Overall, they're not that bad. They have some fairly decent properties at reasonable prices, and they try to make sure that the properties are adequately maintained. On the flip side though, like most other college town rental property management firms they try to snag you into an early lease renewal. My best advice for this seedy tactic of theirs: BEWARE!
If you needed a co-signer for the first lease, and got one, they'll manipulate you into making sure that you have one for the next lease. First, what they do is they tell you that if you don't get a co-signer, then your name will be taken off the lease; the lease will have to be reevaluated to see if your roommate can afford the rental payment on his own; if it is found that he can't, then his name will be taken off the lease as well. Then, when your co-signer decides not to co-sign again for you, they'll send you an email saying that they need the co-signer papers or else "undesired actions will have to be implemented." But, once you decide that you don't want to live there anymore anyway, and as you're on your way out the door to go sign a leasing agreement with another firm, you call them up to see if your name has already been taken off the lease as they said it would be if there were no co-signer for you; their reply: You've already signed the lease. It's a binding legal agreement. By law, you can't get out of it unless your roommate is able to find someone to sublet your part. So, you come to find out that not only has your name not been taken off the lease, but it would have been illegal for that to have even happened.
They are feeble in legal matters (until they don't get to turn a buck), and they will hassle you with lies and/or incompetency until you're so stressed out that your head wants to explode-- all so that they can go home to lay their head down on a few extra bucks per month.
Basically: HR=good, but they will have absolutely no problem screwing you over. CAVEAT EMPTOR!
Pros: Cheap rent, "decent" place
Cons: Cheap rent=cheap repairs with cheap replacements, staff is unknowledgeable
