Box Home Loans does a good job. I appreciate the follow up by phone and email from my loan officer and the processor. The only problem that I ran into was that I had to submit my bank information three different times. It was the same information each time. One of those 30 histories was even provided by the bank on their letter head, signed by a bank representative and stamped with the banks approval stamp on every page, but it wasn't accepted. Perhaps Box Home Loan needs to be more specific on what exactly they need. This having to retrieve the same information was time consuming on my part. I kept thinking that I was done with submitting all of my documents and then I would get an email requesting information that I had already submitted. That was a little annoying. more

The word I would use to describe my experience with Box Home Loans would be "Disappointing". I would rate my experience as a C in part because I expected it to be an A. My major disappointments were with underwriting: 1. They were unnecessarily intrusive! They required that I verify ownership of a relatives property where we stayed for a short time - That was offensive and unreasonable. Underwriting had no bases to assume we ever had any ownership in this property. While my wife's divers license had this address - that was because she needed a Colorado address for a job application with the state of Colorado. If you really needed this information why wasn't I asked for it - my drivers license had the address of a rental where we lived for a short while until we purchasing tour home in Broomfield. The underwriters could of found the answer to this question in less than five minutes by checking the Boulder county website - which is what I did to prove ownership. 2. My second issue with underwriting is around a distribution from my 401k. They wanted to know if this was a loan and if so they wanted loan documents. I had already given them a 1099 for that distribution. The fact that I had a 1099 shows this was a distribution not a loan. (Loans are not taxable events.) The two items above made me think that underwriting doesn't think or worse ........ The other issues surrounded the cash to closing The 1st HUD document was slightly less than twice your Good Faith Estimate. While I understand the reason for the difference- I was the one who had to push back to make sure some of those numbers were more in line. My math reflects you collected (added) $500 in interest to the payoff number on my 2nd. I will mention one other thing. While you don't say you are holding the paper your phraseology implies it, so I was a little surprised by the notice you planned to sell our note in the first 30 days. This and the other issues has caused be to come to the conclusion that your only interest is cranking out loans for resale and have no genuine interest in the borrower. more

It was a bit disorienting with all of the changing loan officers/processors and when people would leave town. But everything was done professionally and on time, and I am very pleased with the results. Thank you for a job well done. more

This refi did not affect my everyday life. A few phone calls, half an hour at closing, and a better rate. what more could I ask for? more

The loan officer and staff were very easy to work with and were very attentive to keeping the communication current. I appreciated the ability to upload my documents onto their site and to sign a number of the forms electronically. It really made the process accessible and convenient for me. more

This is the best mortgage deal that I have ever seen. The rates were very good, and I was very happy with how transparent the whole process was. There were no gimmicks, and they delivered exactly what they said they would. For those reasons I would recommend them to anybody. The process is very automated, and they have a very good website. My only critique is that since they rely so heavily on the automation (and they do it well), you pretty much have to navigate the process on your own via the website. This was fine for me since I have done several mortgages, but I think it would likely be confusing for a first time home buyer because there is not a lot of communication or personal contact. So for anybody who doesn't know the process well or has many questions, they may find the process somewhat difficult. more

Working with Box not only helped us get the best rate at the lowest price, but they also made it quick and easy to apply and go through the process. When we bought our home two years ago, we switched to Box from a different lender because they got us a rate that allowed us to make the purchase within our budget. There were a few hiccups along the way, but when we refinanced a few months ago, Box had fixed the issues and made it even easier. I happened to look for a home loan one night, logged in, looked at rates, applied, talked with someone, and locked my rate all in one night. I uploaded my docs over the next few hours. At that point it was mostly done. I just had to write a few explanations about my extra income, etc. I took a rate that was just a bit more than par so that my refi costs would be $0.00. more

Excellent customer service. Upload of documents to web site was easy and saved time rather than mail! Completion of lender documents online was rather easy, once this user understood what needed to be done! more

While the process of obtaining a home loan has become more demanding, and thus more frustrating, I found that working with Box Home Loans helped to minimize the pain of going through this experience. First, the charges are very reasonable, if not surprisingly low. For the amount of work they perform, the charges are well worth it. This resulted in what I felt was an extremely good value. In my situation, I decided to take a slightly higher interest rate on my 30-year loan, and I ended up with virtually no closing costs. The staff I worked with were all highly professional, and very understanding, even in the face of my frustrations. Yes, they required a lot from me in terms of information (employer notes, proof of insurance, credit, paystubs, etc.), but they were consistent in explaining the high level of scrutiny placed on the mortgage industry nowadays. Their understanding demeanor helped me to survive periods of high stress. It is clear that the professionals at Box Home Loans know the business, and will do everything they can to make your experience pleasant and successful. I appreciated everything they did for me. more
