This is a great place to live. The management is super nice and helpful. I think Trina is the best manager this complex ever had. Any issue you have is fixed within 24 hours. Complex is very green with a beautiful courtyard. Convenient garage parking. I definitely will recommend this complex. I lived in this place for many years and I really enjoyed it. Now I have to move to another state and I was worried about breaking my lease. However, the management offered me two reasonable options. One of them worked perfectly for me. It was great that they care about tenants not only while you are living there but also if you have to break your lease agreement. more

Summit of Micromanagement 5/21/2012

Save yourself the headache. 1. This place has been nothing but disorganized and trouble since we moved in. The garage is very small, and street parking is always full. The first manager has been replaced and he was horrid. He was always out of the office and never could get his story straight. It took 3 months after moving in to get our lease copy after regularly going into the office asking for it. It took 4 months to get maintenance over to make our garbage disposal work, and fix our broken screen-both broken since we moved in. The new manager is also very slow to get things fixed. I have a broken mailbox lock and its tedious to get into my mailbox, I'm still waiting on word back about fixing the issue, 9 days later. The pool is heated, but was not heated until the end of November, when we signed the lease we were told Oct 1st. Also, the business office is only open when the office is open, many tenants have had troubles with this. The office closes without notice, during the week, more regularly with the last manager but still averaging once a week with the new manager. 2. The new manager is waaaaayyy to in your business. She encourages us tenants to call the courtesy patrol on our neighbors, for the littlest things. My neighbors listen to their music moderately loud regularly, not super loud but enough to interrupt a nap, she says to report them. I say not. My neighbors below me have large decks, and dogs. They let their dogs out, and they bark. She says its disturbing my peace call the security. She says if you live in a court yard apartment and want to watch your TV, close your windows. The quiet time hours are all the time, not 10pm-8am, because someone might work the night shift, and if they do then your music, TV, or talking could be disturbing them. I hear my neighbors slam doors, stomp about, I hear them putting dishes away. There are families in these apartments with children, I hear kids crying, and such, this again is just life. In addition, to these things my apartment shakes when my neighbors close their windows, and I get woken in the morning when my neighbors take showers. People these things are part of living in a community. Its not going to be church mouse quiet. Lastly, I have heard my neighbors below me and the neighbors adjacent to my bedroom, having sex. I admit this is bothersome, the bed slamming against the wall is very obnoxious, and the moaning no less bothersome. I have been woken up by this.This also is to be reported and security called. I don't play by these rules, show a little mercy, if this was a regular thing not a rare occurrence, then make your move, but don't turn into a complaining cry baby over every little noise. I will not call courtesy patrol unless my neighbors are intentionally disturbing my peace or they are repeatedly being discourteous. Ignorantly I expect the same of others. If you want to be micromanaged and threatened with a 3-day eviction because you live life, then move here, or if you are a solitary quiet type you will thrive, if not KEEP LOOKING. more

This place is a huge hassle 3/23/2012

Ok for starters I got a two person apartment and when I originally went in to view the apartments they told me that I could have two parking spots. The day that I go to sign the lease... only one parking spot. Still signed up though. The place ""looks"" great! Plus the apartment I got had a good view. Well after about a month I realized how terrible parking is on a huge ass hill and having to compete with tons of other residents that seem like they are camping. Some days I had to park as far away as a quarter mile... that made humping groceries into the gated place a huge pain the the butt. Once I got into the apartment I found out that some of the windows were broken, so I went down to the office in the main courtyard to complain and put in a work order... nobody was there. I look at the office hours posted 9-5pm. I got there at 2pm... lunch is usually over by then right? It took me a FEW times going down to see if anyone was in the office and I eventually got ahold of someone to put in my work order. After a month... I forgot about the window and was reminded when I needed to open it after smoking out the kitchen cooking some stir fry. SO I went back in ""A FEW TIMES"" and gave them another work order and reminded them. Needless to say... they never fixed it. After living there for about 3 months I realized that the water/utilities bill was always different and high. My last one was a little over $120! Also I found out that it was a rare occasion for them to have the pool/Jacuzzi open... due to maintenance. And that was very frustrating seeing as how I'm partially paying for that accommodation and that was one of the biggest reasons for me deciding to get the place. Then here is the kicker... While i'm on deployment i guess my roommate forgot to pay his rent. SO they sent ME an eviction notice via email and told me I had 3 days to pay or else they would be kicking me out. I contacted my roommate, and he said he hadn't heard a thing about an eviction. THey just sent me an email.. and didnt even have the courtesy to call him and leave a message or post something on the door for god sake. SO I had to take care of this while I was thousands of miles away floating in the middle of the ocean. I told my roomy and he paid... but I can't believe they would give me a 3 day notice EMAIL... Once I got back I was positive about moving out. I found a new place moved all my stuff put in my 30 day notice, and cleaned the apartment, and vacummed. Dearlord the rugs that they installed were so fibery that it killed a brand new vacuum cleaner... that's generally a sign of a really cheap rug... when it falls apart while vacuuming. Around the edges by the door... so of the rug pulled up and I had to fix the vacuum and it semi put a hole in the rug.... Normally you would consider this to be a flaw with the aparment... but no I got charged $1050 extra in move out fees for them to replace the rug.... plus they tacked on all sorts of other fees... the total cost eventually came to somewhere around $1500 in fees I had to pay for them to hire a cleaning service (something that I put a lot of work in to doing myself already) and repainting the walls... (the walls were fine). Originally I paid a $500 deposit which I thought was awesome for a move in fee... Now my roomy and I owe them around $100 because they had to get a brand new rug... the rug was new when we first moved in... it had zero stains when we left. SO if you like GOOD management.. and getting ripped off. I would apply here. Otherwise avoid the headaches.. this place isn't worth the hassle... even though the view is good.... it's not worth it. more

