Worst

In this day and age of dwindling HOA fee's received because of the Foreclosure Home Market, you would think that your HOA would be more accommodating of its PAYING members.

Good for nothing scammers!!! They have done absolutely nothing for my neighborhood and charge residents for the stupidest reasons! They're response to complaints is atrocious and I believe they don't even care. All the want is the money and more money. I don't know what those bots recommending them are saying but from an actual home owner of 6+ years that has to put up with them, I won't recommend!!! more

Beware of this company. The only goal R. Mark Rounsaville(owner) has is srealing your money. When you have a complaint he sends you trite messages.When you conmtinue to ask for services he chooses to hide and ignore problems that his company has created. more

If you want a company to rip you off this is it. Not only do they generate and approve their own work orders they send it to a company called ABS improvement & repair that is also owned by Kachina's owner Mark Rounsville. I suggest that any community immediately preform an independent audit and you will find thousands of dollars in phony invoices billed to your community for repairs that were never done. By the way A.B.S. is run by Mark's brother and is in the same suite of offices as Kachina. They leave that off of the invoices to mislead you. Worst company ever! Very disappointed in the manor of which our situation was handled. Mark was very unprofessional and very rude. I had called about a block party two months prior and left 3 messages and no one returned my calls. We were going to go ahead with the block party and they found out 3 days before and then decided to call and unfortunately we had to cancel the party. My advice about Home Owners Associations is this: If you don't like what the Management Company is doing, chamge your bylaws and change the form letters they mail out. I was tired of getting the abrasive weeds in yard and trash can left out letters. I joined the board with a few of my neighbors and we changed the things we didn't like. The MC gave the residents a little more time or changed the letters to be a little more friendly. That worked well for us. They only do what you tell them to do. Pros: They address issues in a timely manner and offer advice. Cons: Office staff is a little slow in responses. more

Kachina Management is the managment company for our community which I am a member on the Board. I first would like to address the author ""Tiredofthis"" who makes a statement that ""employees respond with positive reviews"" I can assure you that I am NOT an employee and I am making a positive review because I feel as though our management company has gone above and beyond on managing our community. We are a new Board and really did not understand the procedures, not only did they set up a meeting to explain all to us, they worked completely around our schedule (since we all work and volunteer for this) AND provided food and drinks at their expense! Being on the Board now I can see that most the frustration comes from owners that do not understand the rules that are provided to them when purchasing their home and/or do not attend any meetings. Pros: Great Timely Communication Cons: Can't see one yet more

We did research before hiring our new mgmt firm. We like that Kachina sends it's staff to become certified Property Managers thru AACM. They do a good job and are prepared when attending our meetings. more

I recently got on the Board of my HOA. It has been really informative to work with our community manager. It is amazing how much a homeowner can learn by just participating and being involved in their own community. Does the last guy realize it is the Board that sets the assessment rate??? or that the money he thinks the management company is scamming from him thru fines really goest to the HOA and not them??? So his excuse is his wife had a baby so he can't keep up his lawn?? give me a break that may be the wifes excuse but certainly not his.....it takes months before you get to a fine process. Personally I think they are a great company and good for them for inforcing community rules. more

HOA firm of SCAMMERS!! 2/11/2009

This company excells at stealing your money and fining you for what ever it wants to. My wife and I had a baby last fall and were fined 3 times in 3 weeks for a total of $180. I called and talked with the ""new"" property manager who informed me that it wasn't their intention to take my money to add to their bottomline. I explained to him what was happening he said that he would bring this up to the ""board members"" and see if the fines could be reversed. Pros: They know how to take your money! Cons: They make the rules and take your money! more

. Not sure what ""nativezonie"" was looking at, they obviously can't read. Google the Better Business Burea website it has them listed with an A+ rating. We've been with them since June of 08 and are happy with the service and our property manager. more

This company has 10 disputes against it in the Better Business Burea. and for good reason. I live in an HOA they ""manage"" and basically every month they will send you some type of notice for something you aren't doing in the hopes that you dont respond and they can fine you. Looking for a professional management firm look no further.... 11/5/2008

I had problems with our last management company resolving a dispute. I must say the new company Kachina Management definitely is much more professional (not rude like the last one) and was able to assist me with resolving my dispute on my fines assessed against my home. They helped me with preparing for apearing before the Board at the meeting and told me what I needed to bring to show the Board members to get a resolution. Thanks Dawn you are the best !!! more

Looking for longevity with a experienced hoa firm? 10/8/2008

My condominium association has been with Kachina Management for 15 years. We have had nothing but great service in all this time. The housing market is tough place right now with people litterally walking awat from their homes, not sure I believe the post from Miller as it is tough to get a dead beat to pay. She sounds uneducated in the hoa industry. Our community has had some trying times with making very expensive repairs to replace our roofs. Through the help of the management company we have been able to replenish our reserves in the last three years after a large expense to repair our roofs. more

Best HOA Management 9/21/2008

Kachina is the best management company our HOA has ever had. We are extrememly pleased with our new property manager. They have been very helpful in directing our hoa to collect from homeowners who do not pay their dues in a very difficult market time. They are on site on a regular basis and are helping us control those homeowners who don't make an effort to maintain their front yards. As for the guy who wrote complaining about getting a fine ... well lets face it if you really were mowing your lawn once a week then your grass would never be tall enough to get a letter. Not believing his story at all. It takes three letters to even get a fine. Pros: Very Competetive more

Absolute worst Management Company 9/19/2008

Absolutly no customer service skills. I am the President of my HOA and basically I was doing the work for Kachina. Property managers coming and going, poor leadership by the owner Mark Rounsaville, they basically collect their fee's an do as little work as possible. When I terminated them after 8 years the owner got very Belligerent with us. All I can say is good ridance to bad management companies. If you are looking into a management company that is good at collecting arrears don't use Kachina I left them 9/08 my complex has $20,000 in Delinquencies. more

This has got to be the worst HOA ever. They do not respond to any issues and they let my neighborhood got down the drain (ie. Dead plants, broken gate, let people do whatever they want). I do not know how they stay in business. If you are a home builder considering usig this company, I would not recommend them at all. Pros: Nothing Cons: Everything more

100% shady 7/9/2008

The absolute worst, shadiest, criminal and dirty property management company I have ever dealt with. They try to run every scam possible to make a buck. They also do the absolute worst job at providing basic services like landscape maintenance, housekeeping and maintaining buildings, paint, etc... For example--they send out 2 guys every time a light bulb needs to be changed. And they use handymen. Just to change light bulbs! One to change it and the other to watch. Again, this is serious. Prepare to get ripped off if you use them. more
