I rented his free-standing 2 bedroom house in Santa Monica with free standing garage. Here's a list of the MANY problems:
Apartment:
--rat feces in garage
--he uses garage as personal storage and won't remove his belongings
--garage door will not shut or lock properly
--vicious dog in front house that runs around property unleashed and uncollared that does NOT obey its owners commands
--does not cut grass or weed property EVER
--dryer is ""free"" but the unit is attached to your gas bill and everyone in complex has use of the dryer so expect your bill to be over $60 every month
--heat does NOT work in apartment
--leaky garage roof
--window screens that are not the right size, not affixed securely and have holes in them
--windows are painted shut
--bathroom door knob keeps falling off
--mold in bathroom
--old windows that do not stay open
Slumlord Joe Hards:
--will NOT fix any of these problems
--difficult to reach
--enters property without permission or notice
I moved in six months ago and made him aware of all the issues with the apartment within the first month of move in, when I moved out, NONE of these issues were fixed.
DO NOT MOVE HERE.
Pros: It is really cheap for the location and space.
Cons: Pretty much everything else.
