I will be severing the lease after the year I've already signed. SAVE YOURSELF! STAY AWAY! 8/28/2012

IF I COULD GIVE NEGATIVE STARS I WOULD. (It made me pick at least one!)\r \r Anyway....Worst excuse for a business I have EVER seen. They charge you $300 for "cleaning." I sure hope the people who lived there before us didn't have to pay that, as when we moved in we found CAT FECES in one bedroom and urine in another. Then we found out the house we infested with bed bugs and brown recluse spiders. Had to go through a huge battle that almost led to us seeking legal council before they finally decided to do something about it. There was not one month that went by where we were not dealing with rude/incompetent staff, problems with the house or bugs. The only person who seemed interested in helping us the whole time we lived there was the maintenance man. He was kind and very quick to install a light in the back after our car windows got broken in the dark alley by someone. When move-out came, our deposit was screwed up, they e-mailed endlessly saying they did not have our forwarding addres more

DO NOT RENT FROM ALLIANCE PROPERTY MANAGEMENT IN MANHATTAN, KS! \r The company, although they put on a nice facade, they will take you and break you. I thought they were a decent company and, as many people, I disregarded the awful reviews I read online. I assumed "those people" writing those reviews left their apartments trashed and damaged. We however, did not leave our apartment neither trashed nor damaged, but in better condition than at move-in (where there were purple stains on the walls, missing outlet covers, MOLD in the shower, spider webs in all corners, and trash remnants from the previous tenant...all this after I was "assured" that the apartment had been thoroughly cleaned and sanitized by the office!). \r They took ALL of our security and pet deposit and sent us a bill in the mail, instead of the security check I was expecting. In hindsight, I would rather PAY MORE MONEY with any other company than EVER rent from Alliance Property Management in Manhattan, KS ever again! more

APM is a bunch of rude incompetent idiots that hate the military 12/14/2010

I was stationed at Fort Riley and unfortunately I decided to rent from them when I returned home from a deployment to Iraq. When I signed the contract I was assured that they always worked with military members if their orders were changed and they had to move. Jennifer was the lady that told me that lie. The unit was a cheaper one because I had a mortgage in Tx where my wife and daughter lived during my deployment. So when I moved in and the place was dirty I decided to let it slide. The lady that checked us in said that she would take care of things like the closet door with a hole in it, and the stove burners that were not attached, but sshe never did and I had to pay for it. I ended up cleaning the carpets on my own and scrubbing the counters, cabinets along with replaceing a light-bulb. When my orders ended up changing by two months I went to the office to talk to them about it I was directed to Jennifer again, which I figured was a good thing at the time. Alliance Property is a JOKE of a business 11/9/2010

Do NOT rent from Alliance in Manhattan, KS. They're a horrible business- they're manager tries to rip people off whenever he can, their houses are not in good shape and the rent is too high for a place that is not kept up. Alliance owns alot of properties in Manhattan but the more people dont go to them the faster they can be put out of business. Don't be swayed by any of their "happy go lucky" attitudes its all a show. more

Unlivable conditions 8/30/2010

It is unfortunate that no one will place much stock in reviews of landlords until after the fact. It is also unfortunate that there are a very limited number of landlords/agencies within Manhattan...\r I have rented under a few, and while everyone has problems, APM is by far the worst.\r I'm not a nag, but by-God, if I want something done I have to call and call, and -maybe- something will be done about.\r My oven electrocuted me for crying out loud! Will I get a new oven? no, because that would require the stupid whores that fill the office to actually get off their knees and work.\r The house needs to be bulldozed, utilities are through the roof, there's mold in the vents, the ceilings are a foot shy of being illegal, there's bugs/pests, and more!\r And all of this, I have told them repeatedly!\r \r Their workers are inept, high school drop outs. a haven for small-time dealers 8/17/2010

Let me begin by noting that I signed two leases with this company. The first was a one-bedroom with my girlfriend, the second was a two bedroom with my brother. the first place wasn't so bad: we had no real maintenence issues, paid rent on time every month, didn't have any real contanct with anyone. The only thing i really have to complain about is the inefficiency of the building--our gas bill climbed to $200 one month during the winter, and we kept the house at 65 with plastic over the windows. \r \r the second place, completely different story. It was of course over-priced, but hey, that's what we agreed to pay. There were ants--we complained, they bought ten dollars worth of poison, and charged us $60 for it, even though it seemed to do virtually nothing to fix the problem. Avoid Alliance Property Management 8/12/2010

