victoria woods isnt any better (same owners)...the landlords there harrass people daily. They talk about other tenants buisness to other tenants. Did i mention the husband is in the military and walks up and down the one street we have in his fatigues? YEAH THAT BAD.....he LITERALLY chases people down and stares at them all the way to there home. At times he actually chases vehicles down the street. Ive seen him approach people at night without warning all of a sudden he is standing right behind you. I feel threatened at all times. When he approaches you he will have a huge metal flash light in is hand (like the ones cops use) not having it in his hand for light purposes either. He and his entire family including his daughter and son in law that lives across the street bully people and PROVOKE people. They need to really focus on their own family...and the violence that happens between them. (i wont go there) but its really bad. and they actually take it outside for everyone to WITNESS. As soon as u move in...they want you out. REMEMBER you have tenant rights and USE them. They will tell everyone you are getting evicted but we all know there needs to be valid reason behind it....HA HA these places are nothing but a JOKE... more

We have lived here for just over a year and I wouldn't recommend this place to anybody. We can't wait to move. Since we've moved in, we've gotten harassed about the addition on the back of the house, and that it needs to be stained, the addition was there before we moved in, it should have been done by the previous owners and we didn't build it on there. The porch has to be stained, the house has to power washed. You have to have everything approved by the park, which stain color you're using, your pools, your house color. You have to sign a form for your pools and you'll have to take it down. We get a letter on our door almost every day from that nasty manager, but the maintenance guy is the one who has to hand them out, and she's already run one maintenance guy out of here since we've lived here. I'm banned from the office because I told her the truth. She says this place is city water and they have it brought in every month but I never see a water truck in here, and the water stinks. You pay your water bill to her not the city. She will come by your house and measure your lawn with a tape measure. This place is crooked, I will never recommend to anybody. more

if i were looking for a mobile home park to move in to, this would be the last place i would ever think of to try! not because there are low income families...that is just stupid to think alll low income families are trouble...but because it sounds to me like this lady that is the manager is nothing but trouble. my goodness i've never seen so many people saying the same thing about one person like this before so i would have to take it on faith they are telling the truth. who needs that in their lives? you should be able to live your life without all that harassment. good luck selling trailers with these reviews. management should keep that in mind more

This park has many many vacancies, you can only harrass good paying tentants about so long before the word gets out that management enforces rules capriciously, playing favorites with enforcing rules. I have personally caught the manager LYING three times that I can prove. Most anyone Ive talked to says the same thing. I believe that the overpositive posts here, are her posts, or shills for her. If youre on Els poo list, she will harrass you with regularity. She even picks on her best tenants sometimes, apparently to keep everyone terrorized. This management has so little class, hopefully she will retire sometime soon, lets hope the owner sees the error of his ways when she does. more

Unlike some of the others that have written reviews here, I think it's a nice place to live. I've lived here for at least 10 years. With any Mobile Home Community you get those that are low income or on assistance, but generally most residents are friendly people. I have never experienced any problems in payment of water bills, or rent, as I ensure that I don't use Cash for payment. It's best to protect yourself no matter where you live by using checks or money orders. Paper Documentation people! It protects yourself, and of human error!\r \r All communities and neighborhoods have rules! As does this community. It's how communities stay nice and keeps out the riff-raff. If you don't like the rules, then you should consider moving out or not moving here. Most people generally try to keep their lots cleaned up, and take pride in their homes. Not everyone in the community has a problem here, it's the select few who do not abide by the rules that were previously signed prior to moving in, that run into problems. \r \r As an over all review.... I would ask the people you are planning on moving in next door to, before moving in to see how they like it. I would also take into account that all Communities/Neighborhoods have rules, and I would read up on them before signing them. Understanding your community first, makes you a better tenant! Generally I think this is one of the better Mobile Home Communities in the area, and would recommend good people to check it out. \r \r On a side note: Mentioning the manager by name is unprofessional. She is merely a manager and not the owner, she can only enforce rules in which you have previously already agreed to. The manager is only enforcing the rules you signed prior to you moving in. more

The GM here harrasses young people who stay in this park. If she thinks she can control you she will try. If you do stay here or ever get a place here dont pay your water bill in cash, just trust me. If you stay here and you get late fees for your water every month and you know you have paid it in full e-mail me at racannon20@aol your not the only one. If you feel you are being harrassed by Ellen e-mail me also because your not the only one either. Im in the process of forming a suit against her. The more people that stand up to her the better our odds. Pros: Nice people Living in park. Cons: The GM Ellen is very unproffesional. more

I have lived in Oakside park for three years and find it to be a very comfortable living environment. It is not gross or disgusting! The park management doesn't allow for lots to be messy or unappealing to the eye. They are on top of landscaping and are actively involved in encouraging tenants to do the same. I live in the back of the park and I have wonderful neighboors who are quiet and respectful of each other.\r Yes, management may be picky at times in reguards to keeping yards mowed and lots looking nice, but it is for the well being of the entire community. I feel safe walking in the evening in this neighboorhood and feel that Oakside is a good place to live. more

Oakside MHP is a nasty park with many vacant lots and most of the tenants living on state assistance. Cars are broken into frequently, dont leave anything out or it will be stolen, and worst of all is the manager. Ellen is a liar that will go out of her way to create problems. Infrequent enforcement of ""her"" rules, and the basic disposition that she simple does not like anyone. A very unhappy woman the creates a very unhappy environment. Cons: the manager is a liar more
