Pay attention to the 5 star reviews they are only from the company employees and owners. I've taken my time and read all the negative reviews on here and have found them unfortunate. Perhaps they're exaggerated or maybe Metro has changed their ways, because I would suggest them in a heartbeat to anyone moving into the area. I recently ended my time with Metro Properties in Richmond - two years in the same one bedroom apartment - and could not have had a more enjoyable experience. Jim and the rest of the Metro staff were always extraordinarily helpful when anything came up. They always give you until the 4th to pay rent, have a 24 hour call-line in case you have any maintenance issues and any service I ever needed was prompt and effective. I wouldn't pay much attention to these overly angry reviews. Richmond is full of old, historic homes that naturally are more prone to have maintenance issues than newer homes. The key to solving those maintenence problems is good communcation with your property management company. In my experience, Metro was always great at that. Rent with ease from Metro. more

Jim, please buy some notebooks or phone message books for your employees. We are sick of maintenance requests being ignored and then when we call again, being told it's the first they've heard of the issue. My office has a policy where every phone call is written down and taken notes on. Your employees should quit playing dumb and do the same. Unless it's company policy to wait several phone calls before responding to a request - in which case, poor form, Metro, poor form. more

The thing that gets me is that Metro Properties does not receive any money from any cleaning or repair work done after a tenant moves out of an apartment. If an apartment is considered dirty or in need of a clean we call in a cleaning company and they do the cleaning and bill us for it. The exact amount we are billed comes from the tenant's security deposit. Our cleaning company does not have a base charge, they charge based on the condition of the apartment. If you had ""cleaned your apartment with a toothbrush"" then there definitely would have been no cleaning charge assessed. Commonly on bathroom walls there is a build up of MILDEW not mold. MILDEW is caused from people using their showers or tubs and not cleaning the walls once they notice a build up or not properly airing out the room before shutting the bathroom doors..a majority of fan apartments do not have exhaust fans in the bathrooms. Okay, just read the rebuttal from Jimmy boy Metro to one of his former tenants (I'm sure he has a lot of them). Basically telling them that most of his tenants are sloppy college kids who don't clean, and that's why there are bugs and that's why they don't do anything about it. Nice Jim, real nice. I was not a college kid, and I had to threaten court action before they came to remove the MOLD from my walls. The plaster was melting off the wall! Let's not forget the RAT droppings I found in the stove top, which I put on my initial walk through, which I had to clean (because I called and nobody came). I was also charged a cleaning fee, and I cleaned that place with a toothbrush!! Jim, you are a slumlord and a scumbag. Take a clue from these bad reviews and change your ways. To all of you looking for a place, DO NOT RENT FROM METRO, you will regret it everyday until you move out, and beyond! p.s. ""Disgusting"" I am sorry you had a bad experience with your apartment but we have many tenants who rent from us and have a very good experience. I have been in this business for 25 plus years and have worked hard to do a good job and take care of the tenants. we care about what we do. That""s why we ""haven't gone under"". I would appreciate it if this person would call me instead of hiding behind a posting that does not identify who they are. I am always interested if a tenant has a problem with their apartment. The building they were in must be close to VCU in what is generally leased to students. I have a janitor who cleans the halls once a week. Unfortunately especially with the student buildings the halls can take a beating and once a week at times doesn't always work. As far as the bug problem these are old buildings and it takes a lot of effort to make sure there isn't a problem. We have all of these buildings under contract with a professional exterminating company. This isn't a maintenance man spraying bug spray around the apartments this a licensed pest control company. they take care of any complaints we have twice a month. Every 6 months they go through each apartment in the building. The problem with the student rental is believe it or not they don't call if there is a problem but worse they do not keep their apartment clean. When one apartment calls we do the adjacent apartments and usually find very bad house keeping(which causes the problem). The exterminator gives us a list of the bad apartments and we contact the tenants about the condition of their apartment. I have had tenants complain about bugs only to find their apartment is in terrible condition. We have a hard time controlling how tenants keep their apartment . I have enjoyed reading the reviews below because I'm so glad someone else feels the same as I do. I just left Metro last summer (thank god) and I'm in a wonderful apartment with great landlords that make me feel like it's worth my hard earned money to live there. I've come to the conclusion that Metro Properties hasn't gone under yet because of the location of most of their buildings. I have also taken the time to report them and had the health department come look at my apartment after a roach crawled on me in my sleep (gross!). All in all, just another lesson learned and I wish I had done my research before signing at the dotted line. Pros: close to vcu Cons: not clean, pests, parking, and what balcony? more

I was trying to go to the Metro website and I came across the reviews. I have had a good rental experience with Metro and have not had anything to complain about. They were quick to repair my leak. It appears bls1989 that you have not paid your rent. If you do owe $1200.00 and you are in an apartment costing $640.00, that would mean you are two months behind with your rent. I think that it is wrong to post poor comments about the company when it is clear that you have not paid your rent and are in the wrong. I would and have recommended Metro to my friends. I am going on my third year and love the location and the apartment. Pros: Friendly staff, Maintenance fine. Love my balcony. more

