I have been pleased with CJ Real Estate and their staff for the duration on my tenant management. They are friendly, fast and work with tenants to find solutions.

Worthless.....think long and hard before you sign a lease w these people. I've lived here four years and they have broken a verbal agreement about replacing carpet not to mention their maintenace department is incompetent to say the least. Recently, I had standing water in my kitchen sink for a week straight, it wasn't until I threatened to withhold rent payment that I was able to get anything done. There are several quality real estate managment companies in town, CJ Real Estate IS NOT ONE OF THEM.\r \r more

***Warning Most Fraudulent company in the world. they are thieves and they lie. I am also another owner and they were charging me for fake repairs. this company needs to be sent to the better business bureau. some repairs were never authorized. and when an appliance broke they said blue water maintenance will replace with new unit. however they replaced with used refrigerators, used stoves and charged me the cost of a new unit. They would lie and say the tenant needed the repairs however they were pocketing the money all along. Jim and Christy are both liars and should go to jail. DO NOT DO BUSINESS WITH CJ REAL ESTATE. I had the exact same experience as MEGMUR. CJ was not honest with me about the credit situation of the renters they placed in my home (Chapter 7 in 2009). They also failed to tell me about the complaints that other property management companies filed againt them. Blue River Maintenance is a scam. I actually have proof that they charged me for work that wasn't completed. They do not return phone calls or emails. The renter's moved out after 10 months and are filing Chapter 13. After all of the money in maintenance fee's, repairing my home, and not getting paid the full amount for rent (for 7 months), this experince has cost me more money then it would have to let it sit vacant. more

Do NOT collect $200.\r \r Wish I could give them a minus (-5) rating!\r DO NOT DO BUSINESS WITH THIS COMPANY, THE ARE DISHONEST!\r \r We, unfortunately are out-of-state property owners and we did not actually hire this company but were part of an acquisition, and we did not actually check them out before we continued with them. BIG MISTAKE!\r \r Over the last five years they have given us felons as tenants, and tenants with bad credit. All of which came back to bit us. We have lost thousands of dollars with them in tenant income because of their bad management.\r \r We also have spent thousands of dollars in unnecessary repair bills. They will do repairs without authorization and charge for it. Since they own and run their own maintenance company BLUE RIVER MAINTENANCE, they jack up the repair work, or more truthfully they charge you for repair work they don t actually do.\r \r We recently had a tenant move out that destroyed our carpet because of dog urine all over the place. The total place had to be re-carpeted. CJ Properties refunded the tenants deposit instead applying it to the cost of the replacement.\r \r The tenant signed a contract stating that damage to any of the appliances was their responsibility. They destroyed the dryer which had to be replaced, and CJ Properties said it was normal wear and tear and didn t charge the renter anything for the replacement.\r \r CJ Properties do NOT work for the good of the homeowner! Do not rent from them!! They are liars and theives!! They are harassing me for money I do not owe them and turned me into collections. They did not even send me a notice until 9 months after my lease was up. My townhouse looked better when I moved out than it did when I moved into it. They would not meet with me for a follow up walk through to go over anything that needed to be fixed. After paying $500 for professional cleaners to clean the carpets (CJ's policy for all tenants) they told me there was a strange smell (that is all they said! no stains! NOTHING!) just a strange smell that was from the carpets being shampooed and to open the windows for a day. I even had the cleaners come out and shampoo AGAIN! Then 9 months later they said they replaced ALL the carpet due to ""pet stains"" and expect me to pay for it. After hearing from my lawyer stating they actually owe me money for the deposit, and to contact my lawyer for any further action, they still harass me about paying them. more

WHEN I MEET WITH THE LEASING AGENT I TOLD HER I HAD A SEC 8 VOUGHCHER SHE KNEW WHAT THE LANDLORD WANTED FOR THE HOUSE BUT YET THEY STLL HAD ME MAIL MY APPT FEE OF $40. I TOLD SHERRY WELL SINCE THEY WON'T ACCEPT IT THERE IS NO NEED FOR YOU TO CASH MY MONEY ORDER AND RUN A CHECK ON ME, SHE STATED SHE HAD ALREADY STARTED MY APP PROCESS. THIS PLACE IS HORRIBLE THEY LIE, THEY ARE NOT HONEST AND THEY ARE OUT TO ROBE GREAT TENANTS. AFTER TALKING TO SHERRY TODAY I THOUGHT I NEEDED TO DO A BACK GROUND ON THEM AND COME ACROSS ALL THESE BAD REVIEWS HAD I SEEN THIS A FEW DAYS AGO I WOULD HAD NEVER SENT MY APPLICATION FEE WITH MY DEPOSIT.. IF THEY NEED IT THAT BAD THEY CAN HAVE IT!! NOT GOING TO DEAL WITH CRIMINALS. SHERRY IS LOOKING INTO ANOTHER UNIT FOR ME WELP NO THANK YOU I'M GOOD!!! I wish I could rate this place a 0. When we moved in there were still people moving out. The carpet was torn up and the agents had promised to fix it. The entire year we lived there nobody fixed it, despite several attempts to call them. The agents never return our calls or take initiative for any problems with the house. As soon as we moved out, they tried to blame the damaged carpet on us. They not only didn't give us our deposit back, they tried to charge us $1600 extra. When we finally pointed out that we had listed all of this stuff on our walk in sheet, they lowered it to $200. Which is outrageous! This place is a joke, and unless you liked getting screwed I would suggest to stay away. They are only looking for the highest profit margin and do not care about their tenants. more