DO NOT RENT from Alliance Property Management if you can avoid it. They manage a large number of rental houses in Manhattan, KS.\r \r I rented the lower level of a house from Alliance from August 2008-July 2009. The problems started when we showed up to move in and the place had been left completely trashed: doors and carpet literally destroyed/chewed up by previous tenants' dogs, doors off hinges, filthy clumps of pet hair everywhere, disgusting bathroom and kitchen, leftover belongings, pet waste left in the yard, everything reeked of cigarette smoke and pet odor.\r \r I realize that Alliance cannot control how tenants treat the property, but they issued us the keys to this property and sent us over like none of the problems were a big deal... only after we complained did they send anyone over to look at it again.\r \r Since the apartment was UNLIVABLE we agreed to leave our belongings in the garage area while the apartment was cleaned, etc. We returned 2 WEEKS LATER to find that the carpe more

I would NOT rent from this company. They bring a whole new meaning to the term "slumlords." I had to put my own lock on my door, because they wouldn't install a lock that my NEIGHBOR didn't have a key to. I had to break my lease early because my neighbor was so loud. I couldn't get more than about 5 hours of sleep for night, and could never get any studying done, either. I was charged for holes in the wall that were there when I moved in. My apartment flooded one weekend when I was gone, and I had to pay for the carpet cleaning. My leasing agent ignored almost all of my email, phone calls, and letters. If you rent with them, be prepared to be ignored A LOT. I was lied to about things before I signed a lease with them, they entered my apartment numerous times without notice, and they sent over the most incompetant help to fix things. when we viewed our house, it was filthy. However, we were promised that the walls would be re painted and the carpets shampooed. this was NOT done. Staff completely incompetent. Refused to fix problems with out several phone calls and visits to the office. Just want your money, not willing to work with you. I will NEVER rent from them again. more

We made an appointment with A.P.M. to see a property. It looked halfway decent from the outside, the paint was a little faded but nothing significantly wrong. But when we went inside, there were cracks in the walls in the hallway leading to the room we were looking at, and parts of the outside of the door looked like it had been ripped off. And on the door there was a post it from the last tenants saying to knock, because otherwise they wouldn't hear you at the door. We had another group of people looking at the same apartment, and the agent was late to the appointment showing us around, although giving him the benefit of the doubt, it was snowing. Inside, the carpet had holes all over worn all the way through it (you could see the black part underneath the BROWN carpet). All the lights in the closets didn't have covers, all the carpet everywhere else was outdated, and again, cracks in the wall, and some of the widows were even off center or bent. Terrible Management Company! 2/17/2008

If it is at all possible, DO NOT rent from this company. We rented a four bedroom house from Alliance, and they were nothing but trouble from the beginning. Upon arrival the house was absolutely trashed. Carpets had not been vacuumed, window blinds were broken and barely clinging to the wall, garbage disposal was broken, almost all light bulbs were burnt out, front yard was mostly just dirt, bathroom sink nearly tipped over with a nudge, all cocking for the bathtub and shower head was rotting off, kitchen began to flood from a leaking pipe in the wall soaking the living room carpet as well, the list goes on and on. Electrical outlets did not work, so an electrician came out to fix them but there was some type of major problem so he didn't. Alliance told us they knew those outlets weren't working so they charged us for the electrician coming out. Dishonest Company 6/30/2007

When i lived at 1029 Houston, I woke up one night to a crash. A 2 x 4 foot of my kitchen ceiling caved in. The roof was leaking water into it. The walls that were white when I moved in, were black with mold a month later. They began to crack and buckle. The living room door leaked in gallons of water every time it rained. The carpet began to mildew and rot. The fresh paint cover up wasn't lasting.For two months I asked them to come and repair the roof and was just told the owners didn't have the money for repairs. Finally Roger, the owner of Alliance, came to my property and saw the damage. He told me he could not lower rent, and the roof would not be repaired, but he would allow me to break my lease and move out.The next month I moved to Mass. I moved out on the 3rd of the month, and left my deposit of one months rent to pay for those 3 days I lived there, $400. He sent me a bill for $600. What he claimed I owed after deducting that $400. He came to that $1000 number by charging me fo more

Make sure you get all the information. They do anything to get all of your money. They may lie about previously telling you something/ agreement about money that they never informed you of. If you do not ask questions they will not tell you anything. That is how they get your money. PROS: CONS: If working with Erica make sure she tells you all the information. more

Althoug they are a good rental agency to go through if you are looking for a place that allows dogs, they will screw you over in the end. Will always try as hard as possible to keep your deposit. more
