Brandon came by and quickly diagnosed the problem with a cracked on-demand water heater, quickly crawled into the rather nasty crawl space below my house to assess the existing piping, and located the mother-in-law suite water shutoff valve buried under soil. All of this during a wind and rain storm. Well done, Brandon!
