Why is this company still in business? 4/13/2010

I wish I would have read the reviews before I rented from this ""company"", I moved in this house in October, the house went on the short sale market in January. In March, we had a pipe break which flooded our house, we had to relocate for 4 days, in which they WILL NOT reimburse me. In April we now have found out the house is now foreclosure. Easter Sunday our roof sprung a pretty good leak (which I notified them about in January) still nothing is done. When I call them their lovely excuse is ""We can not get a hold of the owner"" . Getting a hold of the owner is not my problem. My family and I lived in our previous rinky dink trailer for ten years, and we were kinda shakey on moving in the first place, the only two reasons we moved is because we could not keep up with the repairs of the trailer, and also my family is getting bigger and the trailer was not. Now my kids are worried about moving AGAIN...they will have to change schools and make new friends once AGAIN. I can not even get a hold of the actual owner of this house cause HP will not give me his information. Please do not rent from this so called ""property management company""\r If you have any suggestions on this matter please email me at justamomat30@yahoo I had to give this company a one star rating or else I could not publish this review. THIS COMPANY SHOULD NOT BE IN BUSINESS. I FEEL FOR ALL THE OWNERS OUT THERE WHO USE HOMEPOINTE. THE EMPLOYEES OF THIS COMPANY SHOULD ALL BE FIRED. \r I WENT TO HOMEPOINTE BECAUSE I DONT HAVE THE BEST CREDIT AND THEY HAVE THE POSTINGS STATING EASY QUALIFY. SO HERE I AM THINKING, ""WELL MAYBE THEY'LL WORK WITH ME. I MEAN LOOK AT ALL THE PROPERTIES THAT THEY MANAGE. THEY MUST BE GOOD."" WRONG!!! NOT ONLY DID I LOSE $60 BUT IT TOOK ME 2 MONTHS TO EVEN FIND OUT ANYTHING. I HAD TO GO TO THERE OFFICE AND HARASS THEM UNTIL I FINALLY GOT AN ANWSER OF WAIT FOR IT..................... run away!! 3/16/2010

I found a house and noticed it was not on the showing schedule so I called the property manager extension and left a voicemail asking when I can see it. No reply.\r Two days later I called back and left another voicemail (i could NOT get anyone on the phone! only the automated service where you push button after button to end up where you started). No reply.\r 3 days later I emailed the person who was ""handling"" the property. No reply.\r I went in to the office (i didnt want to rent from them anymore I was just irritated and wanted to speak with someone) but all they did was leave a message for the person ""handling"" the property. Two days later and I STILL havent recieved a call back!!\r I've seen the property on every rental website today (i guess to make the property owners think they're trying). \r I feel sorry for the owners who think no one wants to rent their home when in reality Im sure dozens have asked to see it to no avail!!\r I would hate to rent from them. If they wont return the call of a potential tenant then why would they bother returning the call of someone who was dumb enough to sign on the bottom line. Avoid Avoid Avoid 1/24/2010

Bad customer service, unprofessional, unreliable, unresponsive. We own a property in Sacramento and decided to go with Homepointe to manage it, since our main residence is a few hours away. Used them for a couple of years and it was the worst experience we've ever had. Fired them and took over the management of the property ourselves. A year later and we are still having problems with Homepointe. They actually sent us, the property owners, to collections for a bill that was paid as soon as the bill arrived. Good thing we keep meticulous records. Just avoid this company and James Safonov, one of the property managers. He is one of the most unreliable property managers I've ever worked with. Being a property owner is stressful enough, you dont need a property management company that adds to it. Cons: Everything, seriously, everything. more

Actually Pleased With HomePointe Experience 1/5/2010

I recently ended a three year rental term with Janelle Nord of the Orangevale Hompointe office. My wife & I experienced a much different experience than what most list in these reviews. We occupied a 3 bedroom 2000+ sq.ft home in Roseville and found Janelle and her staff to be quite responsive. We respectfully returned the property to the team in excellent condition and received all but $150 of a $1600 deposit. We maintained a professional approach with the team and in return they responded professionally. more

