I loved that you can see the progress of your loan on line. I also like that each fee or expense is clearly defined and that any questions are quickly answered. I had started a re-fi with 2 other lenders and canceled mid-stream due to total frustration with the process. Box Home Loans relatively painless. Great service and great rates 7/30/2012

My refinance with box home loans was flawless. The processor was on the ball and responsive. The only complaint I have is with the closing company that is contracted with box home loans. Apparently, the notary didn't turn in my closing check which delayed the closing process a bit and caused me a lot of interruptions while I was in a meeting one day. So my only suggestion is that box home loans contracts with a different closing company. more

Box home loans is too busy to care! They are even more unpersonable then before. 7/25/2012

I have used box home loans twice once in 2010 and again in June of 2012. The first time, things went pretty good and we closed without any problems, that is why I came back. I did recommend them to some people after that experiance because of lower costs and quickness in handling my loan. I did forewarn them that box is not a personable company, you deal over the internet with maybe a few phone calls. My review of them at that time was above average on all accounts. This time on the other hand was not as good. Once again I was not expecting the personal touch but I hoped some one would read may emails and listen to my calls. Because of how busy they are they do a longer lock in order to process all your paper work. Right after locking I knew I needed to make one more payment to our current loan. I sent to Box a copy of our account after the payment was posted hoping they would note a new payoff amount. Every time the sent a estimate closing paper they had the wrong payoff, and I told them that the amount they had was wrong. Then right before signing and underwriting they called and said everthing looked good and at closing we should get about $12 back. When we sat down to sign the Docs on Friday, the papers had the wrong amount on them and we were told we would need a check for almost $1,200 to close. I called Box, both our loan officer and paper pusher, no answer. I left messages which were not returned. The lady doing the signing said sign the papers and then if there was a adjustment needed it could be done later. Wrong! By Monday they had sent an email saying I needed to remit the $1,200 ASAP. I sent a email saying that the numbers were wrong and I felt like they should be changed. Box's reply was we can't change signed papers. I told them they had the wrong payoff to which I was told that they get a payoff estimate at the beginnig of the process, and do not update it because it would cost $35. So I spent $20 to wire money which acording to them would be wired back to me after closing. Our loan officer Regan, got rude about it, then passed the problem to his manager. Finally when I was contacted by the manager Shelly, they revised the settlement but that was at 6PM and I had already wired the money. I still have not seen part of that money back. I know it should come from our old loan holder, but right now I feel like I am out over $700. Over and over again we got the excuse that they are just so busy. "Too busy to care" I guess is the current mantra for Box Home Loans!!! RESPONSE FROM Box Home Loans: I'm, sorry your experianced left you wanting more. While volumes are high we never want customers to feel what you have expressed. Please let us know if you don't get the refund from your payoff issues. We are working through some issues related to title receiving accurate payoffs that have effected a few borrowers cash to close requirements. Sorry this was the case on your loan. Aaron more

I used Box Loans because it was recommended by a local real estate agent. I ended up getting a good rate and am pleased with the terms of the loan. However, it was quite hectic to actually get the loan. Even when I was responding to emails and signing docs online, I was told my application would be "dropped" if I didn't respond??? Documents were asked for multiple times and often had already been faxed or sent, but had not been looked at. I had to go to the trouble of proving I had a recent unsecured loan (through sending several documents, several emails, several phone calls, and finally a conference call with the lender--this is crazy! Large, national lender said NO ONE had EVER needed them to do that before!) Every time I deposited my paycheck into the bank, I had to resend a month's worth of bank statements and copies of the check. It got to the point where I just held onto my paycheck because it was easier not to deposit them and have to go through all the faxing, uploading, etc. It was very difficult to communicate with Box at times-- phone calls would go to voice mail and they said everything was always urgent, but you couldn't get a hold of anyone to respond. Also, 3 days after I had signed closing docs (and the seller) I was told that funding wouldn't go through without an addendum added to the contract saying that a kid's toy playhouse I asked sellers to just leave in the backyard needed to be on a separate bill of sale!!! Are you kidding me?? Leaving the fridge is fine, but leaving a dirty, beat-up, wasp-infested, child's toy playhouse needs a separate contract?? And if that was the case, why didn't Box tell me that when I first sent Box a copy of the contract? or at least when the underwriter looked at it? Why did they wait until 3 days after closing docs were signed?? Like I said, I jumped through hurdle after hurdle to get this loan-- should have been so simple (great credit, good job, primary home) but really was a hassle. more

