\r This is the absolute worse property management service I have every encountered in my life. From day one they never, ever fixed anything. There was always an excuse. They want their rent on time or they will charge you 15% late fee’s, but you can’t get anything repaired. WTH! It was constantly one thing after another; they just frustrate you to the point that you just stop calling to have things repaired because you knew it wasn’t going to happen. I gave them a 2 page list of things wrong in the unit when I moved in, not to mention the unit wasn’t clear prior to my moving in so I got the pleasure of doing that, and then the only thing that was fixed on my list was replacing the stove and that was only because I literally couldn’t use it. It looked like they got it from a junk yard. It literally had pine cones in it and wouldn’t lite. Then there was the RAT problem. I notified them around 8pm on a Wednesday evening and it took their repair person until Friday to get there, and I still had to call and bug them, and what’s worse is in the end I ended up paying for someone to fix the problem, and even though they agreed to reimburse me they didn’t claiming “We sent someone out.” I swear every time I notified them of a problem I had to email, fax, and call before someone would acknowledge I had submitted the request. LIT Property is a classic example of what a SLUM LORD looks like. Don’t rent from them unless you plan to spend your own money fixing someone else’s property, because they are a day late and a dollar short on fixing anything for you. I will say this, their maintenance guys are very nice and respectful that is if you ever see one; unfortunately they are also over worked hence their inability to show up to fix anything.\r more

So reading the negative reviews, I felt compelled to write one of my own.\r \r Overall since moving in 3 months ago I have had a very positive experience, especially with regard to maintenance. The guy who flips the apartments for new renters is definitely a bit of a pill - sighs/complains pretty much the whole time. But the usual maintenance staff are efficient and polite. Since moving in we had a garbage disposal issue, a roof leak, carpet replaced, and now had to have a whole cabinet rebuilt - all of these were taken care of within a day or maybe two of reporting the issue. The most recent experience I had, I emailed the maintenance supervisor on Thursday morning, Friday morning a guy is here to look at the issue and is coming back to fix it today.\r \r I get the feeling I am in one of the nicer properties, but it seems like if you pay your rent on time and do well by them, they do pretty well by you. more

If you are looking for a ""Slum Lord,"" then LIT is your top pick. The day I received the keys to my new apartment, it was filthy, had the water, gas, and electricity shut off (even though the lease states I would have days to switch the utilities into my name). The drains were clogged, the refrigerator smelled like rotten food (this was later replaced with a leaky, rusty, used fridge), the washer/dryer combo was broken (this was removed after 8 months of trying to have them repair it and finally telling them I refuse to store their broken appliances), and the list goes on and on. I was also told the day I signed my lease I would have to pay a $50/month water fee. The only reason I agreed to this was that I thought I would have a working washer/dryer unit. Every time I made a maintenance request, I had to spend weeks on the phone and deal with multiple visits from the maintenance crew before the issues were dealt with (not necessarily repaired). When I discovered my AC was broken, I had to suffer through weeks of my apartment being 80+ degrees inside. The maintenance man kept insisting it was not broken because the unit turned on. He even brought a tool which took the temp of the room, 83 degrees that day, and still insisted it was only that hot inside because I had opened my door 4 times that day going to and from work. Absolutely crazy! The bugs were out of control because they are too cheap to have regular pest control. Their apartments are poorly maintained, and I would not recommend anyone to use this management company. more

Their leasing agent was able to help me pick a few out and I was viewing them within one day. I was able to get the one I wanted and lease very quickly. I was also given the option for rent of autodraft or I could pay in person. I would recommend the company to anyone - they know their business! Pros: null Cons: null more

A Horrible Experience! 9/18/2008

I had a horrible experience with Living Intown. The apartments are reasonably priced, but I don't think it is worth it. For starters, there was always something broken, so they were constantly in and out of your apartment. It took me several months (and about $50 worth of pesticides) to control the insect problem. I still ended up seeing them periodically. They also sprung a $25/month water charge on me as I'm signing the lease. You can't trust what they say either. I had problems throughout my lease and I was told that everything was okay and not to worry about it. That wasn't true. They charged numerous fees for things I didn't do. I have never had a problem with a landlord in my whole life (I am 30 years old). I wouldn't advise renting from here. They manage a lot of properties intown, but there are other options so just keep looking. Pros: Would be great if they took care of the building Cons: Limited parking, ro*ches, Car and home break ins more