Just don't do it...Please. 12/5/2010

I'm not one of those crazy people who whines about everything... when you rent an apartment, you should expect the normal apartment issues. You may hear your neighbors having sex or using the bathroom (I have in every apartment I've lived in)... you may hear loud music, it may take a few days to get your maintenance person to fix your broken whatever... but this place, just plain sucks. It's pretty and well-kept on the OUTSIDE, and that's where it ends. If I were you I wouldn't move to the summit for a least a few years. See, I get it... the new owner is making upgrades to rent at a higher rate in the future, while still managing to collect rent money by having the current tenants live in a construction site. They tell you the construction is over to get you to sign the lease. FLAT OUT LIE. In a few years it will probably be a wonderful place to live... right now, it's awful. You can't choose what time of day you take a shower, because the water is off for hours about 3 times a week. The jackhammers start at 8AM (sometimes 20 mins or so before) and don't stop until about 6. Good luck if you have a baby or work from home. I was even kicked out of our apartment for a week for construction and returned to a dirty, damaged apartment (that the money-hungry owner will no doubt challenge us to pay for when we move-out)...I'm talking holes in walls, floors, stains, etc. The maintenance man is nice and very handy BUT he is apparently also a landscaper, cleaning crew (he is the one who cleans inbetween tenants) AND remodels apartments...so naturally you can't get ANYTHING fixed. He doesn't have the time. The computer lab may as well be a showcase because you have to be let in and out by someone in the office...and there is never anyone in the office. If you are not speaking to the manager, cover your ears because the assistants will confidently and consistently give you wrong information. And it is nearly impossible to get a hold of someone unless they need something from you. Oh the list goes on... Just don't move here. There is a new manager, and it's still the same so apparently he is just a puppet for the owner... you will get no help there and don't let them tell you it was the old manager's fault. You won't find many reviews because they changed the name... but most of the ones you will find second these feelings. GO SOMEWHERE ELSE! more

RENTER BEWARE 6/8/2010

I have a friend who is living there and the balcony door does not lock. Problems have happened in the unit that was not their fault but they had to pay for repairs to be done. When they signed their lease they were told they could have their dog that is under 25 pounds. After they moved in they had to re-home their dog because (it was to big). They found a dog that was 4 pounds fully grown and had to get rid of that one because of the management and the staff. The walls are so thin they get to listen to the neighbors when they have sex. Since moving there they have been through hell with this place. Children cannot walk home from school, enter the gate and goto their apartment without a write up from the office. They have a pool however any noise coming from a child at the pool is sure to get the tenant in trouble. You cannot let your child out of the apartment unless you escort them. This place is full of crap. Once you sign your lease you are committed to H*&^ for 6 to 12 months. Look elsewhere there are some great places in SD that will not put you though so much crap. Heed the warnings in this listing. This place is so bad I will not even go visit my friend because I am afraid they will be punished for having company that has children. The other tenants must be miserable since all they do is complain about everything there. Good luck with you housing search and it is highly recommended that you do not look here for a place to live. Owner doesn't seem to care about tenant quality of life 1/6/2010

The location and amenities are nice. That being said, the current owner alienated many good tenants by performing unnecessary changes that greatly disrupted the quality of life for the tenants. To her credit she did make some good improvements, but she could've saved a lot of money by not making the unnecessary changes she made. I think her motivation was to upgrade and then flip the apartment complex for a quick profit without conern for the tenants' welfare. The market took a downturn, and I think she's waiting for the right time to sell. In the meantime, she appears to have instructed the property management to lower the standards by allowing more pets and people to reside in each apartment and to allow people to move in whose behavior wouldn't otherwise be tolerated. The management seems slow and reluctant to enforce their own polices, one being quiet time betweem 10 PM and 8 AM daily. There is one group of tenants I'm aware of that have consistently violated the quite time policy during the last year, have been complained about many times, have at times been drunk and belligerent to neighboring tenants, and have no respect and consideration for anyone around them. They have not yet been evicted, which lowers the quality of life of nearby tenants. There is no security patrol on the premises after hours to ensure tenants abide by the noise policies, to ensure people are not parking in reserved parking places, to help prevent car breakins in the parking garages, and to keep trespassers off the premises. Overall the quality of life would be greatly improved if the management was more assertive in enforcing its own policies, if a security patrol was onsite after hours to help ensure order, and if the owner would have an interest in the welfare of the tenants and consider the property as a long-term investment with quality tenants and not just an opportunity to flip an apartment complex to realize a quick profit. I don't consider her a long-term apartment property owner; she's just another property flipper and the lowering of the tenant quality of life reflects this. They like to lie about everything. Still waiting for deposit the said the cut when I turned in my keys on 31st. They said they have over nighted it twice but two weeks later, no check. They must use the same mail company as the construction company cause its taking 10 times as long to arrive, just like construction that took 10 months but was supposed to be 1 or 2. worst rental experience ever 1/14/2009

Can't say enough about how bad this place has become. Was great when I moved in but then the place was sold. The new people must be trying to drive us all out. Where to begin? Well first they ripped out all the beautiful foliage and cut down trees. The noise was horrific. Now it looks barren and ugly with no privacy for the ground floor apartments. Then the pool tables were next to go, followed by the business room, the TV room furniture, the sauna, the outdoor barbeque furniture. The gym was closed for a while, we were told for renovation. We were told there would be new state of the art equipment, but when it was re-opened due to complaints it was the same old stuff just moved about because the took away the pool tables and knocked down a wall. In december they said we would have the new stuff before the end of the month. We didn't, Now they say we will have it by the end of january. I'll believe it when I see it. Pros: none right now Cons: too many to list more
