We have always rented apartments until we found a house and a great lease so with or landlords living far from us it was up to us to see to repairs. I called that morning with a tale of woe of sewer backing up, within an hour the repair man was here, he gave us a cost estimate, I got the go ahead from the owner and in less time it takes to bake a cake the sewer was running again. Everything was up front and the repairman waited while I got the go ahead. He was courteous, very careful about tracking in anything, and answered all our questions, which I am sure he has said a million times before, and very patient.
