I had three carpet cleanings since late August 2008 in my rental units. The first time was in late August, I rented a steam carpet cleaning machine from Home Depot. The second time was Oct 20, 2008 by Carpet Dryclean, which was better than the steam cleaning in August. The third time was Nov 22, 2008 by Elmer and another crew member of Carpet Dryclean. The cleaning by Elmer on Nov 22 was better than that on Oct 20. \r \r The nagative is the high cost. Due to lack of competition on dry cleaning, Carpet Dryclean is much more expensive than steam cleaning, although it is much less than new carpet. The new carpet does cost significantly more than Carpet Dryclean, in the units that I put new carpet, the tenants are happier and therefore pay higher rent. Pros: Better than steam cleaning Cons: High cost