Horrible Experience, Unethical Business Practices...Beware 12/15/2009

You would not believe the frustrations I have experienced in dealing with Homepointe. After contacting a property manager to see if there was a time a home would be shown, I was advised the property was not available yet, but I could fax my application to the office to get preapproved for this property, which I did on Dec 3. On the 4th I was contacted via email from Tammy Angeloni stating my application had been assigned to Monique for processing and to allow 2-3 business days for processing time. As of Tuesday last week, I called Monique to get an update. I was told that I was “approved” and all she was in need of was my last 2 paystubs and the rental verification from my current property management which she had faxed earlier but not received back yet. I immediately faxed her 4 recent paystubs and called my currernt property managment company t to have the rental verification faxed to Monique. I spoke to my property manager who indicated she had indeed faxed it much earlier that morning, but would send it over again, and everything on it was positive. Later that day, I received a call from another woman whose name I didn’t catch who started “drilling” me on my application and current living situation. She said Monique was working on my application, but she pulled it to take a look and wanted to ask a few questions. \r \r On Wednesday I called and spoke to Tina who said she was looking over the information she received from my current property manager and “it was not positive.” I asked what she was looking at and referring to that didn’t look positive and was told she couldn’t discuss it with me. She then continued to ask me the same questions that I had been asked on Tuesday. She suggested I call my property manager and get a copy of my rental pay ledger. She asked me if I ever had any lates or NSF’s. I told her that in the past 18 months I have rented from my current property manager, there was one recent NSF due to miscommunication between me, my credit Union and my property management office, to which was rectified on the 6th of the month, instead of the 5th, and therefore technically considered late. Tina also said my application was at that point considered “incomplete” as she was waiting for my previous property management to fax back the rental verification she requested from them. She then said she would forward all of my info to the property manager and he could take a look at the whole picture and make a decision, and I would be receiving a call soon. I called my previous property management office as soon as I got off the phone with Tina, and was told they had returned the rental verification almost an hour earlier. \r \r With all of that said, it has now been 10 days and I am still not clear as to the status of my application. I have worked in Mortgage and Real Estate for 8 years, and I was always able to pre-approve a buyer for a home purchase loan in 24 hours, yet I cannot seem to get approved to rent an $1100 home 10 days later. Homepointe should now have over a 4 year rental history for me, in addition to have verified that I have solid income, have good credit, and rent a home now which is much newer aand nicer and at a higher rent of $1395. My property management has done 2 walk-throughs during the time I have occupied my current property and have oh’d and aw’d at the condition I keep at the home. They have thanked me for being a great tenant. I have decided to withdraw my application from them after the lack of customer service I have received and figured the $30 application fee was an inexpensive lesson learned rather than getting stuck in a lease through these people. I am going to contact the owner of the property they have for rent and let him know about how Homepointe conducts their business. Great Experience with Home Pointe 11/19/2009

I have rented twice from Home Pointe and have had a good experience. They have a large selection of homes to pick from. I had my toilet overflow and they sent a plumber out right away. Pros: Helpful/quick to respond to maintenance issues. more

This is why I research everything and everybody! I am currently researching Sacramento property managers to rent from but am so scared of getting screwed! I have heard many many bad stories about Homepointe...I had a friend that inquired on a rental through HP and she was lead to believe she had the rental and all they were waiting on was paperwork to be ""processed""..all the while HP was behind the scenes collecting as many rental application fees as they possibly could from other interested renters ON THE SAME HOUSE! Im so glad i checked out the reviews on Homepointe! I will NEVER inquire on a rental trhough HP Nice save! ;) Pros: reviews saved me from getting screwed! more

Owners: You can do better! 8/28/2009

I own of properties formerly managed by HomePointe. They don't treat owners any better than tenants, nor do they understand how bad their service really is... When they drop the ball, it's bad for me and my tenants. Had to make a switch. There ARE companies out there with great service and professionalism that treat owners and tenants with respect. It's not what you say, sometimes, it's HOW you say it. Timely communication and follow-up are key. To everyone thinking about renting from home pointe located at 5896 S. Land Park Dr. Sacramento, Ca 95822. DO NOT RENT FROM THEM. SAVE YOURSELF THE MASSIVE HEADACHE.\r \r 1. They have the most direspectful and unprofessional staff starting with Cheryl and Janelle. It is very unclear to me how they stay in business, they have officially lost mine. \r \r 2. If you are a good renter they treat you like a bad one. I have kept the property very nice and have never been late on the rent , but home pointe demands to inspect your dwelling at any time and very frequently.\r \r 3. When repairs are needed it is better to make the repairs yourself. I have called in about the same problem for over 3 months, and it has still not been resolved. Every time I call in to explain a problem with the home, the staff is very unfriendly and speaks down to me as if they are my boss and I'm the employee. However I am the one paying them every month. They give me the impression that I should never call back!!!!!\r \r 4. If the three reasons above are not enough to keep you away from home pointe, you should see a doctor. This company is absolutely unprofessional! I have rented through numerous companies and have never been treated so poorly. I am currently renting in the sacramento area, working with Janelle Nord of Homepointe. She has been nothing but rude, arrogant, short, disrespectful, and unwilling to communicate. I will NEVER rent through homepointe again, and will tell all of my friends and family to steer clear as well. I wish I would have read these reviews prior to signing a lease with them. How are they still in business, and better yet, how is Janelle still employed?? PS. I only gave them one star because I was required to rate them. Seems Like a Lot of Bad Reviews, and Not All of Them Deserved 2/14/2009

