I lived at this complex for just over a year. For the most part, it was a nice place to live. Pretty much no frills, simple living. I had a 2 bedroom unit to myself, so I had plenty of room to work with. My upstairs apt. had a balcony, and every tenant gets their own parking spot with a carport. There are on-site laundry facilities, but they need about 3 times the washers and dryers per building (I always just went to the local laundromat, 1 minute away). The staff were always friendly, and the maintenance people were available when needed. My biggest complaint, by far, were my neighbors and management's non-confrontational attitude towards handling problem tenants. This is a pet-friendly complex, so it's a total gamble if you get stuck next to people who don't properly care for their animals and could care less about common courtesy to other tenants. It would also help if management tightened up their pet policies. I'd lived in many other apartments but never had neighbors quite as disrespectful as here. The first several months were hassle-free, but then I had 2 separate sets of neighbors directly below me who both had 2 dogs. The first set would constantly leave their dogs alone to bark. The second set of neighbors did the same, with the added bonus of not cleaning up after their pets. Within a couple weeks of their moving in, the stench of their pets soon permeated the general hallway AND my apartment! Very quickly, management became aware of the problem. They sent the tenants a letter about it, which, of course, did nothing. I probably would have renewed my lease if I would've had some responsible neighbors. So my conclusion on Riveroaks is it's a great place to live, as long as you have respectful neighbors. If not, I'd urge you to stay far away.
Pros: Affordable living in a non-affordable area, pleasant small town atmosphere
Cons: Pet-friendly complex means high risk for rude neighbors
