My husband and I purchased a mobile home in '05 but were with a different mortgage company. Well about a year later 21st Mortgage took over our mortgage due to the other company selling out.\r

We've never been late on payments until just recently. I lost my job at the beginning of the year and we're barely making ends meet. \r

I've explained our situation with 21st Mortgage, asking if we could skip a loan payment and possibly have it added on to the end of our mortgage but that was unexceptable to them and they simply do not do that. If I don't answer my phone they call my husband at work, which he's not really in the position to deal with them at work and thereby getting upset because with them causing his high blood pressure to sky rocket. \r

I've tried working with them on a daily basis but they just don't care. They demand their money on the due date and when you're one day late the calls start coming in. *sigh* They KNOW I'm out of work and that we can barely make a payment to our other creditors but it falls on deaf ears. \r

Unfortunatley last month our payment was 30 days past due so it's now reflected on our credit history and that's something I can't help for right now. But now, even after my husband has mailed the payment for April they're calling me telling me that I have to do a stop payment on it since they don't have it yet. Well quite honestly I don't want to pay for the $22 fee to stop payment because that's $22 we just don't have, #2 21st Mortgage won't reimburse us for that fee and like it's happened before. They don't have our payment so I give them the payment over the phone and lo and behold...they get the payment we've mailed and it posts the next day. \r

Quite honestly...I HATE this company and wish we could re-finance with a different mortgage company but it's hard to find one that will finance a mobile home in our area. \r

If you don't have to deal with them, then don't!
