I live in Los Angeles and have been buying investment properties in the surrounding Concord area for a year or so. Matt Irvin and I have closed 5 deals so far and have 2 more in escrow. Matt has been very assertive with finding good deals and is very realistic with the expectations. Not only does he broker the deal, but organizes the rehab and manages the properties after the close.
