Three Sons Property Management has a rental property next to my private property. Large landscaping growth has died and collapsed onto my property blocking access to the side of of my property. Almost three months of promises and this has yet to be removed. more

A successful business will have honesty,customer service, and business ethics. . This place has none of that .The owner has a mentality of a teenager. if there is an issue , He cant seem to have an adult conversation with out throwing a temper tantrum and screaming the F word.His niece Anna runs the front desk.She lack personality and communication skill as well.She should win the rudest receptionist award! One time our apartment was being flooded by the upstairs apartment, so we called the office to see if they could come shut the water off. Anna told us it would be an hour before someone got there and then hung up on us. Water was pouring out our front door. Our beds and electronics were ruined. 2 hours later they sent this guy over to extract the water out of our carpets. This guy spent 20 min extracting the water and then said he was done. He then told us that if we wanted to have our carpets cleaned it would cost us $70.00. My roommate got mad and told him to leave. It took 15 days for our carpets to dry. \r They proudly advertise that they have ""in house maintenance."" This is a big joke. The ""in house maintenance"" is also related to this company. The first time he came over he was suppose to fix the leaking toilet. any normal person would know that if the floor that supports the toilet is rotted you must fix the floor first so it can support the toilet. His idea of fixing it was turn the toilet sideways and re-bolt it down to the rotted floor. Through out the 6 years i lived there i called maintenance 6 times. Out of those 6 times , he only showed up twice. On those two occasion he did show he would tell me he had to run and get parts but he wouldn't return until 6 hours later. They are so unorganized that they make you stay home all day to wait for maintenance to show up. They can not call you to let you know that he is on his way. They cant tell you if hell be there sometime in the morning or afternoon.So if you want something fixed you have to take the whole day off from work and pray that he shows up otherwise you have to take another whole day off work. Even though its there fault for not showing up, they will not work on Saturdays or past 5 PM to accommodate you either.\r This company seems to have trouble paying their bills. One time they sent out an electrician The electrician looked over everything and then told us that three sons had not paid him for the previous jobs he had done for them . He said as soon as they paid him, he would be back.We never saw him again. When I moved out, Three sons tried to illegally withhold my deposit. We went to court and Three sons is suppose to give me back my deposit. Its been almost 90 days and they still have not paid me. I call and to ask about my money but they always say they can take a message but no one ever calls back.\r How can this company manage other people's investments, if they cant manage their own finances? SCARY, SCARY THOUGHT! I wouldn't recommend this company to my worst enemy. THIS COMPANY IS NOT A PART OF THE BBB EITHER! more

I totally agree with barboa the receptionist is awful and they say things belong to you that dont belong to you. They only use names in their searches there are 70 melanie martinez in new mexico and the stuff they show for this woman does not belong to me. Instead of listening the resceptionist proceeded to yell at me and say it was mine. I took all proof that it was not mine and she still persisted it was. That is so UNREAL!!!!!!!!!!!!!!!!! they seriously need to get people with customer service skills cuz this receptionist is causing them to lose business and complaints have been filed with bbb for discrimination as well. more

I have never been treated so unfairly and rude in all of my life!!! Why do people hire people with communication problems to work with the public? Especially receptionists!!There are self help classes that business owners would find immensly useful and worth their money to send their employees to. Especially this one! I am in a very bad situation, and need to get out of it fast. But I'm not so desperate as to go from bad to worse just to get out of where I'm living. I am glad for the reviews and found them very helpful! I hope that those people who had the bad situations and have ""inside"" knowledge of what actually happens in that office, and paper work to back their claims.. Take that info to the BBB and the city. With proof, comes the right help. Obviously those people need a few lessons in how to run a business. good company 4/17/2010

I've rented from Three Sons Property mgmt for the past 6 years. I've never had a problem with the girls in the office or the manager. I've called for maintenance and someone comes within the next day or two. I started with a 1 bedroom and moved to a 2 bedroom and left the apartment clean, they gave me my full deposit back. Not many companies or owners do that! Maybe if someone has had a bad experience its cause you have a bad attitude or you didn't hear what you wanted to hear. You get what you give in life. The ladies did not care to take care of anything you asked for.then when you move out, they charge you up the but, for things that were already there. the carpet needed to be cleaned, but i moved in the carpet was already dirty, the stove needed to be replaced,but no replacing the stove,so my family never used it. Cons: Alot more

Avoid these slumlords 8/3/2009

I didnt willingly get involved with this company, they bought the complex i had been living in for a year and a half. In addition, my company was a contractor for the complex (read the other reviews and you can probably figure out what service we provided) I had to fight tooth and nail to get paid for work I did, but when they thought rent was late (which it never was) they would raise hell. They ""lost"" a rent check and tried to evict me, even after my lawyer sent them proof that they DEPOSITED it. In addition, they kept my deposit for nearly 5 months because they claimed that they had no proof of the amount of deposit I paid to the previous owner of the apartment complex, even though i had all documentation. They still owe my company several hundred dollars for services rendered, yet ignore collection notices and attempts at arbitration. Trust me, steer clear of any apartments with their signs. In a city filled with lousy landlords, these guys are among the worst. Pros: Not a single pro Cons: poor management, lousy service more

Decent Property Managers 7/29/2009

I have rented from three sons for about 18 months now and I am satisfied. I have had plumbing issues, air conditioner issues, flooring issues, and a fire. All have been repaired, the floor issues took a while but I can't complain as I practically have a new kitchen floor now. I have recommended them to my brother. Tree sons property is the worst . If you need an apartment don't ever rent to them you will be better off in a Hotel or a shelter. the three ladies in the office are all related that's why they are so rude. they like to discriminate, they treat people really bad, they talk to you like your a piece of garbage. but little that they know that if it wasn't for all those people that rents from them, they would not have food on their table..... They like to over charge you, and you will never see the credit or they will never refund you. they charge for extra stuff that the owners of the properties don't even know. You mean slumlords right? 5/9/2008

Ok....I lived at 2613 Dakota st. for an entire year before 3 Sons took over, and in the time the last 5 months, they managed to completely ignore the lease that I had with the last owners of the property. This resulted in them charging me for gas when this was never part of the lease. Also, they ""lost"" my 30 day notice when my original lease was up and then charged for an extra month after I moved out on top of an abandonment notice. I also received charges for cleaning and maintenance fees for the damages done to the apartment. Even after the on-site manager did a walk thru of the apartment and said I'm entitled to my security deposit. So, do NOT rent from these slum lords. Albuquerque is full of them. I'm actually going tomorrow to fight all of these charges cleared from my credit report and get my security deposit, so if anyone's gone thru this with 3 Son's , then please wish me luck. Those are just the events that occurred when I tried to leave. I performed more repairs on the A.C./Heater, my front door locks and my bathtub and sinks then the repair men did. And I don't even want to get into a discussion involving the ""free wireless internet"" that was down most of the time. Stay away from this realty company like the plague. I went 12 months with a perfect payment history, just so they can turn around and place a judgement on me. The one nice thing about 2613 Dakota st. facility is its proximity to shopping malls and stores. The neighborhood is also rather quiet. Well, as quiet as you can get at Menaul and San Pedro. Pros: location Cons: everything else more