Over all very good, but disappointed with the closing. 7/25/2012

I appreciate Box Home's great rates, but was disappointed with my closing. It was with was a very nice notary republic, but she stated right up front that she could not and would not be able to answer any questions. Since my whole refinance process was online, it would have been nice to have meet with someone who could discuss the paperwork with me. more

Pros: -Offered me a great rate -Corporate discounts that were unmatched by the competition - Fast, online process for uploading all documentation (no faxing) - On time and relatively quick close (i.e. < 45 days) - Responsive (email, phone). Cons: Everything was going as planned until the very last day before scheduled close, when the processor asked for proof of more documentation on available cash reserves "because the underwriter wanted to see it." I had to scramble and upload various statements, and this was a bit of an inconvenience. Next time, I would prefer to be notified sooner that the underwriter wanted more documentation which I would be happy to provide. more

GOOD INTENTIONS 7/25/2012

I chose Box to save money, and I did, but the entire process was far more stressful than necessary. Although everyone I worked with was very nice, they appear to be severely understaffed. I worked with 6 different people in a period of just 3 weeks. My loan almost did not go through at the last minute because they forgot to tell me about documentation that was needed. It worked out in the end, and I would probably use them again, but only because I would know what to look out for next time. more

The representatives were always very helpful and answered all questions. The internet site was interactive and easy to follow. The time to close my loan was very short and i got a great rate on a 15 yr fixed loan. This helped me save over $200 / month. more

Dont keep promises. 7/17/2012

After having several problems with other lenders, I decided to go with Box Home Loans. They had a great reputation, and seemed to be a well organized company. I also loved the fact that I could see what the rates were without having to give them all of my information. They seemed to by in touch with customers needs. Also, they had some very good rates, so I decided to lock. Once I got in contact with my Loan Officer after locking, he told me that everything could be closed and done in about 3 weeks, well before the 30 day lock period. That came and went and I soon got a call from a call center telling me that they were going to push closing date because they couldnt keep their commitment. After I finally got ahold of my loan officer, he explained that it was a standard procedure, and not to worry, and that everything would close on time. After no progress was made, and my "Loan Processor" would not return my calls or emails, I contacted a manager. She was nice, and helped to get things moving again. It still took an extra 2 weeks to close than I planned on, and I have never seen an company so disorganized. They even wanted me to sign all of closing documents before they even knew what the official payoff would be (shady). I was also told that I would receive a refund for the escrow account from my original Mortgage holder, but upon contacting them today, they told me that they were told to roll the amount into the payoff, thus putting me out another $1400. I not only would I never recommend them to anyone, I wish to inform everyone the type of company this is. Because of their great reputation they have grown tremendously, yet have failed to keep up with themselves. As a result, they have turned into another crumby company that will promise you the moon, and not deliver. RESPONSE FROM Box Home Loans: James, I'm sorry your experiance wasn't what we normally deliver. I am interested in making sure you were NOT charged more in fees than what was quoted. I've reviewed you settlement statement and can't some up with 1400 you reference. I'd be happy to review things with you if you're interested. Taken for granted 5/24/2012

It is easy to take an excellent service and a job well done for granted, especially when you haven't gone through the same process where someone dropped the ball and didn't pick it back up. A coworker has had such a horrible experience with getting his mortgage paid off (the bank's fault) that I told him not to watch "The Music Man" anytime soon lest he get violent. His frustrations have made me realize that not only was "the Box Home Loans experience" quick and smooth, it was fantastic! Box Home Loans' modern process (electronic signatures on almost all documents, emailing pdfs for those requiring a physical signature) has what it takes for fax machines to finally go the way of the 8-track. more

Astounding Courtesy and Professionalism! 5/23/2012

I did not think twice about using BHL again (as this was the second time I used them). They have found a way to make the mortgage experience enjoyable, from their kick booty rates and 0 fee options to their simple walk through instructions and knowledgeable staff. Simply, I love BHL and would recomend them to one and all that fall within the credit score stipulations. more
