Worst

Terrible property. Lied to about rental . Failed to tell us the house had no heat and bad plumbing. Demand cash up front then your forgot about HUD is currently investigating.1

When we had 9/29/2014

When we had an A/C problem last year they immediately got us a contractor to call us back that same day and come out immediately to take care of the problem. more

We had an issue 9/2/2014

We had an issue with our porch pole and it was fixed and painted right away we did not even ask that they painted they just did it looks very nice and professional. We are very pleased with the speed and efficiency at which you are able to respond to request. more

I have rented. 8/21/2014

I have rented from Sweet Properties for several years they are very pleasant to work with. Their houses are very well kept up and are always in excellent condition. I would also like to add that anytime I have a problem they are there to answer and if something needs to be fixed they fix it right away. more

I'm not sure why this company has so many good reviews. Sweet properties just took over on the rental I've lived in for 2+ yrs. I was called to come in and sign a new one year lease. Of course I had a lot of questions because I've already resided in the home the contract didn't really apply to me. It talked about services that would be performed to the property yet it didn't apply to me. I had a lot of questions naturally...after my questions I signed the lease and that's when the property manager crossed his name out and said to take the contract home to review. A few days later I'm served with a 60day notice. I guess my questions were to much and now they refuse to rent to me after I was promised a new year lease. My daughter is devastated as the home owner promised her she could stay and the property management won't change a thing!! more

I give a high recommendation to anyone interested in renting a home, business, and apartment. My time with Sweet is great. They are awesome at being my landlord. I like them a lot. My place is old but the paint is fresh and stuff works. Much better thatn anything else I have seen at my price range. Thanks sweet! more

I was in paying rent and they asked me to fill out a survey so I did. I am glad that they seem to care what their customers are saying. I chose to say good things because I have been fairly treated. As other reviewers have said, they are not perfect and I could give minor complaints but over all I am satisfied with this place and am glad I found a place where the only things bad I can say are so minor that it would seem petty to mention them. more

The thing that impressed me about the rental process with these people was their knowledge of the Modesto area. Each community really does have its own vibes, energies and quirks. The marketing person knew much about this town and so when I aked "what do you thing about this neighborhood" she was able to tell me with certainty. I liked that and it is ultimately why I chose to put in an application with these people even though there were others to choose from. more
