I agree with these people. It is horrible place to live and is going downhill. Rent is expensive for this trashy environment. Why pay 2000 montly for rent and utilities here when you can go somewhere nice. i lived there for 6 months. My sister moved in 3 weeks after me. i feel bad for her because she signed yr lease. There is a HUGE bug problem. They are not roches but look identical. so noone will believe you when you tell them they are not. also, they are extremely large yucky spiders and ugly giant black ants. its crazy. and yes, they do crawl all over ceilings and get into food. Parking Situation..HORRIBLE!!!! and that is understatement! Count the spaces...then count the doors to a town home. You will see they should get 2 spots. But notice how all the apts doors all on one side of building?? well this means that people who live in middle will all park to one side...leaving no space for people who actually live at end. and your neighbors guests who stay for weeks...will park in those spots too. and the guests best friend., So this will leave you carrying groceries and babies down a long narrow sidewalk tripping over bikes and skateboards and choked by tree branches. I remember all too well and my sister still lives there until July and shes running for her life...still paying 200 heatland bills...and 1100 in rent. 600 for gas and electric and for what/ its like a sweat box in the bedroom. and freezer in winter. they will not let her out of lease. and i bet she pays like 50 month at store for bug sprays!!! So be prepared for the worse. and dont beleive the line of crap that office will tell you. they got new mgt and leasing agent...but things have gotten worse the way it looks. more

They never fix any problems that gets reported. it doesnt matter if it is harmful to residents or not. There is major bug problems...but they do not seem to care. Even though tenants pay a big fee every month on a First Billing AKA Heartland. They will not tell the truth about how much it is. Do not believe them...nothing will be true. First Billing Heartland IS around $180 or more each month if you live in townhome. and around $150 if you live in apartment. You will pay for trash, sewer, water, and be made to pay for cable and internet. As in you have no choice who you want for cable....it will be insight and it will be included in the first billing monthly statement. So Rent is due on the First of month...and dont be a day late or they will charge you bigtime. There is no such thing as a grace period at fairway lakes. First Billing is also due on the first of the month. So on the first you will owe around $1300. But heres what really is bad about fairway lakes...you will pay all of this rent. and have no where to park. Parking spots are not labeled..which you would think that this would be the sensible solution..first apt should get first 2 spaces...2nd apt should have second 2 spaces. OH no that would be way to sensible. So in winter...dont bother shoveling. And No fairway lakes staff wont shovel either or even clear the sidewalks. Its is horrible...plain horrible. Also, the police are called to this complex several times to control the kids who drink at the pool or in the parking lots...they throw beer bottles at cars or under them. Dogs poop every where...but but their own apartment. People will walk their dog and stand right in front of your door and watch their dog poop. Who cares if you have flowers. The office doesnt....they encourage residents to follow the vialotors to their apt and get address or take a pic. Which i do see their point....but people without dogs shouldnt have to do this. People with dogs should let their dogs poop in their own yard and then clean it up. or use a specified area of the complex....and then clean it up. But to sum it up...repairs are not made....there is a huge insect problem. and no spraying. The bugs look like roaches and crawl all over the walls and ceiling...especially at night. Pretty scary bugs...and spiders too. I looked up the bug...they are called silverfish and they love to get in food like roaches. ALso, BLack Ant problem..HUGE black ants!!!! And the parking is a complete disaster. Yes, it can be solved...but they choose not to. Why...too much effort for management. Dont let the ponds fool you either....when ever there is a rental special with couple of open apts....the ponds will have blue dye in them, fountains will be on, and trash cleaned up. If nothing special...trash will fill both ponds. they will be dirty. fountains off. And they also advertise use of the pool house for family gatherings...no. they do not allow residents to reserve this. Which is just stupid. and false advertising also. Oh and besides the Heartland bill..close to 200 bucks..you will pay a gas bill. and also a 200 electic bill to aep. and you bill be hot as heck in the summer time and cold in the winter. Especially the master bedroom. I dont think i am exaggerating....I mean hot! But apts with sliding door dont have way to put window air...and if you do put window air in one without balcony...be prepared for even more of a electic bill. Its horrible So dont be fooled...visit more than once. and especially dont believe the leasing agent. they will tell you anything. It is a horrible, expensive, rip off, trashy, place to live. Just plain horrible place to live...but that is just my opionion. Rent needs to be lowered for this quality of apartment. And if you get a good deal on deposit...dont thinks you are not being ripped off. when you renew your lease rent will go up by 1200 a year next yr WHEN U sign RENEWAL...I kid u not!! more

