Update: in the past year or two MCM has been significantly more responsive to tenant requests. I have increased their rating to three stars accordingly. Had they always been as good as they are right now, that rating would be four stars.
It may be that the down economy is making it harder to retain good tenants, but sometimes people just get better at what they do. In any case, you have to give credit where it is due.

Having been a tenant for a long time, I realize that the landlord/tenant relationship is naturally adversarial. So, if a management company eventually responds after persistent efforts, I give them two stars, because I'm grading on a curve.
In our case, MCM has usually come through with repairs, usually after a few months for non-emergency issues, and somewhat more quickly for emergency issues. Some non-emergency issues have gone on for many months, though. We presently have three code violations that threaten safety that were reported a few weeks ago; I expect that they will eventually resolve them. We presently have a non-emergency repair that has been reported for ten months now and still is not fixed. Like I said, I'm grading on a curve to give them even two stars. They're also not good at all about calling back, and they do stall and play the usual kinds of telephone avoidance games, kind of like a deadbeat avoiding a collection agency. They're worse than the prior management company we had here.
It may help to document problems in rent letters; especially those involving serious safety issues. If the problems involve code violations, you can escalate by reporting the violations if they fail to act on your request.
Pros: They eventually will repair stuff if a tenant is persistent and documents efforts to get them to do so.
Cons: It usually requires a lot of effort on the tenant's part to get them to pay attention to their responsibilities.
