The absolutely worst and most unethical property managers. Zero customer service (for customers & landlords), do not respond & ignore tenant requests for legitimate repairs, illegal rent increases, bill landlords for services not performed, outright lie promising tenants everything from parking to fixing things they claim were overlooked prior to move in and then disappear and never do the work.
Billed for twice weekly cleaning but cleaners show up only once a month. Gardener twice weekly, he only comes every 2 weeks. So building always looks dirty & unkept which results in lower rents when there's a vacancy.
Will even go for weeks prior to responding to water leaks which result in more expensive repairs than if they acted immediately.
Since tenants can't get callbacks & repairs, tenants start bugging landlord. What's the point of a management company if the landlord now has to do all the repairs? EGL's response is to send out letters threatening to evict tenants if they contact landlord (illegal) and leave threatening voice messages falsely claiming they file police reports when tenants call too often for repairs. They won't even return the landlords' calls.
I've seen skid row apartments and know slum landlords but even their buildings are better maintained.
And the big mystery is that they pass all repair costs (plus their added surcharge) on to landlords so none of the repairs cost EGL any money. In fact, the more repairs they do, the more money they would make. You would think they'd weekly inspect buildings trying to find more work than needs to be done so they would make more money.
Any landlord that claims to be happy with EGL service has not yet discovered that an ignored water leak has caused mold resulting in huge claims from a tenant for personal injury due to mold exposure or faced a slip-n-fall lawsuit due to non-repaired stairs.
