This property management clearly does not care about its customers at all. I have had horrible experiences with them. First of all, I tried to contact them about getting a copy of my lease so that I could apply for on-street parking. I called, left messages and emailed the office for a week. No one picked up their phone, no one called me back, no one responded to my emails. Finally, a week later, they called saying they lost my lease. Instead of informing me of this the previous week when they realized they lost it, they ignored me and my calls. By the time they had my roommates and I resign the lease, I was no longer able to get a parking pass. They said they would fix the problem, and after over a week of having nowhere to park my car and dealing with the stress they put me through every day, they charged me $25 for a parking pass on the street. What they didn't bother to tell me was that they obtained the pass illegally, so when I got a ticket, instead of taking responsibility, they just gave me a parking pass at one of their other locations- OVER A MILE AWAY! when I signed up for an apartment I would be able to park my car right outside of, a mile away is way too far to ""fix"" the problem. What was really terrible is that when they were confronted about all this, they blamed the entire situation on me! Apparently, they didn't think it was their responsibility to get me a copy of my lease when I requested it, and that it's my fault I got ""caught"" by the town of Chapel Hill for parking illegally, even though I had no idea I was doing so (after all, I paid for the pass!) Adam Brown is about money, not taking care of his customers or taking responsibility. At the end of the day, he just wants his money and to shove issues onto somebody else, because he doesn't want to deal with them. more

Louise Beck Properties simply manages a lot of their properties. My apartment was managed by its owner for years until he decided to turn it over to Louise Beck. I quickly learned that if I called LBP with a problem, they just called the owner to take care of it. This was a real problem when the owner was out of town (and it was a plumbing issue). I've learned to bypass them with maintenance issues. They're pretty hands off which can be good and bad, though they tend to make inspections every so often, not sure why. Their leases are pretty rigid (90 day leaving notices?). If you pay on time you become pretty anonymous. Could be worse. more

doesnt return calls, disorganized leading to problems 5/25/2011

I have been at a louise beck property for about 2 weeks now. We live in a duplex and the problems have started already. First, there was an issue with the power and they called the other side of our duplex on a friday to tell them our power would be shut off on Monday. Not sure why they did not let us know, or prevent the power from being shut off since we had moved in and they were aware. Next, our AC went out a couple of days later after getting the power restored. I promptly contacted the company to say hey we just moved in and we're having a lot of issues and our thermostat read in the 90s..what can we do? Unfortunately, it was a little after 5, so I left a message. They did not return my call the following day and our house has now reached 94 degrees. So instead of sleeping, i am up typing this review to hopefully save other people the hassle of dealing with this company. I have been renting in chapel hill for 5 years now and have never had issues like this with a landlord. Be careful signing a lease because once they have their money, they appear apathetic to your issues. I cant imagine it will get any better if this is the service provided when you first move in. more

Louise Beck Properties takes care of my property for me. They keep me in the loop but they?ve reduced the stress in my life since I hired them. When I send them an email, I get a response realy quick. I?ve used them for three years now and have told so many people about them that I wish they had some kind of referral program for owners so I could get a discount.? more

Louise Beck Properties is a company that really gets it. They?re responsive, professional and they get the job done. I used another chapel hill property manager in the past and I had a lot of problems, not so with Louise Beck. Highly recommended. more

My landlord gave management over to Louise Beck Properties and I was a little scared from reading all the horror stories online. ?Luckily, they?ve been amazing! We had a leak in our master bedroom when they took over.? They seem to understand where you?re coming from and respect your situation. They?ve also been a huge help in fixing the problems around our house unlike the original landlord. One annoying thing is that they require repair requests be in an email.? I would definitely recommend these guys to anyone looking for a house; they are very helpful and easy to talk to. more

A great introduction to a new town! 10/21/2010

Louise Beck was the most helpful place I talked to about my relocation. A slight pain was that they required I had someone walk through the apartment on my behalf when I told them I was ready to sign a lease just from looking at their photos. I have the type of job where I can?t be on the phone all day taking care of personal stuff, so the fact that they are so receptive to my emails has been a god send.? The lease was also signed via email (digital signature). Now that I?m settled in I love my new town and my new place. more

I rented a place from Louise Beck Properties and lived to tell the tale!? Ha. I had questions when I signed my lease (Rug Doctor apparently does not equal ?professional? carpet cleaning) and the staff was really helpful. When I moved in, I made sure to document anything that needed to be fixed and I even took pictures (date stamped) and made sure I returned my movein inspection sheet . Everyone I?ve talked with at the company was really nice and they genuinely seemed concerned about making sure I understood the lease. Long story short, I ended up getting my deposit back minus $50 for a stain on my bedroom floor.? Lesson learned: no more Merlot on the bedside table : ) more

I haven?t leased a place yet, but I do know that of the places I?ve looked into, this one has the best website and the friendliest people on the phone.? I?m coming from Jersey and have been pleasantly surprised by how nicely they answered my questions about the area. They will even show you a property on Saturday (which was awesome since I came down for a weekend and had to just drive by and peek in the windows of other places I was potentially interested in). more

Very slow to respond to a basic request 9/9/2010

If you will need a reference from these people to rent another apartment elsewhere after your tenancy ends, think twice about renting from Louise Beck Properties. I am a landlord in another state, and it took 10 days and 10 telephone calls to this office to get a reference. I had to fax the permission and the reference request in writing FOUR times before they provided the basic information I needed to process a rental application from their former tenant. The only times I got return calls were after leaving messages for the managing partner, so skip everyone else's long-winded voicemail greetings, and go right to the top if you need something from these people. Even then, don't be surprised if it takes you more than a day to get a response as the managing partner only returns calls at the end of the day. more

Excellent Experience 8/31/2010

I called Louise Beck Properties with questions about a rental property, viewed the property and submitted an application and received excellent customer service from the Louise Beck team. I spoke to Alexander on the phone a couple of times, and Davis showed me the home. Both were courteous, friendly and professional. I?ve looked at several rental properties over the last two weeks, and working with Louise Beck Properties has been the most enjoyable experience by far. more

Property Owners and Renters Beware 8/23/2010

Renter: Never answer the phone always voicemail and the response time is horrible. I had a mold problem and they simply sent a handy man out who said it was dust. I had to do my own test to make them understand the problem. They then made me wait a week without word after explaining to them my daughter was ill. They came and replaced the HVAC but left the mold in the house and we are still trying to get them to come and make the repairs. The only way I could get any answers was to finally be the rude guy on the other end of phone screaming to be heard. My next step is to simply show up at the office every time I have and issue. The owner will not even return your calls in a timely manner. Owners: My landlord has explained he cant get in touch with them himself and he owns the property that they manage for him. If you can avoid using Louise Beck do yourself a favor and run. They will explain they manage 800 properties to suck you in but all they want is a contract without regard for your well being or your property! more