Escaping the nightmare 3/26/2012

I moved to Fairway Lakes on Little Turtle Friday January 27, 2012 and since then I have had nothing but issues since. Approximately six days after I moved in I received a letter advising that an engineer would be conducting inspections and needed to view an occupied apartment of each floor plan. The letter further advised that my apartment was chosen because it represented the best of the best in the community. I immediately went to the office and spoke to Rebecca who advised that it wasn’t a big deal, it was just a walk through and she heard that my apartment was really nice. I was present the day of this “walk through” (that didn’t go past the kitchen) and the inspector left a small tin can and advised that they were testing the air quality. I researched the company and found out the tin can that she left was a test for radon gas. Neither the letter nor the leasing agent advised of this test and why it was being conducted. To date I have not received the results of that test. Other issues include: Being without a refrigerator for approximately eight days. There was a loss of food and had to purchase a cooler to keep water & juice cold for my children. Reported ants in the kitchen and hallway bathroom on more than one occasion. Reported visible grime and what appears to be mold on both the bathroom faucets. Requested to have those replaced and that hasn’t been done. Reported that the toilet in the master bathroom is not mounted on the floor which has the water continuously running. Maintenance advised that they needed to order parts over two weeks ago. Toilet still hasn’t been mounted. Reported that the blind in the master bedroom needed to be replaced and it took over three days to have it replaced. Because the window faces the street I went out and purchased a blind since it took maintenance over 24 hours to replace. Received bill from First Billing that includes a common electric charge however I pay American Electric Power for electric services. On that same bill I’m being charged for cable/internet that I was told was included with the unit. I was told that I would only be billed for equipment from Insight Cable. After speaking to a rep from First Billing she advised that Insight Cable and Fairway Lakes have a contract with a negotiated rate of $89.99 per unit for basic cable/internet which at no time was I made aware. Prior to moving in I scheduled an appointment to have my own cable installed with Insight with what would have been affordable for me. I was told to cancel that appointment since the cable was included with the unit. The noise over top of my head from the neighbors who want to blast their music all day and night. I was locked inside the apartment because the knob on the door wouldn't turn. I had to go out the patio walk around leaping over the abundance of dog poop to let myself in from the outside. It was suppose to have been repaired however within two days the door started sticking again. Now that I want to be released from my lease they need 10 days to make the repairs. What about the last 50 days when I'm reporting problems that are going unnoticed? Don't be fooled by the Craigslist post like I was. I contact this leasing office on a daily basis about something. The leasing agents seem to be so unconcerned and have things done on there schedule. I'm working hard to get out of this contact even if comes down to getting an attorney. From April on there rent will be in escrow until I'm out of the lease. more

I previously lived in the complex in the early 00's under different management and was suprised to find that things had changed. WHIle the location is good and the Townhome apartments offer a nice floorplan and space for the cost anyone considering this option needs to come in with eyes wide open - Fairway Lakes has an actual monthly cost 75-200 a month higher than advertised based upon the floorplan you choose. THese hidden costs come in the form of a utility bill through Heartland Power Company. Heartland should ostensibly be the water bill for your building - which is shared between units and divided, however inspection of the bill shows that the complex is passing on a number of other ""public"" costs to its residents. Charges incclude pest removal, public lights/electricity (which by the way are not in good working order around the mailboxes or multi-floor apartment buildings), Trash disposal for the complexes weekly dumpster service, gas and electric for the business office, etc. While these charges are mostly minimal individually, together I have yet to have a total less than $90 a month. Recently the complex contracted with Insight Communications to install ""bulk"" basic cable and internet service within the units. Heartland added $90 more a month to reflect this service change. Unfortunately - buying the same service directly from Insight runs between $24-30 a month. If you are an Insight customer and add services like Enhanced High-Speed Internet or Digital Cable or Phone Services, you will receive another bill from Insight that does not include the ""core"" $90. My Cable utility bill went from a budgeted $100 a month when I bought everything through Insight to $160 thanks to the $90 bump from Fairway Lakes agreement with Heartland. Existing tennants did not get a choice in this change - we were simply notified that the cost of our heartland services would increase $90 on August 1, 2011 via a flyer lef at our front doors on July 24th. I was lucky, I am actually an existing Insight customer. Imagine those who were Dish/DirecTV customers or UVerse users.. they now have an additional inflated utility charge for services they are not utilizing and may contractually not be able to adopt. These sorts of fast and loose situations are common with the current management. The Maintenance folks are nice and do fair work, but when we moved in our apartment was still dirty and in some cases damaged from the recent ""upgrades"" made to modernize these older properties. I am a fool. I spent a year here and when I was offered the option to renew I sat down with the management to discuss my concerns. I believed the word of the manager and signed another lease. I will not make that mistake again. I'm sure my money is better spent at close local complexes like The Estates. They'll be adding another tennant as soon as I hire a lawyer to help negotiate breaking my lease after this change in terms. Insight unfortunately has also lost me as a result of their partnership and their ""we can't control what the complex bills you for those services"" answer. more