While there may clearly be some image rebuilding needed here, I have seen the other side of the equation and can say that not all of the bad reviewers have valid points. For example, it is quite common in the industry to have a ""deposit to hold"" on a property, which would then be forfeit if an applicant backed out of the deal. The bottom line for consumers is this- know what you are signing before you sign it. Take the time to scope out an area, check the crime rates through local law enforcement websites, educate yourself before locking in a deposit on a rental, and NEVER rent a property sight unseen or based on conditions which do not yet exist (renting a home in terrible condition because the owner/agent assures you that before you move in the fleas will be gone, the walls will be painted and the carpet will be replaced). Homepointe is a big company in Sacramento, and like any big company, they have a big target painted on them. As an upside, because they usually have a large amount of vacant inventory to choose from, they may tend to offer rentals for less money than smaller companies. Tenants need to weigh the positives against the negatives and decide for themselves individually. more

Horrible Property Manager 1/23/2009

I am currently in the process of working with Homepointe for a rental that me and my wife were interested in. The first problems we had were getting anyone to respond to our questions with true answers and not just more questions about us. \r \r After finally seeing the property and agreeing to a lease and price for the rental, they tried to tell us we had to move in within 14 days. This isn't possible since you always have to give your current residence a 30 day notice.\r \r Lastly, we got them to agree to a proper move in date. After signing the contract and giving them the deposit, they are now trying to change some of the terms of the contract a week before we are scheduled to move in. Also, we have spent the last 2 weeks getting our utilities setup, as well as looking at new furniture, to find out they are talking about refunding our deposit if we do not agree to their new terms.\r \r This is the most unprofessional, ""used car salesman"" like operation I have ever seen. WORST HOUSE MANAGEMENT SERVICE YOU WILL EVER HAVE 1/16/2009

Please, pleaseeee people do not use this people you will only get burn sooner or later. They are not profesional at all,not helping when you need the manger in charge of your home, not anwering your call for days. The office is worst. No one know anything.They're right hand does not know what the left hand. I would never, ever recommend these people to anyone. \r \r Very poor manage! When my renter left the house, she still continuee to charge her mothly management fee but yet no resident in the house. To get my refund it took her 4 months to get it. They're reason was this ""Your account had an error to which I corrected and your refund is in process""\r ""Sorry for the delay, the process has taken longer than I originally anticipated"" These are the words in the mean time 4 month of $80 a month she collected even though was no resident in the house.\r \r GOOD LOOK IF YOU DO IT!!! Do not even consider using Home Pointe 1/9/2009

I have tried looking at places the rent through homepoint several times now and it has never ended well. If you email them it takes them several days to respond. When they do, it is rare to get your questions answered. Simple questions like, ""what is the deposit for the unit"", ""How large is the master bedroom"" and ""Do you have a floorplan available"" never get answered. They will direct you to their website whether or not the information is on the site.\r \r They representatives are both quick to anger and completely incopetent..\r \r They ask you to fill out an application before you have inspected the property.\r \r They give the most restricted time windows to see their propreties (10 min windows and 2 random days of the week.).\r \r I am honestly suprised such a neglectful company can stay in business. Cons: They are bad every step of the way. more

The worst of the worst! 12/17/2008

Upon move in to our rental our agent documented a kitchen appliance as an ""as Is"" item. The agent explained the appliance was not in good condition and if it were to break that we the tennats would be held fully responsible for repair/replacement. The appliance broke 7mths later. We reported the loss and replaced the appliance. Two years later we moved out. We recieved notice that a police report would be filled against us claiming we stole the appliance. I had to remind the agent that it had been documented as an ""as is"" item which had broke. Its apparent HomePoint had never confirmed with the owner that they had taken it upon themselves to label this item as an ""as is "" appliance. To save their own butts with the owner, HomePointe blamed the missing appliance on us tenants. After all this, the agent actually had the gall to ask us to return the replacement appliance we had purchased ouselves to them! This company is unorganize, dishonest, and disfunctional!!!!!!! I wouldnt reccomend renting through this company, renting from this company, or working for this company. more

Could definitely improve in CUSTOMER SERVICE!!! 11/10/2008

I recently rented through Homepointe BEFORE reading all of the negative reviews. After getting off to a very rocky start, I researched the reviews, and it all made sense. In all fairness, however, with a little persistence, I did finally get the immediate repairs done, and return call from the rental agent. The biggest negative about this company is LACK OF RESPONSE. This is a consistent complaint, and I did experience it first hand. I work for a company that take's pride in Customer Service, so I have a hard time understanding why you would not return phone calls? Some of the complaints listed on this website are posted by homeowner's who couldn't get a return phone call. I really find this to be completely unacceptable. Overall, they are not too bad...but you have to be willing to be very persistent to get anything accomplished. The maintentance office is pretty helpful. Just know that they cannot approve repairs without running it through the owner, so unless it is an emergency, you have to wait it out. You can pretty much forget about getting a call back from the rental agents. They are non-existent once they get your money. Good luck.
