POSITIVE HIGHLIGHTS: Best rate I could find without paying points; once I understood the procedure for uploading my documents it was one of the easiest mortgage financing processes I have been through, (the ability to upload rather than FAX or mail was a big plus); closing costs were the lowest I was able to find; and the personnel at each step along the way were more than helpful and patient.
NEGATIVES: Though I think I understand why Box Home Loans has chosen to do things the way they do, (primarily to keep costs down), I did not care for the following: Did not feel I had a choice in who did my appraisal; did not like the lack of a floating rate that would go down if the rate changed before we closed the loan, (my first time I have experienced this in all of the mortgaging (re)financing I have done); did not care for the requirement that I had to ask for a paper copy of my appraisal, (make it a "check box" choice on the web site when applying for the loan); when I first used the web site to start the application I found it somewhat confusing towards the final step, (I am sorry I do not remember the specific details, but I recall it warranted my calling you to get help); was not happy that even after the loan had been closed and signed I was required to send in additional "proof of income" documents; and I did not care for the non-refundable deposit if the loan had not closed within 30 days.