THE WORST COMPANY EVER 6/29/2011

I wish i didn't have to even give them a star either. Well lets see... where should i start. I tried to rent a duplex and they rented it out from underneath me. I should have known then to run and run FAST! Then they half way tired to get me ""won"" over buy telling me about these ""GREAT"" deals they could give me on other duplexes. So i bought it and did the walk through with one leasing agent... who then ended up leaving the company for whatever reason and they placed me with someone else who was 2 hours LATE to my signing. She ran through the walk through and basically said sign all this i gotta go. The place looked nice and in decent shape so I did. Then the next day i moved in. After and LONG day in the middle of June it gets pretty hot and your pretty worn out and a shower is in order. NO HOT WATER. So i call maintenance and oh wouldn't you know we can't get to you for 3 days. I DIDN'T HAVE HOT WATER FOR A WEEK. Not to mention my A/C didn't work for about 4 days and finally my uncle who is a heating and cooling guy had to come over and fix it. I then called the office because i had ROACHES in my duplex. Their response they are from the tree in the backyard, not much we can do about that. the list goes ON AND ON. Lets cut to the real reason i'm writing this. MY LEASE ISN'T UP UNTILL TOMORROW. MY LOCKS WERE CHANGED THIS MORING, AND THERE IS A LOCKBOX ON MY DOOR. They proceeded to tell me i had not given 60 days notice... when in fact i have 65 days notice but no one would e-mail me back I called everyday and the leasing girl just so happened to forget EVERY DAY to contact me. PLEASE PLEASE PLEASE do yourself a favor and learn from all of our mistakes DO NOT RENT from this company. They want NOTHING to do with you all they want to do is sit on their A**ES, take your money and get paid. BY THEY WAY... if something changes they don't inform you of anything... so good luck finding out... and if you need something fixed i hope you have your own maintenance guy cause theirs (BLUE RIVER MAINTENANCE) won't fix ANYTHING. more

Worst company I have ever dealt with! It is impossible to get a hold of anyone in the their office except for the lady for people looking to rent a place(convenient). And all she does is transfer you to the number you just called that no one answers. I was unaware of the 60 days notice(admittedly my own fault) so when I did put it in I expect my lease to be up 60 days from then. However they claim it is 60 full calendar months so I had to pay for an entire month instead of a prorated amount. They were nice enough to let me out of the lease on time if it was rented however I would lose my entire security deposit and still have to pay half of next months rent. How this makes sense is beyond me it totaled out to be more then just paying the extra months rent. Also when Deanna told me all of this I ask if she knew of Missouri statue 441.050. She promptly responded by telling me I can have my attorney contact them and then hung up on me. And thats just getting out of the lease. My only maintenance request for the year I was there was that my A/C did not work. I called and they told me they were really busy and would try to get to me within a couple of days. 4 days later I still had no AC. When turning on to my street I saw the maintenance man at another unit so I assumed I would be next. 30mins later I looked outside and he was nowhere to be found I called again and they said they had no record of my calling!! I still am in the process of getting out of my lease so I can only imagine how much they are going to charge me after I move out. I payed rent on time ever month and this is still how I get treated. DO NOT RENT FROM CJ PROPERTIES! Cons: everything more

Do not Rent From this company 6/17/2009

We have unfortunately lived here for a year and cannot wait to leave this place. We had issues with neighbors and contacted company because it was an unsafe situation for the entire neighborhood. Our emails and phone calls were ignored and not returned, when we finally did get a hold of Christy Jones, she blew us off and basically hung up on my husband. It is not a safe place for ANYONE. Do yourself a favor and find different people to rent from. When we moved in the place was filthy, cobwebs, everywhere, food in cabinets, crumbs in drawers. We complained it wasn't clean and they said they would clean it again, a week later(after they had our deposit) nothing had been cleaned. They called to say they would come to fix a few things that were wrong and it took 3 months, kept saying they never received maintennce request, which was funny since I kept getting called saying they would be there and then never showed up. more

Consumer Warning!!!!!!!! Terrible Company. 6/4/2009

Upon moving into this apartment it appeared fine. The woman showing it to me was kind of rushing me through but I didn't think anything of it. The second night I moved in I woke up to fleas everywhere! (I do not have or ever had any pets) When I went to the office and spoke with the management about all the issues (windows wouldn't open, molding coming off, apartment hadn't been cleaned, dirty carpet, no lock on the garage door, etc...) she started yelling like a mad woman saying SHE was upset. What an idiot!!!!!!!! Your upset that I'm telling you your apartments have fleas? How do you think I felt waking up to them? I would urge you not to do business with this company. I've read some awful reviews from others and I guess I am one more unhappy customer. Cons: Incompetent, idiotic staff/Overpriced/Fleas/Dirty more
