I rented from Kris Sims for a couple of years. She is tough, but fair. Maintenance issues were dealt with in a timely manner, as soon as the maintenance man could get to them. Maintenance people were friendly and helpful. They tried to do the job right, even if it took a little extra time. Pest control was handled the same way. The exterminator came once per month, and I really had no problems. The only problem I had was ants, and she had the exterminator make a second trip out to get rid of them. She was willing to work with me on getting the rent paid, as long as I told her the truth, kept my word and did what I said I would. She was always willing to explain what I owed, and was honest about the balance. I gave her 30 days written notice on the 1st of the month, and left the place clean and in good condition, and she gave me my whole deposit back. \r

Kris is willing to give someone a second chance, but if you try to get out of paying what you owe, or give her lame excuses, she will play hardball with you. Don't rent from her if you are looking for a free ride or a soft touch. She cares about her tenants, but she also protects her owners and their property. Overall, she was a great landlord.
