The Peak at Vinings Mountain is full of ups and downs. Parking: It should be fine, but they've just instituted a $5/mo parking fee for hangtags to fix not having enough spots to park (which I've never had a problem with). As far as I'm concerned, they are adding a charge of $5/mo calling it a parking fee for them to, basically, do nothing different. On top of that, they claim that residents asked for it and it's something we want... seems unlikely to me. Noise: Walls are a bit thin and I can often hear my upstairs neighbors talking loudly. Grounds: Most of the grounds are very nice. But there are areas in the woods that are filled with trash. I have asked the management to fix this twice (once in a phone message, once in an email) and have never heard back and it has not been remedied. Saftey: The area feels very safe. Construction: The construction is pretty good but there are parts of my apartment that have some paint spatters; the doorframe to the patio is banged up, the carpet is coming up a bit in 1 corner of the bedroom. Maintenance: The maintenance guys are great. I really like dealing with them. Staff: I have had very bad experiences with the staff. The apartment has archaic policies regarding late payments ($150 if you are late 1-4 days, $400 if you are late more then 4 days and they start a process to evict you). They don't care how many years you've payed on time without missing a single payment. They claim they will call you back when you leave a message, I have never had this happen. About a year ago they claimed they were said they were going to stop sending out bills to ""go green"". At this point they didnt sent out bills, email reminders, or anything. To me, this was just a trap to try and get people to be late on their rent payments more. I feel as though the AIMCO people are deceitful. Now, to be clear, I don't blame the individuals who are at the front desk but rather the AIMCO policy makers. Overall: The apartment and area is pretty nice, but I can't abide by their anti-resident behavior when it comes to anything monetary. The policies here basically treat residents like criminals. I cannot recommend any AIMCO properties to anyone.