I moved to richmond almost two years ago now, my roommate and I at the time saw this great deal with what I've now come to know as Metor. The building is really falling apart and it's just plain dirty. They charge you a butt load for some piece of crap apartment that is covered in roaches, spiders, and other weird bugs. BUT you will never see them upon your walk through with that brain child of a property owner named Jim. It's mostly family owned, I mean what do you expect, they are so sweet to you until you sign that lease then they don't care anymore. They will suck you out of as much money as they possibly can. They tell you that you are signing a 12 month lease when if you read all of the leases end july 31st, no matter when you sign? I mean it's hard times now and if you are late they charge you ten thousand fees or take you to court no problem if you don't drop a massive amount of money within a few days. I tried getting out of the apartment I was in, but they continued to make up excuses of why I couldn't sublet it out or told me that my NEW renter would also have to lay down a deposit also... 1,200 deposit on a 640 a month apartment? You've got to be kidding me. Terrible completely Terrible, please do yourself a favor and DO NOT rent from these people. They are scammers and money hungry, it's pathetic. Just to keep my apartment they told me I needed to fork over 1,200 dollars in five days ( this being five days before the new rent was due) I'm sorry, but being a human being.... in the real world. It really isn't possible for me as a college student to pull that money out of my butt. Chose the place because of the newly done hard wood floors, new tile in kitchen and in bathroom. Of course there are some cracks in the walls, but Richmond is all about history and with that you get 100 year old buildings with cracks in the walls. havn't run into any pest problems yet. Maintenance came night of our call for power outage. They came a couple days after our complaint for the AC vent being pretty loud. Nothing they could do about it but they answered our call in a timely manner! I think Metro is pretty good. I think the main thing is that you have to know Richmond and what type of atmosphere you are looking for. Pros: newly rennovated, timely service, good block Cons: happens rarely, but parking is a hassle more

Don't be too swayed by all the reviews that you read for Metro Properties. They have an abundance of different apartments that you can choice from. From the very beginning working with them I had many different options of properties to chose from. I didn't have a preference as to where in the city I was so I could chose anywhere from the VCU area, to the Fan, to the museum district and even some further west. more

I don't understand why the listing of Metro Properties shows 4 stars when every review I have seen gives it a 1 star. My daughter rented an apt from Metro (and I paid for it) last school year with several roommates. I realized from the beginning it was going to be bad because the rent started on the day that they painted, cleaned etc. They don't have any days in between to transition from one renter to the next. In many, many years of moving with the military I have never seen a place that cheap that it cleans and paints on the day you start your lease. Needless to say that the place was not close to being clean. It was in bad shape. The kitchen floor had plenty of tiles missing so about 15 % of the kitchen was subfloor! I could go on and on about the condition of the apt. Things that broke took months to get fixed and things like leaks in the wall causing mold and plaster coming off the walls took threats of court before something was done about it. The most frustrating part of the year came trying to get the security deposit back. Do not bother cleaning the apt because they will charge you anyway!!!!!!!!!!!! My daughter and roommate spent at least 15 hours following their instructions on how to clean the apt. They were not allowed a walk though with the landlord and were charged for the specific things they cleaned. I recommend sleeping on the streets before recommending this place! My daughter has lived in MUCH better places than this and with better management in Richmond. DO NOT RENT FROM THEM! DO NOT BE SNOWED BY HOW NICE ANE COOPERATIVE THEY SEEM IN INITIAL CONTACT!!!!! more

A truly awful, AWFUL experience. So glad my lease is up with these clowns. I am sooooo out of there! The condition of the building is beat up beyond words. There is leaking plumbing and cracked walls. A genuine insect problem throughout the building that the management just doesn't care enough about to deal with. And exceptionally rude and unprofessional staff running the office who are so overworked that maybe they will get back to you and maybe they won't. My final insult was getting screwed over on the security Deposit because of ""damages"" supposedly incurred during my stay. As if the place could have had more peeling paint and worn floors than when I moved in? How about, maybe I called the office too many times to get them to fix things and do their job, and they did the 12 year old hissy fit thing by sticking it to me for hundreds of dollars. Summary: this place is a slum, the owners and help are exceptionally rude and will threaten you with their attorneys if you pester them to fix things like a real apartment complex. they need to stick to renting out the 1100 block of grace slums and stop trying to get in on the nice properties downtown. Apartment was dirty, no lights worked, unpainted, fixtures broken and requests to have it fixed unmet. Had to go to the building owner in order to get work done. Work was done to slumlord standards, the wall was patched with a wooden board!!! The owner of the company, Jim, called me at home and yelled at me for complaining about his daughter Ashley, who forgot to send the lease, forgot to send another form and never sent out the numerous requests to fix the apartment. It's like they never heard of the word accountability!!!!!! I ignored the other 7 one star ratings thinking the apartment was nice enough and it was just angry renters, boy was I wrong. like the others before me, AVOID AVOID AVOID!!!!!!!!! I rent from Metro propertied through no fault of my own. They bought the building I lived in and I didn't want to part with my apartment so I stayed. They have been the WORST landlords in history. They did ""reconstruction"" on the building and hired the laziest group of workers. It seriously took them four months to paint about twenty window sills. I caught the painters looking in my window more than once and they left the ladders leaning up to the windows overnight. Pros: I love the location but nothing else Cons: These people are terrible! more

If I could possibly assign them a 0 for the rating, I would. The place is falling apart (I've been locked out twice due to a faulty lock), maintenance is slow to respond, and the management is not only rude and extremely disorganized, but they have charged me ludicrously, and when I called to inquire about it, have insinuated that I am a liar by saying my story is ""completely untrue."" I have been locked out twice, and the second time they switched locks on me without notifying me. Now they are saying that I switched locks on them and are charging me for it, when I neither have the motive or knowledge to change the lock for the apartment. Why would I go through the trouble? I agree with the previous review. This company is HORRIBLE!! All of the buildings they manage are little more than slums. They pretty much prey upon VCU students that are in a bind for a place. They are EXTREMELY rude, there is no concept of a service provider/consumer relationship, once you sign the lease and hand over your money, the could care less about your concerns. Also BEWARE that they will do ANYTHING to not return your security deposit. I was not returned $200 of my security deposit because of absolutely bogus charges, I even thought about suing them because I was so upset. The only reason they are still in business is because they have buildings close to VCU, despite how slummy they are and their non-existent customer service. AVOID them at all costs, you will feel scammed out of your money! more
