I live in the Promenade Valencia Apartment, in a 3bedroom apartment. We are only here for 3 months. Last weekend, due to heavy rain, my apartment had a water leak from the roof into my living area. My 50"" plasma TV and speakers ,subwoofer& speaker receiver were damaged from the leak. I called the office right away when I started noticing water dripping from the ceiling. The maintenance personnel arrived and stated that the leak is from the roof. He'll notify his supervisor. He poked a hole into the ceiling and water continued to drip into a bucket they provided. We then left for dinner. Then when we came home, we noticed that the ceiling near the right side of the fireplace and the sliding door has big paint strip hanging and a huge hole. When we looked closely, we could see that water came through the ceiling in that area. At the time we saw that water had wet our TV, speakers, subwoofer, and speaker receiver/controller. We cleaned up the mess and placed a bucket under the same area where the water had came down. At that time, the leak has slowed down and was just dripping on and off. Fortunately, my kids are okay.
I notified management team in the morning. I think that this incident is unacceptable and so far, the management team is only taking care of the roof problem but no one cares to take care of our problem. When I mentioned about our damage, the leasing consultant said that our renter insurance should take care of it. When I called insurance, they said if it's wear and tear of the apartment, it will not be covered. I only live here for 3 months and I can tell you that the maintenance of this apartment is very poor. Our bedroom window is not sealed properly. The wind and noise are gushing in through our windows. The dog gate in the park was not bolted properly causing a big dog to run through and attacked a small dog. I see a plastic bag hanging on a tree in front of my building for 3 months&no one ever takes it down. If you walked around the community, you will notice the AC pipes appear old and rotten. The foam cover around most AC pipes are worn and thinned out. The problem shouldn't have happened to anyone. I demand an apology and a refund of all my rent and deposit. What if someone gets injure from this lack of maintenance? I'll tell all my friends, family, and my children's teachers and parents not to consider promenade for renting because the quality of construction is either poor or the maintenance quality is severely poor.
I'm still waiting for my renter insurance company to give me a final confirmation that they won't cover my damages from this water leak. I will file lawsuit against the apartment if the apartment won't do anything for me. This water leak problem is ridiculous and shouldn't happen to anyone. What if it leaks on to my 18months old son when he's sleeping? My electronics are all damaged and no one cares to ask. To top it off, I just got a Pre move out inspection stating that my master bedroom window has mildew on the widow sill. If it does, it's because your window isn't sealed properly. I can't believe that after we went through this problem, they have the gut to blame us that the mildew is caused by us!!!!???
Now that my renter insurance confirmed to me that They won't cover my loss due to apartment's wear and tear, I contacted management team and they pretend nice on the phone that some claim representative will call me&assist me. Shortly after I hang up from them, I got an e-mail from the claim rep that ""due to the dollar amount of my claim, they will be unable to help"". I didn't submit to them the dollar amount. I demanded my damages to be replaced and my rent& deposit to be refunded. DO NOT RENT W/PROMENADE! Tell me if I'm wrong, when their roof leak and water damaged my Tv and speaker, the apartment management tem refuses to help!!! Is that the right practice? Imagine if someone dies from the event, they'll give another excuse cuz my damage is too big for them to be responsible.
