The only upside to living at Orchard Glen was my neighbor, she was a sweetheart! The apartment manager is mean and inconsiderate. The front desk woman is rude. The main maintenance man is hateful. The heat and ac has terrible circulation... freezing upstairs in the winter (I literally had a relatively thick coat of ice on the window) and hot as heck upstairs in the summer, easily a 15 degree difference from downstairs. Horrible mold!. When I notified maintenance about the mold after bleaching it away a couple times they just painted primer over it and once again the mold returned. Then upon moving out they charged for everything... don't bother cleaning when you leave! I clean for a leasing company for living, my apartment looked as good when I left as it did when I moved in. They charge for anything they can come up with. I was warned before I moved in of the insanity of charges upon moving out but did not listen. Please listen to me!!! They will charge you more than your deposit was more

I have lived here for 8 years. I started in a 2 bedroom and upgraded to a 3 bedroom townhouse. I love this place. The maintenance staff is friendly and very efficient. When something needs fixed they are there within minutes to fix it. The front desk staff is nice. Have been crappy a couple times but I don't go there to visit. The lawns are kept nice and they give free flowers in the summer. Halloween is very safe and you will have lots of kids if you choose to pass out candy. The price is unbeatable! We pay top scale and couldn't find any where else in btown to compare to what we have here. Heat, water and trash is paid. Our kids 15 and 10 feel safe and ride bikes everywhere. Many different races live here but everyone is like family. My neighbors are awesome. Couldn't complain. No pets is a downfall but I personally wouldn't like walking out and stepping in dog crap or having a loud animal in the apt next door. Trash dumpsters are dumped often so without the lids the more

You will not believe this! They removed all the lids off the dumpsters. While they are partially enclosed, they have a large opening on one side. My big worry is that this will attract rats and other animals. This summer when it ge't warm think of all the flys and the smell you will have to put up with! What were they thinking? If the lids are not put back on the dumpsters I would think twice before I move here. more

You will not believe this! they removed all the lids from the dumpsters! Yes that is what I said the dumpsters don't have any lids. They are inclosed, BUT they have a large opening on one side and the gates are not solid. My big concern is now rats and other animals can get into them. Not to mention the flys and bad smell this summer. What about when it rains on the garbage and the water runs onto the street? This was a very BAD choice on their part. Until this is corrected I would not move here. more

I?m only writing this review because I feel so blessed that we found Orchard Glen that I wanted other people to take advantage of this great place. Here are a few reasons why I love Orchard Glen:\r \r ?5 min. from Wal-Mart and Sam?s Club. Close to several Shopping centers. \r ?Across the street from the elementary school. \r ?Quiet neighborhood with roads with little enough traffic that the kids can play in the street. \r ?The grounds and the apartments themselves are very well kept. (Don?t be fooled by the amazing price. Then price is not a reflection of the quality of the apartments.)\r ?Whenever I have called for maintenance they have always come within 5 min. and fixed the problems quickly. \r ?The 4 bedroom is 1300 sq. ft. and we only pay about $540 a month! \r ?The bus comes right through Orchard Glen and goes by Wal-Mart, downtown, the University and the Mall. (Students ride the bus for free so although it?s not close to campus, you don?t have to spend gas money more

1. I rented from O.G. for a little over one year after living in B-town for 4 years prior in nice a two bedroom apartment. 2. I LOVED It here. The maintence crew was tops! Everything was fixed easily and I never waited. They were friendly and not creepy. (If you are a stay at home mom you sometimes can be uncomfortable out by men coming into your home, These guys are super polite and know what they are doing. I read this site before I moved in and was terrified by the idea of the hostle staff but was pleasantly surprised. You are paying your rent, not going to a spa. I'm not sure what some other writers wanted from the upfront staff, but all my needs were met and I was happy. I didn't feel disrespected. 3. I wish we would have moved in 4 years earlier becuase it was actually cheaper to have a three bedroom townhouse at OG than our two bedroom apartment. We did have a cat in our other place and got rid of him to come to OG. That saved us $$$. We got a fenced in back yard, more

OG was a clean and quiet place to live. I liked having all the kids around and felt safe here. At Halloween the management stays late and they drive around in little golf carts handing out treats and making sure all the kids are safe and no mischief is going on while everyone is out and about. Really fun place and the front office tries hard to keep things fun. They give out lots of free flowers for you to plant if you want in your yard. It really added color and was free. I lived in this apartment complex for couple of years only because I could not afford another place. \r Pros:\r 1. If something needs to be fixed it gets fixed easily ( Although sometimes they may want to make you pay for it)\r 2. Inside of the apartments are nice and when you first move in it is very clean. \r 3. I had no problems with my neighbors ( although I heard other people complained about theirs in other circles such as: fighting loudly, possible drug use, standing in front of their door and staring others etc)\r Cons: \r 1. Management is very disrespectful ( except one lady, the manager, two sisters and the leader of the maintenance crew are rude)\r 2. My apartment is a great rent rate (they go by your income) and it's spacious.But it seems poorly constructed, bad ventilation with poor heating ducts. My house seems to be Scorching hot upstairs and freezing downstairs. The paint on the walls is starting to flake off. My water hookup in the backyard doesn't work.\r It is a very nice community with a school and a park. The complex also has little mini playgrounds throughout the complex for the kids. There is a sidewalk through the entire complex, it needs some work in a couple places but I have noticed they are slowly repairing it. We just got new siding this past year, and they are making more renovations to the place it seems. People seem to be quiet, except for a couple neighbors, but overall it's a low key community with lots of families and children. \r The Office staff is Extremely Rude, not helpful, just plain bitter it seems. The main advantage of living here, besides the low price, is that is is away from campus and partying students. Most of my neighbors have been quiet and respectful. There's lots of Chinese and Turkish graduate students that live here, and they don't cause problems. The maintenance people generally come and fix problems the same day you call them. Yes, the office staff can seem like pit bulls sometimes, but they nevertheless do their jobs. If you keep a sense of humor, it's not a problem.\r \r All and all, this is a nice place for new families, grad students and even retirees. There's a nice city park adjacent the the complex, which is great for kids. You don't have to sign a long-term lease to live here--just give them two months notice and you can move out. What else can you ask for? more

Great neighborhood. Very well kept apartments and grounds. Rude office staff and head maintenance person. Take DETAILED pictures when you move in and when you move out. Prepare to lose your security deposit and incur extra costs for normal wear and tear. However, if you take them to court, you have a good chance of winning. Be aware of your tenant rights.\r \r "Normal Wear and Tear is a vague term and means different things to different people. So protect yourself. \r Damages are actual things in the apartment that you or your guests actually break - such as a window or a hole in the wall. \r Normal Wear and Tear may include things such as faded paint - you yourself did not cause the paint to fade, thus you would not be responsible if and when the landlord decides to repaint."\r \r Otherwise, great place to live. We moved in several months ago and love our apartment. They keep the grounds very clean and are very attentive when you call with a problem. BUT......when the maintainance guys come to fix it they make you feel like it's your fault when it could be old stuff. The office staff is horrible. They are rude and very critical. I hate to have to call them at all. We have had some pest problems that haven't been addressed which is turning into a problem. more
