Terrible Practices 4/17/2009

Recently our neighbor has brought to our attention that JLS incorrectly located the property lines of our home, our neighbor's home, and the home bordering our neighbor's house. JLS has offered to cut out our driveway and re-locate it in such a manner that it would make our garage unusable unless they pour a concrete turnaround that would encompass 2/3s of our front yard. They feel this is a reasonable solution, we disagree. We have contacted the county and our neighbors would not be able to fence their property as it currently is situated because the setbacks would not be within code (at least 6 feet away from our front door). There is also a dangerous, dying tree that overhangs our house and we had asked to have them remove that prior to closing. Their realor said she spoke to the construciton manage and that the tree was on county property and since that propert is part of a greenspace, we would need to deal with the county. We closed on the house thinking we would clear this up with the county. After much back and forth with the county, they showed us the site markers and informed us that JLS is incorrect and the tree is on our property. JLS is now refusing to remove the tree even though this was a condition of our closing prior to JLS's representative misrepresenting the issue. JLS' construction manager and his immediate boss also blame the developer of the subdivision for the errors in property lines because the developer spray painted the lot numbers incorrectly on the curb. So JLS is basically saying that this would be the reason why they made such an enormous mistake of situating our house improperly, locating our driveway on a 3-foot corner of our neighbor's lot, locating their front entrance on approximately 2-feet of our corner lot...because someone spray-painted the lot number incorrectly. I would hope they had better quality control than that but apparently I would be incorrect. They are liquidating 70 homes by the end of April at a loss, probably to secure their cash position and keep the banks from drying up their lines of credit. Please stay away from them. We bought from them when it was the height of the market and times were good. Imagine how they will treat you when you have a problem, since you are buying from them at cut-rate prices. Pros: The house seems to be structurally sound Cons: Too many to mention in one line more