This is a terrible place to live. We moved here thinking that it's on a golf course so it must be nice. This place has very high rent with very low class residents, and office staff! The grounds are very dirty, and unkept. The pool is small, and full of unsupervised kids. You can't relax there at all. The apartments are old, and not well maintained or updated. It took me three weeks to get a work order addressed, and when I told the office manager (yet another one) she told me I didn't need to be rude! None one should have to wait 3 weeks for anything concerning an apartment. This place is really a nightmare. If you care at all about where you live, don't move here! However if you loud, and dirty, and don't give a crap about where you live them you'll fit right in here at Ghetto Lakes Apartments! Cons: Terrible place to live more

On a downward spiral! 7/13/2009

Management and maintainance are TERRIBLE!! They are extremely unprofessional, and are very ""party girl"" types. They are exteremely slow to return calls, make repairs, etc. I had a pipe burst in the shower, which was flooding my dining room and all the way to the basement. The maint guy asked if I HAD to take a shower today, or if it could wait to another day, mindless to the fact that I had water coming through my light fixtures!!! There are dog ____ everywhere, and they actually want you to take photos of the people who do it, while in the act, if you want anything done. They have screwy ways of milking out money for every little thing. I hear that they try to say your security deposit is non-refundable (illegal!!!) This place was wonderful when I moved in 4 years ago, but for the last 2 years, it has been on a dangerous downward spiral. They allow all the college kids to drink and party at the pool, making in very uninviting to families. Parking is terrible, you have to race your neighbors home to get to park near your home. Pros: Decent sized townhome Cons: MANY more

unprofessional staff. Dog Faeces everywhere you look. never disclosed they they use electronic check processing and by law they should tell you this at time of signing lease. Maintainance takes a while to show up for any repairs, old appliances. Not Worth Your Money 10/9/2007

I've lived here with my huband for three months now. Even though we saw all the negative comments, we really wanted to give it a fair shot because it's in a great location for us and is on the golf course. After living here three months, I cannot recommend it to anyone. It took us a month to get a bedroom door after we were promised three times that we would get it within a few days. Our stove didn't work for three weeks and I'm fairly certain our oven hadn't been cleaned since the 80s. At all hours of the day people literally sit in their cars in the parking lot blaring music with an enormous amount of bass. We have put in an order for a functional screne door three times now - to no avail. Our hot water heater started leaking about two months ago and the front office said they'd have it replace within a few days. Someone came out a month later and replaced a small part and said it should work. The next day it was leaking so badly that mold started to grow. We told the front office right away and two weeks later someone came and ""took care of the mold problem."" We looked that night and it was still there. Finally, today someone came to replace the hot water heater because - surprise - it was still leaking. That's when the fun started - my husband and I both started getting light headed from a gas leak. Eventually they came back with a bottle of 409 and a wrench, did whatever they did, and walked out without saying a word to us. At least we still have our mold patches to keep us company. \r We checked this site, read the negative comments and still decided to move here because we thought other people must just be overly sensitive. If I had it to do all over again I would avoid living here at all costs. Good luck on your decision, but if you do decide to move in, be sure you give yourself at least a week between your move-in date and when you absolutely must move so that you can can make sure they actually do the repair work before you give them your money. Brit and Paris will welcome you. Take one look at these non-professional leasing gals. And make your own decision. Looks like they stayed out all night long. Great on overcharging. Old apt.\r Over priced. Loud, cheap on repairs. I had to plant my own flowers. Lights are out.\r Thin walls. Lot's of beer bottles. Drag racing. Dog ,you know what. and smell of dog pea.\r Stay away if you are smart. But, if you are a slob, you will fit in. more
