Poor comp choices based on location and size. MidMo property does not depreciate by 40% in 3 months(last appraisal)! I actually looked at some of the comps and mine appraised at about 1/2 the dollars per square foot vs a house with no dock that needs an elevater for lake access. There were closer comps available in location, all of theirs were at least 15 minutes away, some over 1 hour away. This appraisal company is a deal breaker! GET SOMEONE ELSE.
