JUST PURCHASED A PROPERTY IN TERRACE TRAIL, I'VE READ ALL THE REVIEWS AND ITS REALLY SAD TO THINK THAT A MANAGEMENT COMPANY WOULD TREAT PEOPLE LIKE THAT. I HAVE BEEN TRYING SINCE I CLOSED IN LATE OCTOBER TO FIND OUT WHO TO CONTACT IN ORDER TO GET MY MAIL BOX KEY WITHOUT SUCCESS. I NOTICED THAT THE GROUNDS HAVE NOT BEEN TOUCHED SINCE I FIRST SAW THE CONDO, I DONT EVEN KNOW IF THESE GUYS HANDLE ""THE TERRACES"" LEFT A MESSAGE TODAY SO I GUESS I WILL SEE HOW LONG IT TAKES FOR ME TO GET A RESPONSE, I AM NOT IMPRESSED AT ALL AND I DO HOPE THAT THINGS CAN IMPROVE FOR THE BETTER. more

Great Company 3/28/2011

I do not understand the bad reviews with this company. Horizonz Property Management has been the greatest, everyone I recommend to them also tell me they are the best. They are on time, pay attention to customer needs and communicate very well. I have had some very bad property management companies in my day so it really baffles me that they have some poor reviews. Maybe they might have these company mixed up with another company. Trust me, you want these people on your side ! Thanks Horizonz Property Managment, you made my life a whole lot easier more

I recently purchased a property in which Horizonz Property Management handles the HOA. The employees were very helpful in explaining all the items in my community covered by the HOA. They didn't mind sending me any and all of the information I requested. They were more than willing to take time out and speak with me. I enjoy working with the team at Horizonz! more

Greatest Management Company Ever 4/8/2009

This mangement company definatley follows the rules. Although as a homeowner I someitmes never wanted to admit my faults horizonz worked with me t make me understand the rules. Becasue rules and regulation were set it made me understand more and realize those expectations and rules are there for a reason. Key thing is rules work. Worst Property Management Company in existence! 10/3/2008

Unfortuantely, Horizonz was selected as the property management company for my subdivision. I have never experienced such horrible service from any company. Trying to communicate with anyone with Horizonz is a task. It takes days for phone calls or even emails to get returned - if at all. They do not enforce any covenants of the community and blame homeowners for this. Letters, emails and flyers are always horribly written and full of errors. They always claim to be working for the homeowners but consistently provide rude answers and treatment. When asked about financial discrepancies or reasons for lack of service and management of the property, they get defensive, blame others or simply don't respond at all. The owners of the company have even yelled at homeowners in a meeting when they were being questioned about various (valid) concerns of the community. There is nothing positive to say about this company. They don't manage the property or even understand the concept of decent customer service. Pros: ABSOLUTELY NONE!! Cons: Too many to name. Horizonz Property Mgmt BEWARE! 9/30/2008

Customer service is at the bottom of the barrel for Horizonz. A company that was place over a brand new subdivision with little to none management skills. Horizonz never follows through on their word, bad record of returning phone calls & solving issues. Instead of enforcing rules/covenant they just raise the HOA funds every year. If the homeowners of CP could overthrow this lousy company we would! With this being my first home purchase I would have to say I received better service in an apartment complex! The landscaping has diminished since day one, sprinklers system have not worked in over a year, pool is a disgrace (personally I would like my money back on that), parking system is the pits & is not enforce consistently, very poor management skills, and currently homeowners are experiencing yet another issue concerning water usage & meters not working!!! As a mgmt company Horizonz should be supporting us on accomplishing tasks within our subdivision but yet homeowners are for every in a constant battle for answers & resolutions. They never own up to anything. They are very good at pointing the finger in the other direction or they just simply do not have the answers. NEVER HIRING THIS COMPANY FOR ANYTHING!!!! ANYTHING!!!! How can you be a management company can you can't manage anything!!!!???? Worst experience ever if you see their name. Incompetent 9/29/2008

Horizon consistently provides the worst service I ever experience in my entire life. They manage my HOA and are responsible for providing services to the homeowners in my community. Horizon failed to develop a plan to manage my subdivision. They never can provide answers to any of the homeowner?s questions. Any competent company would have a plan of action for the parking situation, the water bill, the landscaping company, the pool or any of the issues we the homeowner?s at Cascade Parc face on a daily basis. Horizon continue to charge the homeowners a fee to maintain OUR clubhouse and pay utilities; however, the builder Sharon McSwain uses the clubhouse to conduct their daily business and as a sales office. The homeowners can not use the clubhouse that we pay for during business hours. How ironic is that? Is Horizon doing what is best for the homeowners or the builder? Horizon Property Management is incompetent and I would not recommend you hire them. The homeowner pay monthly HOA dues and we still have to clean and patrol our community, provide security for the pool to keep out violators, clean the pool area and pay the highest water bill in the city of Atlanta. Pros: I can not think of one good thing Horizon has done Cons: They are incompetent and have the worst customer service more

Horrible customer service 9/29/2008

Customer service personnel rarely addresses your concerns. You may have to call on numerous occasions (may I mention you may have to leave a message and may not speak to a live person) before anything gets done. It seems that the management fees are mainly for their payroll rather than maintaining the properties. Companies like this should not be in existence! Cons: Too much of customer talking with little action on Horizon's part. Not recommeneded to anyone! more

Horizonz Property Management is Incompetent 9/29/2008

All I can say is they are incompetent! I'm a current homeowner where Horizonz Property Management is the property management company. They never, ever enforce the covenents but they are quick to send homeowners bogus violation notices. I've received 2 bogus violation notices from Horizonz. When you call them about the bogus violation notices, they'll tell you they need the assistance of the homeowner so they don't send the violation notice. What kind of fragglenackle statement is that? Horizonz has informed our water billing company to charge homeowners an estimated amount of water usage instead of the actual amount of water usage even though we have water meters. Do Not Hire! 9/29/2008

The developer (Sharon McSwain Homes) of my subdivision (Cascade Parc) hired this company to manage our HOA. They are do not enforce community covenants, provide inaccurate and inconsistent information to homeowners, and lack professionalism. Cars are not suppose to be parked on the street but come through the neighborhood at any time and there are cars everywhere. The budget they provide homeowners is missing funds and they won't explain the discrepencies. The last straw was when they had the water company estimate water usage and overcharged homeowners for water usage because they claim the meters don't work. They send out letters to half of the community with grammatical errors and the other half of the community doesn't even receive the letters. The co-owner (Chantel) is very rude to homeowners and easily riled when residents questions her or the companies actions. Please do not use this company. Cons: Don't enforce covenants, Unprofessional, Lack Communication Skills more
