Very satisfied! 1/18/2011

We have rented with Hallmark Rentals since August 2008 and have been in the same unit the entire time. The staff has always been helpful and willing to work with us, tending to repairs in a timely manner. The unit has always been comfortable and very nice to reside in. We have enjoyed a new refrigerator, paint repairs, new gutters, and a shower installment. Overall we have been very satisfied with the professional attitude presented by Hallmark Rentals. more

We have rented from Hallmark Rentals for almost 2 years and have been very happy with it! When our heat went out this winter, they were very prompt in getting someone out to us, and even replaced the whole unit! Very good rental company! A+ more

Hallmark Rentals 1/8/2011

My family and I rent from Hallmark Rentals in Bloomington, IN. We have been very pleased with the rental management team. They were very understanding this past month when they received my rent late, due to my infant son being ill. They waved the late fees. The duplex we rent also had new carpet and fresh paint when we moved in. The maintenence men are also very timely, which is nice. We will continue to rent from Hallmark Rentals in the future! more

My family and I rent from Hallmark Rentals in Bloomington, IN. We have been very pleased with the rental management team. I had a great experience with Hallmark. I lived at one of their apartments for 2 and a half years. The staff was very professional. I remember being late on my rent once after living there a year due to an unexpected trip out of town. I asked if they would remove the late fee and they did! After living there 2 and a half years I wanted to move in with my boyfriend and asked if they could help me sublet my apartment. They were able to sublet the apartment for me and even refunded the rent I had paid in advance. I would highly recommend them. more

WORST RENTAL COMPANY 8/15/2010

This is a terrible management company. Don't let them fool you with reasonable sounding monthly rent. My house had slanting floors in nearly every room a.k.a. the house is falling into the ground, walls, floors, and ceilings are all caving in. The staff at their brand new all brick office is extremely rude, un-informed, and very unhelpful. We had someone break in a window while we were out and it took one of our parents calling and screaming at them and a week for them to come out and fix the window. After this they tried charging us for the repairs until we finally were told to bring in a police report. House was full of mold which they also tried making us pay for claiming we weren't using the fans in our bathrooms. During our walk through they wrote every little dent and ding down. They also claimed one of the bedrooms smelled like "a pet". We never had a single pet in the house. None of us lived there over the summer and we came to move out to find hobos living on our front porch because Hallmark hadn't checked on it. We called the police and while we waited called Hallmark to inform them, they never called back and the move out inspector had no idea this had occured. Many, many problems with the property. NEVER NEVER NEVER RENT FROM HALLMARK RENTALS!!! more

Avoid Hallmark Rentals at All Costs 11/6/2009

This is an absolutely atrocious management company. I'm a responsible professional and did not appreciate my ceiling caving in and dripping water on my belongings for at least six weeks. The response time for maintenance was incredibly long, and the company charged us hundreds of dollars above our deposit for routine paint and a cleaning charge (when we had left the place spotless). Many people complain when they are charged for damaging a place. I did not damage the house on 7th street, and I respectfully lived there. Hallmark hung me out to dry, so don't make the same mistake by renting from this worthless company. Pros: zero Cons: Cheated, Low quality place, zero professionalism more

Caveat Emptor!!!!! 5/15/2008

Overall, they're not that bad. They have some fairly decent properties at reasonable prices, and they try to make sure that the properties are adequately maintained. On the flip side though, like most other college town rental property management firms they try to snag you into an early lease renewal. My best advice for this seedy tactic of theirs: BEWARE! If you needed a co-signer for the first lease, and got one, they'll manipulate you into making sure that you have one for the next lease. First, what they do is they tell you that if you don't get a co-signer, then your name will be taken off the lease; the lease will have to be reevaluated to see if your roommate can afford the rental payment on his own; if it is found that he can't, then his name will be taken off the lease as well. Then, when your co-signer decides not to co-sign again for you, they'll send you an email saying that they need the co-signer papers or else "undesired actions will have to be implemented." But, once you decide that you don't want to live there anymore anyway, and as you're on your way out the door to go sign a leasing agreement with another firm, you call them up to see if your name has already been taken off the lease as they said it would be if there were no co-signer for you; their reply: You've already signed the lease. It's a binding legal agreement. By law, you can't get out of it unless your roommate is able to find someone to sublet your part. So, you come to find out that not only has your name not been taken off the lease, but it would have been illegal for that to have even happened. They are feeble in legal matters (until they don't get to turn a buck), and they will hassle you with lies and/or incompetency until you're so stressed out that your head wants to explode-- all so that they can go home to lay their head down on a few extra bucks per month. Basically: HR=good, but they will have absolutely no problem screwing you over. CAVEAT EMPTOR!
