I would recommend to anyone looking to go elsewhere. I have complained about repairs needing to be done at my place for over 9 months. I have recently been contacted by the owner and he was never made aware that the property needed any repairs. The whole time I was told it was up to the owner to fix issues if they wanted to. How can they fix anything if they are never contacted? more

I would not recommend anyone rent from these people they are a rip off. I have lost thousands of dollars with these people. They took over management of the property I was staying in last August and my rent has shot up into the 1500.00s a month with excessive late fees evictions fees that they themselves apply and never turn it but you have to pay for them because thats just how they do business. I have given these people so much money till I am done. They will not get another cent out of me. I have no lease agreement with them. Mines is with another company and I am only suppost to pay 950.00 total 1037.00 if I am late cool. These people here tripple double that till the point you can't afford it. They come out and fix nothing like the previous landlord did. They just sit back and try to squeeze money from you. No where else but this property management group here is such scam artist. I don't know what lies they be telling these people when they get them to go into a management agreement but you really need to look past all those henderson property websites they purposely put up so you can't really see how bad they really are.\r \r more

I have only been at one of their properties for about 8 months. In that time I have had a few problems that needed attention. The first was a leaky roof. It was dripping from the roof into my master bedroom. The ceiling was saturated and I had to get up every hour to empty the 5 gallon bucket I had underneath it. I called first thing in the morning. No one answered their phones. It took me 5 more phone calls and to literally have to go down to the office and chastise the person in charge. It took them over a week to get out to take a look and when they did show up they didn't tell the contractor there was three floors to this townhouse and his ladder was too short. Too look at the leak they had to get into the attic. I had to remove a three peice wall unit with over 100 items on it. It took me three hours to put it back. The next time someone came out he had to get up there again Again the same hassel but this time he didn't have the special rings needed to fix the leak. Third guy comes out it's ten days later and it has rained two more times. I have water in the ceiling. I have water damage to the floor in my bedroom. I have been inconvenienced three times and missed work for 4 days in just under two weeks. There incompetence knows no boundaries. This is only one of three problems. They have cost me over a thousand dollars in damages and not only did they not apologize but they treated me as if I was the problem. Not enough room to go on and on. So please for your peace of mind, your spouses peice of mind and your children do not live where these people manage. I'm am not an aberration. There are at least 4 others I have talked to in this community that have had issues like mine or worse!! more

I did everything on the move out check list including thoroughly cleaning, steam cleaning carpet, mowing the lawn and even patched the nail holes from hanging pictures. Henderson Properties kept $593 of my deposit and will not even return my phone calls to explain why. What they did is a criminal offense and should not be able to get away with it!!! more

I couldn't agree more with the post below! I have lived in a community managed by Henderson Properties for 6 years and they are one of the reasons that I am looking to move in the near future. They are rude and unprofessional over the phone when calling with questions regarding my account and untimely and SLOPPY with maintenance calls and requests ( that is if they even come out to do them). When I do end up moving, I will make SURE that if I have to have a property management company handling my HOA that it will NOT be Henderson Properties!!! I don't even know how this company is still in business. Cons: Too many to list in this space more

Don't be fooled by the ""great"" and ""5 star"" reviews written below..... they are probably written by ""someone"" working in their office. ""Someone"" probably noticed all the unpleasant reviews that could be found online and needed to up the average rating...... avoid this company! I rented from these people for 2 years- and they constantly screwed me over. Our ceiling leaked water for 3 days before they had anyone come out and look at it. And when I ended my lease they sent me an eviction notice and court summons. After that was straightend out they mailed my deposit to the wrong address. Also whenever you call their office no one will answer the phone and you'll be forced to leave countless voicemails that will go unanswered. THEY ARE TERRIBLE!!!!!!!!!! more
