I love living here. When anything breaks they are instantly at my apartment. They do not charge for services that are beyond your control and the pool is awesome.

Worst

By the looks of it the Community looks Nice. but you have to deal with the rude office staff. That make you want to smack fire from their as*. They talk to you how they want after...

I am passionate about helping people find truthful reviews no matter where they look, especially with me being so desperate for my own lease to end here! So yes, you have seen this review on other hosts. Safety and peace of mind are important!\r \r I have lived here at Orion for almost two years now. My primary complaints are about things outside the apartment itself. The first being their posted hours for things like the pool and front office. Those are more like GUIDELINES. And not even close ones. Consistently the pool is never opened until close to noon, though the sign says 10am. The office is locked up tight when I go to ask why, with no note whatsoever as to why. And this is even after they sent out a fresh memo on pool/office hours. Laughable. Maybe they cannot read their own memo?\r \r Secondly, the parking if you live in the front of the complex is just awful. People from the other buildings will park there to be close to the gate, preventing people who actually live in the first more

I am passionate about helping people find truthful reviews no matter where they look, especially with me being so desperate for my own lease to end here! So yes, you have seen this review on other hosts. Safety and peace of mind are important! I have lived here at Orion for almost two years now. My primary complaints are about things outside the apartment itself. The first being their posted hours for things like the pool and front office. Those are more like GUIDELINES. And not even close ones. Consistently the pool is never opened until close to noon, though the sign says 10am. The office is locked up tight when I go to ask why, with no note whatsoever as to why. And this is even after they sent out a fresh memo on pool/office hours. Laughable. Maybe they cannot read their own memo? Secondly, the parking if you live in the front of the complex is just awful. People from the other buildings will park there to be close to the gate, preventing people who actually live in the first buildings to park where they need to. Many times my boyfriend and I have had to park five buildings away at night because of no spaces. Management and maintenance actually make the situation worse with their fleet of golf carts, there have been a few evenings where 3 to 4 parking spots were claimed by single carts in each. Third, the apartment itself. Size is good, and at first glance it looks fantastic. But the longer you live there, problems are painfully apparent. The toilet keeps breaking, they cannot seem to get a maintenance guy who can fix it properly. The ceiling in the bathroom is falling down one bit at a time. The AC unit is from the 70s, and never reads accurately, so it runs either all the time nonstop or barely at all. Bill this month was $200. And that was -with- turning it off during the evenings for 6-8hr stretches. Their solution? Change the filter. Right. Cracks down the walls and across the other ceilings. Previous (poor) paint jobs attempting to cover them very quickly became obvious and scarred as well. Fourth, the entire time I have lived here the ""grass"" in front of my building has been a mud pit. No landscaping attempts to re-sod or seed have been made. If it rains, good luck. When it doesn't, there are fire anthills all over. In addition, there is a 5inch exposed pipe that if you did not know was there, you'd sprain your ankle. Frankly, they are lucky that in 2 yrs people have been intelligent enough to pay attention and not sue them over it. Probably also lucky children do not live in this building, that is enough to break a small child's leg, etc. On top of all that, I will say the complex is -usually- quiet. And whether it remains so depends on your luck of the draw. Never had a problem the first year. The second year we got a neighbor with a surround sound that feels the need to entertain all three floors with it at any and all hours of the entire day and night. Not just movies, but music. You could escape it only if you buried yourself in the bedroom with fans on and the door closed. Overall, not the worst place I have lived, but certainly needs a LOT of improvement with their maintenance and management team. That lot, by the way, you will see riding around constantly on their golf carts, which I can only presume is just to look busy, since the simple things mentioned above never seem to be cared for. Where Do I sign Out!! 8/31/2010

Don't return calls and wait days to tell you when you have a package delievered. The Fitness center equiptment stays broken, what seems like 100's of little bratty kids around all the time, there is no telling when the gate is going to work or go haywire and the damn stick falls on your car!! I only had one maintenance issue but that took four days to fix. And one time I had a Maintenance guy fill a "work order" for something I had never called in about and that wasnt broken. So someone actually came into my apt and claimed i requested a something to be fixed that wasnt broken and left a piece of paper that said he fixed it.. Crazy! My car was hit twice while parked. And I had two neighbors whos smoke alarm went off o that triggered the sprinkler system and ruin everything in thir apartment!! more

Great location 6/11/2009

I decided to live in this apartment b/c it was close to 400 and easy to get into Atlanta, as well as, easy to get to work (Roswell). The people in the office have been friendly and helpful. more
