I have served on the Board of a community who has been contracted with Prism for over 6 years. I came to the Board with an attitude as to why management was not performing certain duties with in the community. With Prism's insight into the mechanics of the Association I was educated to the proper procedures in the functioning of our association. Ultimately the Board of Directors takes an action and management advises on and implements the actions. Understanding who was responsible for what made a tremendous difference in how our association reached objectives. Though there are still difficult situations that occur within our community I appreciate the professionalism and objectivity that Prism has constantly exhibited with us. I generally agree with the other reviews. Prism does a poor job of enforcing CCRs and collecting deliquent assessment dues. However, the members of my community are just as much to blame. The meetings that I have made it to were constantly short of the number of members needed to vote on anything. The builder of my community also has a large stake in the blame as 15 houses in my community 3 on my block are foreclosed. That alone drives the property prices down add that to the poor enforcement of CCRs and I see my community as one in shambles and only getting worse. The community HAS to be envolved in order for the Management Agency to be effective. This company is terrible in my opinion. They were chosen by our builder to manage our community when they still had control of our Board Of Directors of our HOA. Prism was lax on collecting assessments, did very little to nothing to enforce out CCRs and as soon as our community took control of the HOA we voted them out. Now our community has inherited many of the problems that IMHO were created in part by this company. I would not recommend them to anyone. PRISM REAL ESTATE SERVICE is terrible at enforcing their own rules. we have neighbors with 5 families living in the smallest house in the community with 7 freakin' cars parked on the side walk. they don't have grass anymore, just mud. NOBODY from PRISM has attempted to tow the cars and they sent out a letter the beginning of the month stating they will do something about it. There's a house that looks different than any of the other houses in the area but have not made him change it to look like everyone elses. It doesn't really bother me, but if you have rules, stick by it or we don't need you. They barely put up the street lights after having my car stolen twice since I've moved in last year. Horrible property management. Pay monthly HOA dues and have previously gone 3-4 weeks without mowing (during peak summer growth). Have been promised reseeding would take place when ""new landscape company took over"" and had to go out and spend over $50 of my own money to seed my own lawn, while I am paying them to do so. I have a feeling that nobody is even monitoring my neighborhood! more
