I purchased a Moreland Home based pretty much on price and location to my work. After looking into some Ryan homes in the same development I found that they were priced much much higher for about the same thing. Ryan will advertise free this and free that but after looking into the building practices of each and the cost I decided on Moreland. I could not stand the Sales lady who discounted all that I was saying. I got over it and had to lay the law down. After that it was ok. Several things I can say, is be ready for a wet back yard alot of the time. the city does not allow for storm drain tie in, therefore your property drains into retention ponds throughout the development. Second, the street parking is unorganized. Signs in the city clearly state, parking on non hydrant side and people just park all over with no enforcement from the city. Then the HOA does not enforce any rules. After moving in several neighbors just do what they want to their property. Some hillbilly down the street has Patio furniture in their driveway and another few have fires and cookouts in the drives which is a violation of HOA rules. I would recommend to only purchase a built to own house and not a spec home (pre-exsisitng show) home from them. The specs are thrown together and corners are cut. Once the walls are up, you don't know what was done. One thing I did notice after I had my house built was they took a cheap way out of not using any house wrap. Ryan does. After the fact I learned this to be important. Being my first home built like this, I know this now. Like the other poster said, stay on top of them and watch all they do. if you do not want to be involved then don't build here. All said and done, average house, but staff was hard to deal with, thus a low rating.
