Orchard Landing

This place is horrible. I've been living here for about 5 months and they are absolutely horrible. The management is a mess. The supposed manager Christina is unbelievably rude and, honestly, should be embarrassed of herself. They never answer their phones or listen to their voicemails. Their voicemail box is always full. If anything is broken in your apartment, don't even bother calling management, Christina won't even answer your call. You're better off going there in person and telling them to fix it. more

I just moved in a 1 bedroom and I love it. The staff was extremely courteous and professional. I loved how the process to move in did not take long and that they are the only complex that has 1 bedroom under $1000 that includes a washer/dryer inside. iwin!! I love my new apartment!! more

Ok Orchard Landing does not have a Fitness Center or Tot-lot and Picnic Areas..plz False advertising and for few month there no street light outside the apartment making it dangerous.. if there's something broke or needs fix in your apartment the new management doesn’t care .. You will be waiting no matter how small the job it is, you will be waiting and when they do come they will not finish repairs and you be waiting again or to come back .. But you are paying over 1000 a mouth. You have no lights outdoors, the children parks or broken down trashy and not safe oh you can pay less and live hood and get same kind service they give you here or even better.. You don’t believe me .you are welcome to and check out for yourself and if you come at nigh bring a flash light more

Good: I like the renovated apartments appearance. Everything is new and the 2 bed 2 bath apartment (1050) is spacious enough if you don't have huge pieces of furniture for every room. The main bathroom is very big and nice with a linen closet inside. There is a small pantry beside the kitchen. The master bedroom has a smaller bathroom with a walk in closet.... Bad: There are no renovations on the wood beneath the carpet so if you can't take hearing loud footsteps over your head get a top floor apartment. My neighbors above me are extremely rude. They know how loud it is and they continue to stomp throughout the house. I can hear their bedroom noises. It's driving me insane. I don't even sleep because they are always up at unreasonable hours of the day. I would literally have to blast my TV in order to drown out the noise. I'm in my 20's by the way.. Improvements: Strict rules on outside noise. No kids playing ball by my car. No pretending to be a DJ while cleaning your car in the parking lot. Some type of solution to the amount of noise that comes beneath your floor to the apartment below you. Clean the cigarette butts, finish the fitness center which doesn't exist. Renovate the hallways and the dirty stairs. The fridge sits in a corner so I vote to move the hardware to benefit that apartment. I shouldn't have to go in a corner to get something out of my fridge.. Other: Other benefits are that the walls are thick so nothng is heard there, there are no shootings as of yet, no vermin of any kind, I don't smell any weed in my building during business days, and my car hasn't been stolen or broken into. Thank GOD there aren't any adults living above my child's room because who knows what would be heard... SMH.. Needless to say this place appears to be very nice but I will not be renewing my lease.. more
