Hilltop Apartments

Upon move-in, selected an apartment with an ocean view. Advised that area of the complex was also the "quiet" part of the complex. Horrible neighbors banging, shouting, screaming randomly until 4am on most weeknights turned it into the noisiest place I've ever lived in 20 years. After several complaints to management, and the noise only would subside a couple days, then resume. Friends mentioned that eviction of those responsible for noise could take months to complete. So with that, I searched for another place to move. Advised that owner would not be understanding enough to reduce my lease from 9-months to the 3-month lease (as is initally offered) based on excessive noise issues. Ended up paying a $1200 early termination fee along with a one month notice to get out of there. more

Good: Very safe neighborhood, On site maintenance, usually able to come in 0-3 days, Beautifully landscaped grounds, Pool and hot tub with jets, Okay to have non-charcoal grills on your patio/balcony, Clubhouse with pool table, Managers are in office Mon-Sat morning to 5:30-ish, Areas for quiet, medium and loud tenants are grouped, Fun place for students to meet people and hang out, Close to campus, On bus line, Property managers are nice/ willing to help, Great appliances, Large living room and closets, parking. Bad: One check per apartment for rent 20 Bus only comes once per hour and can be full Thin walls and connected bathroom ventilation can mean hearing noisy neighbors -Large deposit required -Application fee per applicant -No pets allowed on premises whatsoever. Other: I have been living at the Outlook apartments for about 6 months and I am very happy here! I would recommend that UCSC students, young couples or even small families check this place out! When we moved in (1br/1ba), there were new carpets in the majority of the apartment and some new appliances too! The apartments are nice, but not modern or upscale. We got our apartment for $1395 + $36 monthly fee for unlimited water/sewer/trash. This price was during their rebate period, and was why we could afford it.. more

As in other comments I have to say they are a gang of thiefs. They stole my signal. I told them when I arrived the exact date I will leave (I was there for three months). A week before I leave, I told them I will leave next week. And when I go for my signal (1000$) they told me I didnt tell them that I were going to leave the apartment. Also the apartments are old, expensive and far away from the city.? more

I lived at the Outlook Apartments in two different buildings. It was a two bedroom apartment, with a large master bedroom. The first was located on the corner near a canyon and had ocean views. It was incredibly quiet, and peaceful. The only downside was that tiny pillbugs would swarm through the screen door at night and litter the carpet. The second apartment was a one bedroom with a loft located next to the pool/jacuzzi. It tended to be a bit noisy on weekends due to the proximity of the pool area. The interior hardware and cabinets could use some updating as they often broke. Overall, I enjoyed the comfort and (mostly) quiet areas. One downside is also that the 20 bus only comes by every hour. more
