I'm writing to those other parents out there like me who have to cosign for your children to be able to rent. I was so surprised at how well Emerald treated my son and his roommates! They had rented a large older home that tended to have lots of leaks and problems. Emerald always sent wonderful repair people immediately for every issue. Emerald treated the students very nicely, always answering their questions, and always responding in a timely manner. Emerald even refunded 100% of their large deposit which was incredible as the previous property mgment firm in Eugene kept money for problems that existed when the kids moved in. (They refunded it when given photo proof with dated newspaper - make sure to take tons of photographs before moving in and after the clean up at move out time). Do everything that is on their list to clean. Emerald's maintenance people are the best! They try hard to solve every problem and are so courteous. The front desk people aren't the friendliest but they do their job ok. What really matters is management and Sara in management is great! Before renting, ask for the past year's EWEB statements (which Emerald bills you for) on any house - otherwise you might be unpleasantly surprised by super high electricity bills (not Emerald's fault, it's just that electricity in Eugene is high especially for an older home). All in all, I was extremely pleased with Emerald. Very efficient, and honest.
