This company is HORRID. Nelson and Hillary Davis are the owners and they repeatedly turned their heads on serious contractual violations. My daughter was very traumatized living in one of their units. Her roommate was a kleptomaniac and would steal anything and everything. My daughter had nightmares all year and lived the entire year hiding in her room. She never used any common areas like the living room and kitchen. She was a prisoner in her own apartment. They refused to deal with the problems. The place was filthy and in a horrible state of disrepair. The icing on the cake was when they gave out my daughter's personal information to a complete stranger. For many reasons that I won't make public, their actions were unethical and unacceptable. Save yourself the headaches and trauma....RUN AWAY from this company. There are many other places to live. My daughter is renting from a different management company and is loving life again. more

I agree with Pen S. below. I experienced the exact same thing. They claimed virtually everything ""failed"" in the cleaning check and didn't put any comments on the check out form. I asked who did the check out and they would give any names. I asked what specifically was wrong with the cleaning check and they wouldn't say anything. I think they say stuff failed so that they can keep your deposit for ""cleaning"" that never happens. Only if you push back then might they do something about it. This is dishonest. Don't rent from Aspen Ridge Management. more

GO ELSEWHERE!!! We had a spring/summer contract that we couldn't sell and they will not budge on the payment plan. We owe $1,140 which is not disputed, but paying this amount in 3 months when my son makes $9.50 is unreasonable. We have begged and pleaded for understanding to pay it off in 7 months instead. They will not even consider it. They WILL NOT WORK WITH YOU. We are tying to do the right thing and pay it, but cannot meet their UNREASONABLE TERMS. Unless you are loaded with money, don't rent here. They will NOT work with you if something happens to your contract. Agreed with below...if you sign with them, they will not budge. Better to go to a Christian leasing company that work with you. THEY WON""T. UNREASONABLE. more

This management should be shut down by the BBB. They are a sorry excuse for a management company. Very rude and very unhelpful. No compassion or mercy. Tried to up the amount I owed in back rent because they are of no integrity. I plead with the BBB to shut them down. more

This is such a terrible management! Please save yourself the headache and don't rent from them! They'll fail you for anything on cleaning checks and when you ask what exactly did I fail on? They won't tell you for whatever reason they cannot say. When you ask questions, they'll copy paste the rental's agreement that doesn't even answer your questions at all! more

There is no hope for help from Aspen Ridge Management, LLC. They do not care for people, only their money. And they will do everything to keep it, no matter the cost to others. By signing an agreement with them, you are signing your own death certificate. The only benefit you will ever receive... I cannot even think of one. Yes, they lease you an apartment, but they nickel and dime you for every speck of dust, and every phone call or email sent in will cost you dearly, in so much that you are left with nothing. more

Oh my gosh, this company is BEYOND BAD. I had heard complaints from some friends who lived in one of their apartments, but I thought they must be exaggerating. NO, they sure were not! I didn't listen to the warnings and rented one of ASPEN RIDGE's places and proceeded to live a nightmare for the next school year. That woman Patty who is a manager seems a bit unhinged to me. She will practically scream in your face if you go into the office to try and talk to her about a problem. Crazy much? I am a nice person and I don't deserve to be shrieked at -(with other tenants listening, no less). My issues with their front desk person losing my rent receipts, and the maintenance manager ignoring my requests were totally legitimate, yet were dismissed. Do any of their employees know what they are doing? I sure didn't see any evidence of it. My advice is to USE ANOTHER MANAGEMENT COMPANY! more

Stay far away. The only way they 'help' is by charging you extra, and then they only help 1/2 the time.\r \r Even before I moved in to my apartment leased by Aspen Ridge Management, I experienced rude service. They moved my apartment from the one I signed the lease for. They gave me damaged furniture like springs sticking out of the mattress and cracked door frames, and then when I moved out they tried to charge me $50+ for a little dust and dirt, and $50 to move out. They do not communicate either externally or internally.\r \r I had many small questions and wanted to follow up with them, and no one would reply - email or phone. I had 3 qualified people submit applications to move in, but they turned them away. They wouldn't even tell me that they had done this, not when I called, emailed, or when possible tenants visited them in person - causing them to look elsewhere for a place to live. While this was going on, each of the three times, I turned people away because representatives of Aspen Ridge Management said they were just waiting for the final paperwork. \r \r This has been a disaster. I have spoken to other people who have rented from Aspen Ridge Management, and I have heard nothing but stories like mine. There are more details - like their extreme rudeness to potential buyers of my contract, their unhelpfulness in looking something up in their computer because they didn't feel like it. \r \r They are rude, lazy, and a company I would never recommend renting from, but I would recommend, and will to all my friends, to stay away. I have sought help from them so many times, and I have made my case to them many times, and they ignore it. They never respond to my questions or seek in any way to help me because it isn't written in their agreement. They do the minimum to still be legal and someone needs to know the type of company they are.\r more

WORST EVER!!!!! This company is ridiculous. Save yourself and stay away. It's a total rip off. My plans changed and I had to sell a contract here for a place I never lived in. They never ""sent"" my deposit refund check, of 350, even though they said they did. I never got it. Then they make me pay 25 to re write the check to have it sent again, and charged me other ridiculous fees. Lost 100 dollars. They don't call back. They don't respond to email. Even the manager never responds to emails. They are rude, dishonest, and completely frustrating to work with. I wouldn't be surprised if they do this to a lot of people. Horrible communication. Horrible horrible horrible. Stay away. more

The employees at Aspen Ridge Management are the most incompetent and frustrating people I have ever worked with. I've gotten nothing but LIES, LIES, LIES from them. Go live on a bench in the park before you live in one of their filthy apartment units; you will be safer and happier!!! more

When the maintenance man did come to fix it he'd do a half a** job and it would be broken again. But I was happy that he actually came... took an ENTIRE month to get him out the first time around! He once had the nerve to tell me to ""flush the toilet carefully"". Who flushes their toilet carefully???? Management is beyond lame, they'll lie to you so get EVERYTHING in writing. They'll put fees onto everything so plan on those as well. I will never ever do business with this company again and highly discourage others to do the same Pros: There are NO Pro's!!! Cons: Losing money, pretty much no maintenance, rediculous staff. more
