We wish we would have found Matt sooner. We were having a hard time being 2 1/2 hours away. He jumped right in and started immediately and has been working hard to fix problems we have had for years. When we haven't reached him directly, he returned calls promptly. more

I have used James to rent up rental properties of mine around ten times, and i am very satisfied with his work. I have a very nice home next to my residence that i rent out, so it is very important to get a good tenant because they would be neighbors also. I have never had an issue with Mike in regards to communication. From my experience he is on point when it comes to issues/needs of our property. Our whole goal in hiring a property manager was that we do not have to deal with the day to day headaches of being a landlord. Mike is very upfront on issues/expectations, he will tell you the honest truth (even if its not what you wanted to hear) more

You guys don't waste time and I actually believe you do all it takes to rent properties. It shows in how fast you rented my rental home last time.I think it took less than a month if I remember right. And when there was anything wrong (maintenance issues) , your company fixed it right away and even provided pictures of the yearly inspections. I was with another rental company years ago, and they could not compare to you. Shawn Collins is a great rental agent. Very professional and diligent with her work, and always stays in contact with her clients. more

Where to start... if there was a way to do negative starts I can promise you that's what their average rating would be. I'm baffled how a company like this can stay in business these days. They have hands down the WORST customer service in any industry I have come across, period. The story: My wife and I have been looking for a new home to rent and we had the unfortunate luck of finding one listed under their name. First of all, they will only show a house on a designated day and for 10 minutes. Obviously to consolidate the viewers and to create false action so people feel they need to get in the application and fee ASAP. But in a time sensitive situation like renting a home and playing the balancing act of ending one lease and executing a new one with little to no overlapping rent, you can see how that policy is asinine. So anyways, we waited the 5 days to see the home and was herded through it like cattle to fit within the allotted 10 minutes. Even then we liked the home so put in a full application. We have great credit and at least 3 times the verifiable rent with perfect rental history, so no excuses. We did continue to look because we read negative reviews about Home Pointe online. We actually submitted 2 additional applications 2 days later because we were up against the clock and Home Pointe is IMPOSSIBLE to reach, they don't answer the phone! So needless to say we were approved on the other two homes (one an agency and one a private individual) within 48 hours. We STILL heard nothing from Home Pointe, I honestly think they were waiting for more applications to come in so they could keep collecting the $60 fee. At the end of the day we still liked the Home Pointe home best so we gave them an ultimatum. We said we are going to sign a lease elsewhere unless we get this approved (it's been over a week).... they never called back. We signed the lease with the other agency. Renters: So the moral of the story is RUN! Don't walk but RUN from this company!!! Home Owners. Why on earth would you list your home with them? They don't show your house, they don't answer the phone (go ahead and try it), they treat renters like second class citizens, they are obviously more interested in collecting their fee's on multiple applicants than getting your house rented! I can guarantee any of the dozen other agencies in Sacramento will rent your house in less time and give you happier tenants. To the owner of Home Pointe: Get involved with your company or it WILL go under. In this economy there is no room for this type of operation! more

The property was left in less than perfect shape and Mike was able to find people at reasonable rates to get it cleaned up, fixed up and rented with what appears to be good tenants. I think it took about a month to fill. more

Answer to most HomePointe complaints MUST READ!!! 2/2/2011

I have a friend that is a friend of a friend that works for HP. Sounds like a leak to someone they seem to trust too much and this is what I heard. HP is all about SALES and MAKING MONEY, it’s like a mortgage company except they rent homes and these property managers are like mortgage loan officers that works on commissions. The more apps, clients, and home owners they bring in the higher their incentives and reputation. Because they only cares about NUMBERS AND DOLLARS!!\r \r 1.App Fee: The reason why they try to force everyone to put in an app for one particular property is so they can collect app fee; $30/person. If you are a qualifying person or not the home is only intended for one applicant, FIRST TIME renter is preferable so they can screw them later. This is why you don’t get a call back for 2 weeks to see if you qualify or not, 60 days if you know you are well qualified because after 60 days your app is expires. Normally all app are processed so don’t expect an app refund.\r \r 2.Customer Service: All representatives that answer phone inquiries are to be discreet about themselves and to redirect inquires as much as possible to delay. So you’ll hear a lot of “We can’t get a hold of the home owners” or “We need owners’ approval”. Directing calls to property managers that you can’t get a hold of but voice mails and directing to their web site. Other tactics includes, high speed talking changing one category to another and don’t give time for Q&A, very typical for a sales person. Rude and direct, haning up and walking away to finalize the conversation.\r \r 3.Late payments for Home Owners: Your tenant’s pays on time but HP pays you late? Because HP puts their funds in an interest gaining account. Funds need to be in that account for a full month to earn interest, kind of like a CD account. They can make a several more thousand by keeping your thousand dollar for 30 days. Then they blame it on a system issues or system GLITCH as their explanation.\r \r 4.Tenant repair request: You called in to request repairs, either no one comes out or they come to take pictures and is never heard from again. HP will delay as much as possible to make damage ware more than it already is. The purpose is the bigger the damage the more money it will cost to fix and its coming out of your pocket. For first time renters HP can overpower you and charge you higher. Secondly repairs are ignored so that whenever you decided to move out after you lease is up they can charge you extra on top of your deposit for damages. (Will state they never received repair request). If repair are fixed right away that means that the home owners knows about the damage.\r \r 5.Home Owners fee’s: HP will sometime’s keep ads up for clients to apply to collect app fee but will not lease it out, they can also collect advertisement fee and maintenance fee from the home owners. They will tell the home owners we can’t find a qualifying tenant to move in. \r \r 6.Raise of Rent: If you received a raise in rent, normally you would think it’s the home owners but majority of the time it is HP. They can raise the rent by $50 without letting the home owners know therefore HP will keep that extra. Usually these raise notice are mailed and with no explination why a raise.\r \r 7.Tenant and Home Owners: HP is the middle man between the tenant and the owners. HP will try their best not to have all three parties together at the property in fact will prefer not to have tenant and owners met at all or exchange info. If there are any escalations between tenant and owners HP will he held accountable. \r \r I am currently renting from HP....My repairs hasn't been fix for a year, I can not reach anyone but maintenance dept, that tells me they have to get ""Owners approval"", been 13 months with HP, they have just raise the rent for the second time, and I dont' know who the home owner is to let them know their roof is about to claps. more
