I have lived in a subdivision managed by DPM for many years and the homeowners here are extremely dissatisfied with this very hostile, inconsistent, and poorly managed company. Unlike what Boardmember said, there are no driveways with garbage or debris for long periods of time, dishwashers, or trucks on blocks. However, numerous violations have been permitted for years and have become the accepted standard. Therefore, the board has waived its right of enforcement. Many larger issues go unattended to and the majority of homeowners are permitted to do what they want while DPM and the board target certain individuals for prosecution and enforcement of the same or lesser violations. In some cases it is not even clear if the alleged violations exist or if the board or committee members have the right to enforce as they refuse to validate their claims or their authority. They won't respond to letters or requests and have not on occasion scheduled a hearing or informed homeowners of such a meeting as is required by law. They won't identify committee members or bylaws necessary to support their claims and they don't uphold their lawful duty to permit due process over disputes. They discriminate against certain homeowners. Instead of behaving amicably and professionally and acting in good faith in a fair and consistent manner, they try to threaten and intimidate select homeowners into compliance. After failing to respond and provide due process or a hearing, they purposely wait an extended period of time to file a lawsuit in order to intentionally run up fines to a homeowner after failing to notify the homeowner that their actions did not meet approval. Everyone I know including multiple realtors and people in the business do not recommend DPM in any way if you are interested in using a company that abides by the law and their own covenants and who acts in a fair and consistent manner. DPM used only bully tactics and is a very unprofessional group who have left a really sour taste in a lot of peoples' mouths. more

Douglas Property Management has provided us with quality service and impeccable reports for the past several years that I have served on the board. I read complains about what they are not doing and have never seen these issues in our community. There are some homeowners in my community that feel the Management Company is out to get them. This is because they have not paid their dues in years and leave debris in their driveway for months. Who wants to live next to a house that has a dishwasher or piles of trash or a truck on blocks in the driveway? This is why I bought a house in a covenant protect community. Again I would recommend Douglas Property Management to any Association looking for the best quality and professional company. more

Act like the GESTAPO. 12/7/2010

This management company owned and operated by Michael Douglas acts like the Gestapo. As many other reviewers have noted all across the internet, they have terrible people skills, do not relate to or care about the homeowners. They think they can do whatever they want and are immune to the law and their own regulations. They are very biased in terms of which covenants they choose to enforce and which homeowners they want to exact them upon. They often make a big deal out of small things and let the big things go. They target a select few for discipline and legal action while permitting most violations to go unattended to by the majority of homeowners. Michael Douglas and his property management company behave in a way that is unlawful and unethical. They act in a manner that is arbitrary and capricious and discriminatory against certain homeowners. They don't abide by the Property Owners Act (POA) which governs their associations. Additionally, they are very unprofessional. You can't get an answer out of them or any information. A good property management company has a website which lists the covenants and all updates or amendments, the officers, members of the Architectural Control Committee (ACC) and the ACC guidelines, upcoming meetings, and minutes from meetings. DPM does none of these things. They don't notify homeowners of meetings as is required by law. Yet, despite all their violations, they try to strong-arm, threaten, and intimidate you if you dispute them over something. In short, the previous reviewer had it right - DPM acts like the mafia and has done nothing positive for our community. Our homeowners are all very dissatsified and everybody hates them. They have no business finesse and simply abuse their power. It is not even clear if all of their HOAs are valid or defunct because they refuse to provide evidence to support this. Start questioning them and find out for yourself. more

Our property manager is very knowledgeable and has worked with our board to help reduce costs in our community. They have been able to reduce our Landscaping costs by 20% and our Pool Company to lower our annual expenses for pool management by 5%. This enabled us to continue another year without a dues increase in our beautiful community. more

Our community has a very hands on property manager. I called about a violation letter that I felt was not valid. The property manager returned my call promptly and made an appointment to meet with me at my house to discuss the violation. The property manager was very professional and after the discussion felt that my concerns were addressed and we came to a resolution for the issue. more

I was transferred to the property manager who listened and understood of my financial situation and offered a plan for paying by dues. This is the first management company in our community that has returned my call in the five years I have lived here. I am happy our community switched companies. more

Douglas Property Management financial reports are the most comprehensive and easy to understand. The Property Manager is very knowledgeable on every expense and advises our Board of any potential shortfalls that might arise due to unexpected costs throughout the year. They are the first company that has assisted with operational budgeting as well as reserve budget forecasting. I believe they are one of the most proactive Companies helping Homeowner Associations today. more

Our Property Manager is very proactive with all issues of the community. We have received several complements from homeowners on the responsiveness of Douglas Property Management with there issues. Douglas Property Management took over our community a couple of years now. They have made great strides in getting the neighborhood looking better. I have seen more of my neighbors fixing issues with there homes and the common area in the front look cleaner and more inviting. Douglas Property Management has been very hands on in the community and it shows with most of the homes looking well maintained. I believe they have help with the value of our homes in the community. more

I read the reviews of 6 to 8 people that do not like Douglas Property Management. They have managed our community for several years and I am totally happy with their service. I have never had a problem with getting an answer or a copy of the covenants for my community. Our association has a web site that that provides all documents for the homeowners to down load and read. When I read these negative comments i see people that need to move to the country where they can do what they want with their property. I live in my community so that i do not have to worry about my neighbor painting their house bright blue or putting a truck on blocks in their driveway for weeks or months on end. I serve on my Associations board and Douglas Property Management is the best management company that we have used. They are professional and the reports are above reproach. more

Douglas Property Management (I use the term ""management"" very loosely) These people have nothing better to do than to nitpick. I have called NUMEROUS times about the condition of our neighborhood playground and how it is in need of repairs. I swear kids need a tetanus shot just to go up there. Instead of fixing things that are desperate need of repair they drive around and write warnings for people with rust on the gable vents, color of shingles, trees with too much shade, and trashcans on the side of the house. These people, I'm sure, were probably picked on in school and our using their power to show just how much of a Napolean Complex they have. Thanks for nothing jerks!!! Get a life and stop making the lives of friendly neighbors miserable. Pros: None. Worst property managers ever!!! Cons: Never responsive, too aggressive, VERY preferential!!! more

Worst experience ever!!!!!!!!! 9/28/2009

I have lived in the Fox Creek subdivision for 2 1/2 years now and its been ok except for the worst experience ever!!! In this subdivision you are allowed 2 vehicles to be registered with your property, the garages are small and there is barely anywhere to park but they do have parking spots around the corner from your house, well I parked my truck there after losing my job unable to buy gas and drive anywhere, the truck was sitting there for about three weeks when I get a phone call from my mother saying ""the truck is gone!"", well needless to say that the HOA had it towed and I had to pay $125 for impound fees. What I can't understand is that we pay fees monthly for the HOA and they have the right to tow your vehicle at will??? I called up BOB L. and asked if he can reimburse me for this (because I'm already broke!) and he told me no you had been there for too long!!! HOLY $%#! are you kidding me, DON'T EVER BUY OR RENT FROM THIS COMPANY, OR LIVE IN A REGUALTED AREA WHERE THESES PEOPLE ARE, EVER, just a warning to all you honset and loyal people! Pros: absolutely nothing! Cons: Anything and Everything you can think of!!!!!! more
