UNHAPPY!! 9/1/2010

I have to laugh at one comment in here, giving this company such good/great results, well I dont know where you have been. \r Now, I have lived in this park for over 8 years and when the Pearson's owned it, it was a great place to live and they stood by the rules and also inforced them, I also bought the only home in here that was forsale and now there are 9 empty lots and so many homes for sale, people are walking away because they cannot afford the high rent these yahoo's are getting and they also take everything away, such as rock, dirt, lawn spraying and grass seed, they tear your lawn up during the winter with the snow plow and want you to fix it in the spring. No wonder our park is going to the pits, they cant even handle disputes between neighbors, mangement's words, we dont get involved, well what the H--- , they also do not inforce rules, they raise the lot rents every year, anywhere from $16 to $25. No wonder people are leaveing and walking away from their homes.\r Well if you want to move in here go ahead, but you will regret it. Oh yeah, they have even removed the toilets from the storm shelters, does that tell you they care about their residents, I dont think so. So be sure you go to the bathroom first if a tornado is coming. more

The previous reviews were way off base. In a nutshell, all their complaints are addressed in the lease that every resident must agree to and sign before moving to Rolling HIlls. The lot rent increases are spelled out---the owners are legally entitled to raise the rent by $25 per year. Several years since I've been here, (15), there has been no increase, and several years it has gone up by $14 or $16. My rent is currently $484, the rent will be more for corner lots, or if residents have pets. (Rent includes water, sewer , trash pickup, recycling, and the services that the park provides--snow plowing, tree trimming, street maintenance etc.) This is NOT a townhome or condominium community, the management does NOT maintain individual yards, (it's in the lease), and the residents are required to keep their yards maintained. As for mowing, the management SUGGESTS once a week, and, again, it is in the lease to keep your yard presentable. ""Tiny yards""? Some are smaller than others, I have a larger one, and I get many comments about the size of my yard for a mobile home park. (approx 5500 square feet) The resident sees the yard before purchasing a home here, if it is too small, get a different lot site. The snow plowing is done promptly after snow quits falling, and they DO NOT shove the snow into driveways. Of course there is going to be a ""snow plow hump"" after the plows go by, as is the case any where. Finally, I have found the management here willing to listen to any issues I may have, and address the ones that need to be addressed--IF I approach them in a respectful manner. I suggest to any one reading this and the previous posts, to come to the make-up community yard sale, July 17th, to walk around the park, look at some of the beautiful yards, and speak to the residents. As in any community, you will find some that are not satisfied, and some that would live nowhere else. Remember, there is 2 sides to every story--thank you Pros: nice clean friendly community more

I AM VERY DISAPPOINTED 3/14/2010

I have lived here for 2.5 years and in that time my lot rent has gone up 66.00. The park used to be a family owned park and now is owned by a company which of course is not good for the residents. \r Lot rent in 2008 increased by 25.00 and again in 2009 25.00 and now for 2010 it will increase another 16.00. Maybe the company should not have so many people to pay at the top. Be like the rest of the nation and downsize to save money. I bought here so that at the time of retirement my home would be paid for and I could afford to live in my own home. Lot rent is now 496.00. They wonder why parks go downhill. When I was looking to move in there were no empty lots to build a new home on so I had to buy a prexisting home and the homes that were for sale were sold right away. Now no one wants to live here because of the lot rent and management. We are trapped here and they just keep raising the costs. Now there are several homes for sale and several lots to build on. \r Managment also has criteria for allowing people to buy. Well it is my opinion that in the case of them making money on selling a home they bend the rules. You must have an excellent credit rating and you must allow them to do a background check on you. Well I know for a fact that one of my neighbors in no way should have been allowed to move into the park. How did this person get in? Well if we want to sell our home on our own and they make no money on it the rules apply then for letting people in. \r I do not trust the people in mangement at all. I am wondering if they are trying to increase the lot rent so that we cannot afford it and walk away from our homes so that they can sell the land. How terrible is that? Don't waste your time. Rolling Hills is a lie! 10/20/2009

This is one of the cleaner mobile home parks you'll find in the metro area. This is because of the folks that live here, not management. That's about the only good thing to say, hence two stars instead of one. The management here are snotty, condescending, and completely useless. Although seemed nice at first (imagine that). Probably don't have enough help for having 350+ homes here. But that is not anybodies problem but the company and it's employees. They insist on getting involved with home sales, lie to sell the homes, and then take no responsibility for their lies. They even insisted on having financial information during the sale!!! WTH for? They need to learn to mind their business and their responsibilities. The owners are greedy, plain and simple. They raised my rent after only being here for about 5-6 months during a time when people are getting laid off, salary freezes, and the economy is in the tank. From what other residents have told me, they raise the rent pretty regularly lately. Douchebags will be douchebags I suppose. They charge almost $500 for tiny little lots. The park rules only apply to whom they want them to apply to. They take sides during disputes. The only services they provide to the lots is compost/grass clipping removal. For the price you pay per lot, they should mow, snow removal, and rake for us. The only snow removal they do is the streets and they push snow up into peoples driveways. They don't maintain the driveways like they should either, they wait until there are huge wholes before they fix it. In other words, they don't do a damn thing. Nothing is expensive these days I guess. They are telling people to mow their lawns once a week even during drought conditions. LOL Luckily many here know better than that. Until they install sprinkler systems (never happen), I am not mowing once a week. This is a mobile home park not a golf course. How long does this park really have anyway? Unfair Management 6/2/2009

The management of this park does not treat all residents the same. Some of the lots look awful with siding coming off the homes, debri out all winter and vehicles that are buried in the snow for more then one winter and nothing is said. Several homes have unauthorized guests and do not follow the park rules. One being the only exception to adding an extending driveway is to have it blacktopped at your expense, funny because there are several homes with river rock along side the driveway and nothing is said. I am going to try to sell and get out of here ASAP that is if I can find someone who wants to live here, there are several homes for sale and empty lots available.
