Not sure what all the bad reviews are about. The Grymes Hill Apartments are a great place to live. Quiet neighborhood. Dog friendly. Management and maintenance are attentive and easy to get in contact with. Any problems are quickly addressed. Rent is very affordable compared to any other area/borough. more

Good: Nothing. Bad: Flea infestation, termite infestation, garbage all over. Maintenance does nothing to help tenants. must call HPD then something will get done. Improvements: waste of time. Other: dont rent. more

The worst apartment rentals ever. Eric Rampulla does not care about Tenants, even had his relative live there with BED BUGS and she refused rent, they evicted her. Property is highly infested, HPD, Health Department have been called to investigate by ME, they have been fined many times over for the same issues. Please do not rent, its a nightmare, horrible living conditions very deplorable. Flea, bed bugs, filth. Grymes Hill does not care at all. AND for the amount of RENT, never again..... time to move out. No heat, very drafty windows. Floors creek all the time from damage of termite infestation. Banging of Pipes from below that you can not sleep. Oh and the bed bugs, that they will NOT tell anyone that your neighbor has bed bugs....so if your neighbor has them, you are sure to get them... more

I have been living here for 3 years, 1 ½ year in a studio since 2008 where mold started growing all around the arch of the foyer entrance, After constant complaints about it the site manager Phil came and painted the area instead of replacing the entire piece...guess what? It came back after a week of painted and not only mold was growing more than ever but started to fall in pieces the entire painting. Then I decided to move to a 1 bed apt where I’m leaving now, and there have been 2 winters living like if living in North Pole due to the lack of heat. I complaint many times to the site manager Phil about the drafty windows, that didn’t do anything since as per the property Manager Eric Rampulla said that the windows are what they are so I ate last winter like that plain and w/o sugar. Then I emailed to the property manager Eric Rampulla to see how to resolve the problem, and he never respond to my emails to the point that he started blocking my emails. I decided to start paying my rent whenever I felt like since they did not want deal with my problems why should I comply with my part of the lease. Aside from my rent but in order to pass this winter some what warm, I had to buy portable electric heaters, buy rugs to cover the entire floor around the apartment to prevent from feeling like I’m leaving in an ice box. Problems with the property aside from the lack of heat: DRAFTY WINDWOS ALL OVER THE APARTMENT, managers only offer to wrap your windows in plastic, really!!! For the amount of rent they charged!, bathtub and kitchen sink drain cloaks every 1 to 1 ½ months..so you have to keep making appointments for maintenance to uncloak the drains. Property is nice and quiet but BOTH MANAGERS DO NOT CARE ABOUT THE TENANTS. One of my friends had bed bugs in her apartment, and the property manager ERIC RAMPULLA kept her waiting for an entire month with bed bugs because she paid her rent late twice..so he felt it was correct to keep her with the bed bugs for a month. more

I have been in these apartments for 2 years & all I've had is problems: cockroaches, ants, spiders, the heat went out several times over the winter, the plumbing is awful (the water regularly comes out brown), the hot water has gone out countless times, & there is NO PARKING! If you get home after 8pm, you can forget about parking anywhere close to your apartment. So did I get a discount after all the problems I've had (including a promised discount when the heat went out that never came)' No, in fact my rent was raised! Some areas are quiet, but it depends on who your neighbors are. It is mostly students, so don't be surprised to hear parties going on. Everything in these apartments is old & breaking apart. I've had one maintenance issue for over a year(!) that's yet to be resolved. I've had to have some things repaired several times & they just cover up the problems with paint so a few months later they need to be repaired again. Everything looks like it's been painted the same blah white about 30 times. Oh yeah, the walls are incredibly thin, which means I get to hear my downstairs neighbors having sex all the time. more

The Grymes Hill area is beautiful. It reaches high above the SI Expressway and Victory Blvd. There are beautiful homes and they are obviously of the wealthy. However, the tenants at Grymes Hill Apartments seem to be either college kids or the elderly. The older people seemed to have lived there forever. The college kids have no respect for anyone. They throw their keg parties on a regular basis, and not just on the weekends. I don't know how the older residents put up with them. Maintenance is decent but they won't fix something if you don't keep on top of them. They are slow to return a call. The heat isn't always there when you need it. The good things are that it is very affordable to live there, it is very convenient to the highway, mass transit and the newly rebuilding St. George area. It's also convenient to the 2 colleges in the area- St. John's and Wagner. If you're a young couple or a couple with kids, you will find a few tenants like you. But watch your kids. People drive like lunatics. more
